  • Family-friendly Suffolk holiday park on the edge of Kessingland
  • Africa Alive five minutes’ drive; Great Yarmouth half an hour
  • Three swimming pools, fishing lake, tennis court, playground and bar
Do you like to be beside the seaside? Heathland Beach Holiday Park might have just made it to the top of your wish list, then. This holiday park is on the outskirts of Kessingland (five minutes’ drive or a 25-minute walk), a coastal village with a sand and shingle expanse dotted with marram grass tufts. Unleash the kids on this Suffolk beach, and who knows – they might come back to you bearing gifts of a fossil nature. But before you head out for a day on the sand, check out the facilities at this tree-shaded site, starting with not one, not two, but three outdoor swimming pools, including one with a twisty waterslide that ought to keep the kids busy while you relax on a poolside sun lounger, sipping a cold brew from the bar. Children can also make new friends in the enclosed adventure playground, a huge sandpit with wooden structures for climbing and balancing. There’s also an all-weather tennis court (you can hire the necessary equipment on site) and, for a more meditative experience, a well-stocked fishing lake (please note you’ll need a licence). Spacious pitches all come with electric and water hook-up. In addition to a well-maintained toilet and shower block, there’s a communal barbecue area; you can source food supplies in Kessingland, which also has a handful of fish and chip shops and takeaway restaurants (and a skate park for the kids).

Electric grass touring pitch

Liked All the staff, really helpful and polite. The clubhouse owners very welcoming and very helpful. Site very well maintained.

Disliked The pool water very cold, when it’s offered heated pool and I think a site of that side needs a shop on-site. And very expensive wi-fi for very poor service.

Electric grass touring pitch

Liked The pitches were big and lovely surroundings.

The play parks were clean tidy and well kept.

The park was clean and spotless. As well at the washing up area, showers and toilets.

Friendly staff

Disliked The swimming pool we were not made aware of but the heating had broken couple of days before and takes a week to heat back up. We had picked this camp site for the heated pools for our little girl.

We had a notice in the welcome pack about noise only between the hours of 8am and half 10pm. Fine by us reasonable ask however at 8 o clock on the dot every morning appart from Sunday a digger started up and doing work on the park.
I do understand work needs to be done but surely not on the dot at 8am and also a warning would of been helpful.

Electric grass touring pitch

Liked clean facilities, close to a beach and fishing lake was good for little ones to learn. Good size pitches as well

Disliked Management don't care about customers. - They're doing a good job getting the site sorted after taking over, but it means we had groundworks going on literally outside our trailer tent from 08:00 each day we were there. There is no drainage around the site so we were flooded on the first night from a thunder storm. Each day we felt like we were forced to get away from our pitch due to conditions and the works going on. - All these works should be done in closed season.

Electric grass touring pitch

Liked None

Disliked Booked a pitch back in January, we ask to be in a particular place - They agreed and said “yes all yours”. We arrive just after 1pm to be told no your not on the original one we ask for and put us somewhere else, wasn’t given a choice, so off we go to find the pitch which was dead opposite the kids sand park and people were still on that pitch. Found the manager who was flapping round not knowing where to turn next who told us to go wait round the other side (the side we ask to be that funnily enough was all empty)
30 mins later we get onto the pitch.
The pool is hourly slots that have to be booked (even though there was only a couple of people using it at a time) out of the hour slot you get, the slide gets turned off for 30 mins of that.
Most days there is a car parked right outside the ladies toilets and there is lady sitting outside on one of the chairs from one of the shower cubicles.
We went to reception to query why the lady was outside the toilets as she kept in/out of the loo’s every 2 mins and was very unstable on her feet to be told that it was her grounds man wife and is very poorly and puts her there to get her out of the house. (Very sad to learn the lady is very unwell BUT had we of not queried her being there, it just looks like a drunk person wobbling around) which some children using the showers/toilet might find uneasy.
There is works going on at the back of the pitches which is very noisy every day and there is telehandlers driving through the site fully loaded.
This was our 3rd time staying there, it will be the last, it’s nothing like it use to be.

Electric grass touring pitch

Liked There was actually nothing to like apart from close access to the pebble beach.

Disliked From the off the lady in reception was not the happiest of people and seamed to have an attitude (fantastic start) smile and be more polite would have been a nicer welcome considering we are paying customers. Pitch was very rutted and large holes so not ideal. Shower block nearest the reception not tidy and mold in the shower curtains. Says it’s a 5 star camp. I’d give it a 3 at best. Permanent campers kept us up till 4am with loud music 2 nights in a row. no respect for others on the pitches. Been here before and since the site has been taken over it’s changed for the worst unfortunately.

Electric grass touring pitch

Liked The pool. The price of a pint. The walks.

Disliked A fight in the bar. A groundsman putting trees and pallets through a loud woodcutter during the day, for days. Not relaxing because of this. Especially when the cost was over average.

Local attractions

Cheetahs, giraffes, rhinos and flamingos are among the residents at Africa Alive (five minutes’ drive). Experiences at this conservation zoo range from ‘keeper for the day’-type affairs (where kids help to feed and clean the animals) to close encounters with lemurs and meerkats, and feeding sessions with the giraffes. Birdwatchers make a beeline for Benacre National Nature Reserve (10 minutes), a breeding site for dozens of bird species, including marsh harriers, woodlarks and ducks. Carlton & Oulton Marshes (15 minutes) is another top nesting site, home to several types of warblers, plus lots of dragonflies. Known for its wide sandy beach, Great Yarmouth (half an hour) also has the historic Britannia Pier, with old-fashioned rides (think dodgems and carousels) and more modern ones, like bungee trampolines. Check out the maritime collections at the Time and Tide Museum of Great Yarmouth Life or the penguin enclosure at Sea Life Great Yarmouth aquarium.
