Dreaming of rolling hills and golden beaches, with the fringe benefits of close proximity to Edinburgh? Then feast your eyes on award-winning Thurston Manor, a former country estate near Dunbar in East Lothian.

You'll find Thurston Manor at the foot of the Lammermuir Hills and near the famous East Lothian coastline. However, the temptations are not just limited to the dramatic backdrop of the Lammermuir Hills. There’s the lure of fly fishing on the site’s beautiful freshwater lake, or of relaxing in the heated pool, sauna and steam room, plus a well-equipped fitness centre and wonderful wildlife and walks in the surrounding woods.

Thurston Manor has a shop, lounge bar and restaurant with free wi-fi and Sky and BT Sports and there is a great outdoor children’s play area. There is also entertainment during peak season.

Terms and conditions

Admission is only permitted after registering at reception.

Under 18s must be accompanied by their parents or legal guardians.

Arrivals and departures

No refunds for inclement weather, late arrivals or early departures.

Reception is unmanned after 5pm. Please call the site/park using the contact details provided in the booking confirmation email if you are arriving after this time. The team will then provide you with the relevant information about your unit/pitch.

Units will be allocated on arrival.


Dogs must be kept on leads and supervised at all times.

Fouling must be cleaned up immediately.

Guide dogs are allowed on site free of charge.

We do not accept breeds/crossbreeds listed in the Dangerous Dogs Act.


Facilities including access to the swimming pool, spa, sauna and entertainment are subject to extra charges payable on arrival.


All damages must be paid for.

Guests are asked to avoid any noise or nuisance that may disturb other clients.

Radio, music and TV players must be kept at a low volume. Car doors and boots must be closed quietly.

The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.


Occupancy cannot exceed the number stated on the booking form.


Dirty water, rubbish and any waste must be disposed of in the indicated areas.

The establishment is not liable for any damages to guests’ equipment.

Washing must be done in the allocated area provided (cars included).


Barbecues are permitted but must be raised off the ground and attended by an adult at all times.

Children must be supervised by their parents at all times.

No rough or disturbing games are allowed at the campsite.

Open fires are prohibited and any electric appliances used on site must not be faulty.


All cars must be parked in the designated area.

Only one car is to be parked by the pitch. Extra cars must be parked in the designated area.

The speed limit is 10mph.

Additional terms

For non-arrivals, unless the park is previously notified, accommodation unclaimed by 8am on the day following your holiday start date will be treated as a cancelled booking and the accommodation may be relet.

If any information appearing on any document appears to be inaccurate in any way you must let us know immediately. We regret that we cannot accept any liability to make changes if we are not notified within 10 days of sending it out.

We reserve the right to alter or withdraw amenities or facilities or any activities without prior notice where reasonably necessary due to repairs, maintenance, weather conditions and circumstances beyond our control. Opening times may be limited outside the main holiday season.

Swim and a spa for an adult is £2.60 per visit. Child swim is £1.50 per visit. Swim, spa, steam and sauna for an adult is £4 per visit.

Entertainment for a ticket to the Saturday evening show (available for guests aged 14+ only) costs between £3 and £5 per person.

Activities are available on Friday, Saturday and Sunday and throughout the summer holidays. The kids' club in the family room costs £1 per child and is free for adults.

The lakes at Thurston Manor and Riverside are stocked with rainbow trout 10” and upwards. Fishing permits are available from reception at a cost of £14.00 per session. Fly fishing only is permitted. A maximum of three fish may be taken per session.

Some venues have age restrictions covering certain times.

We aim to make our holidays and facilities available and accessible for all although many park locations and much of our accommodation is unsuitable for visitors with mobility issues.

We will do everything possible to provide you with an acceptable standard of accommodation. However, if there is a problem please report it immediately to Reception when remedial action, as appropriate, will be taken. We will do our best to resolve the problem as quickly as possible. If we are unable to resolve the problem we will move you to an alternative unit. If, at the end of your holiday, you feel that we have not dealt with your complaint satisfactorily, please write to the Park Manager within 28 days of your return. You will then receive acknowledgement allowing us 14 days to investigate. The Company cannot accept any liability in relation to any shortcomings or claim of whatever nature if you fail to notify us of any complaint during your holiday allowing us the opportunity to resolve any issues to your satisfaction whilst you are with us.
