Kings Oak Farm: Views from the pitches

General

  • Adults-only caravan pitches on an 80-acre Kent working farm
  • A 10-minute drive from Leeds Castle; vineyard 15 minutes away
  • Off-grid site with beef, lamb, pork and eggs all for sale

Off-grid, surrounded by gorgeously green views over Kent countryside and in a quiet adults-only setting… folk seeking a properly restful rural time have hit on a royally fine spot at adults-only Kings Oak Farm.

This is a splendidly spacious site, part of a working farm that extends out over 80 acres with huge flat grass caravan pitches accessed via coded gates and surrounded by yet more farmland. Folk travelling here have access to facilities including a toilet and shower block (with separate loos and showers elsewhere), fresh water points and a chemical waste disposal point (for cassettes only – not suitable as a motorhome drop point). Friendly, well-behaved dogs are welcome but they'll need to be kept on a lead at all times; there’s also the chance to book a farm tour and get to know some of the resident animals while you’re on site.

The creatures in question are the rare-breed cattle and sheep that graze in the surrounding fields; home-reared beef and lamb, plus local pork sausages, bacon and eggs can all be bought on site. Sound like just the thing for a barbecue? Fine plan – gas-powered grills are permitted as long as they’re kept off ground (subject to weather conditions). Any other bits you need to finish your meal can be picked up at shops in Sutton Valence or Headcorn, both within a 10-minute drive (you might also like to consider sticking around for pub dinners or a cuppa in the cafés of either village too).

Please note that the use of drones is not permitted at this site.

Please note

Fires, barbecues and/or firepits will not be permitted in dry, windy and/or hot weather conditions.

This is a quiet site: no music is allowed.

Guests under the age of 18 are not allowed on site.

No hen/stag parties permitted via Pitchup.com.

The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).

Lovely peaceful site with spacious pitches, we visited the queen's head as recommend and had a lovely Sunday roast. We did however find a closer pub the Harrow Inn not on the recommended list, the food was divine and fantastic friendly staff, definitely worth a visit.

    Disliked:

Only 1 shower and 1 toilet in the "shower block" the rest are portable toilets which cannot be used at night as no light. The block was very clean but the porta loos not so clean.
As a regular camper I feel it's a tad over priced for facilities.

From the manager...

Thanks for your review,
only can recommend pubs we know,
The Harrow has had over the years a chequered history, it was closed for a number of years and is owned by several local people who thought they would get change of use to a residential dwelling.
It only re opened when they could not get the planning.
In fairness to the new tenants we ought to give it a try based on your comments.

With regard to the facilities,
We are firstly a farm, that invites guests to stay and enjoy what we have created with our Rare Breeds. It is our first full season this year. It is a CL ( certified Location ). It is ever developing and on the agenda is a WC block.
Perhaps when searching sites you should choose sites that are more main stream with commercial facilities.
Kings oak is what it is and despite the limited facilities our reviews support what we are offering as successful and popular.

Lastly with regard pricing, it is likely we will be putting our prices up or at least metering electricity.

Kings Oak is a peaceful oasis in what is a busy part of the world.

We had an absolutely brilliant stay! Was lovely and quiet and had brilliant facilities. The tent pitch size was absolutely huge and it wasn’t an overcrowded site. We both loved the on-site bar of an evening. Most of all Guy who runs the campsite who is a fantastic host and went above and beyond to make our stay so lovely. He’s such a joyful person to be around and really makes the campsite more than just a place to sleep. We didn’t want to leave !
We couldn’t recommend a better place or a better host to stay with!

Everything about the site was excellent it is one of the best we have been on. The site is off a narrow lane but access was easy as the entrance gateway is very wide. It is closed off by an electric gate for which we were given the number to on arrival.

Guy the site manager made us feel very welcome from the start, nothing was too much trouble for him he even helped my hubby get the caravan set up.

The information given on arrival was very helpful and contained the names & locations of a few pubs in the area that did food. The pitches are level & the grass kept nice & low & also kept very clean. The facilities were kept lovely & clean. All this is done by Guy and does it all with a smile and cheery disposition. He also came on to the field where we all were every day to check all was ok with everyone he always had time for a quick chat too with people. There is a small bar onsite as well which Guy runs of an evening.

What we really liked & enjoyed was the peace & quiet, even though it was a busy weekend and the site was full it was still lovely & quiet due to the fact there were no children on the site. We will definitely be visiting again & will recommend to friends & family.

Hopefully you manage to get Pitch Up's directions sorted out as they are not the best directions and Guy was not amused when I showed him them as he had told us to follow them thinking they sent us via the A229, but they don't they send you via Ulcombe & we ended up going down some very narrow lanes to get to the site having to use our sat nav due to Ulcombe being closed off.

Local attractions

Castles and gardens first, as Kent is of course famed throughout the land for both: spectacular Leeds Castle is three miles from the farm; Sissinghurst Castle Garden (one of the best known in England) 11 miles away, and 14th-century Penshurst Place is within 25 miles near Tonbridge. Bedgebury National Pinetum is about 35 minutes' drive away.

Vineyards? Find English wine six miles away at Staplehurst, and slightly further afield at Biddenden (eight miles) and Tenterden (13 miles miles). Kent has over 50 vineyards and a similar soil to the Champagne region of France, so whatever flavour of vino you favour, you'll likely find a bottle to uncork around here.

Options within a 45-minute drive include the maritime museum of Chatham Historic Dockyard, the cathedral city of Canterbury, and the Kent & East Sussex Railway, from Tenterden to Bodiam Castle 10 and a half miles away. Prefer to stick closer to him? Perhaps play a round at the golf course next door to the farm.

If you do like to be beside the seaside, sands and waters are at Swale, Sheerness, Dymchurch and Whitstable, all around 30-40 minutes' drive away; do stop off at the last to sample some famed Whitstable oysters (if you're around in summer, the Whitstable Oyster Festival is held over a weekend every July).
