What a beaut – and what a fably handy location. Have yourself a holiday at Horam Manor Touring Park in East Sussex for a peaceful and roomy setting as well as proximity to walking and biking paths, fishing, horse riding, tennis and golf – and quite a bit more on and off site.

A family-run and friendly park on a manor estate, Horam Manor is only a couple of minutes from the Cuckoo Trail, the scenic 14-mile path trail along the old Cuckoo Line railway track from Heathfield to Eastbourne Park. Beaches at Eastbourne and Lewes are within half an hour; Brighton is within 45 minutes and famed seaside towns such as Rye and Hastings are 30 to 45 minutes from the site. Local buses serve all major towns in the area.

Previous guests have esteemed this site most highly for the friendly and helpful approach of its family team, its modern and immaculately-kept amenities, and its range of activities and leisure facilities for guests young and old. Activities are organised throughout the season; fishing, woodland walks, nature trails and horse riding are available around the estate, and play areas are on site and in the adjacent village. The friendly welcome extends to family friends too, with a dog walking area close by and a dog shower and dog water bowls thoughtfully added around the grounds.

As you might expect, the amenities are also excellently thought out: there are two toilet blocks, one newly added with underfloor heating, spacious showers, private wash cubicles and a fully-equipped disabled room. A laundry room with a washing machine and a tumble dryer, both coin-operated, are also available to guests.

The park has a small grocery shop selling basics such as milk, rolls and eggs. More shops and a pub are in Horam, a few minutes' stroll away.

    Water pressure is a little low, but the showers are lovely and warm, so not really an issue!

    showers had very low pressure but they were warm so it wasn't a huge issue!

    The size of the pitches were very big, plenty of room for twin axle caravan, full size awning and car with space to sit outside.
    Friendly and helpful staff on site.
    There's a great pub called "The Gun" less than 5 mins drive away which is dog friendly and does excellent food also the chippy in the village is good.
    I enjoyed the nature walks with my dog, there is also a field next to the site where dogs can be let off the lead for a good run

    Disliked: 

    The wi-fi was very hit and miss, we are not usually interested in wi-fi but on this occasion my husband had an issue with work that had to be dealt with and the wi-fi was constantly dropping out which was a bit of a pain

Basic site in need of updating. Overpriced. Disappointed. 15/08/2018

    Fishing on site, with a nice cafe next to it and horse riding stables. Walks through the park onto Cuckoo Trail.
    Shops and large playground short walk away. Small shop on-site.
    Washing up facilities indoors and hot water.

    Disliked: 

    Too crowded. The tents were far to close together and nowhere to play outside.
    When we drove around it, it looked like a car park! We were on field 2, but field 1 (mostly caravans) looked more spacious and generally nicer. The size of the pitch was too small to fit a car, large tent and gazebo (which is what we paid for) and then leave a 1.5m gap between the edge of the pitch and tents for fire regulations - impossible!
    The toilet blocks on our field (2) were in much need of updating. There were people cleaning them but at times they got grubby and ran out of soap. Showers and water always hot (apart from when we used the family room once and had to shower in cold water).
    There's supposed to be quiet time between 10-7. It's was usually quiet at night but a couple of times we were woken about 5am by what sounded like dustbins being moved or some equipment being used.
    The village of Horan wasn't the idyllic village we had imagined from the description. It was a busy main road with a few shops, many that were closed down. The fish and chip shop was good though and Co-op handy.
    There were many large families with lots of children running riot. Unfortunately we were right next to the small play park and toilets so a noisy area to be. We did wonder whether our experience would've been better with a different pitch.

Thankyou for your review. We admit the park was busy at the time of your visit. We are very popular during the summer holidays. Apart from small grassed areas & a small playpark onsite there is also a recreation field (behind the hedge where you were pitched)& a larger playground. Most of our reviews comment on how large & spacious our pitches are,so I checked which pitch you were allocated. This was a large pitch. If however, there were any queries or problems during your stay a quick word to a staff member & we could have tried to help. With regards to tents being too close to each other..staff patrol the park all day to ensure correct spacing etc. Our toilet blocks are cleaned daily and checked every hour by staff. Admittedly with a full park in between these times something may be amiss but again a quick word to staff and this is remedied immediately. I note that you had children on your booking. This would be why you were allocated a pitch near the playpark & the toilets for ease for you. However,quiet areas etc can be requested and most of the time we can honour requests. Lastly, our bin collections can be early but this is out of our hands. They do however,clear the bins as quickly as they can if they arrive early.

Directions


The site is on the A267, on the south side of Horam village, 3 miles south of Heathfield. If heading south out of the village we are on the right, or on the left if heading north just before entering the village. Turn into the drive from the main A267, past the village hall and Scout hut on your left.

Stagecoach operates bus services 51 and 52 through Horam between Heathfield, Hailsham, Polegate and Eastbourne.

Trains run to Polegate, Eastbourne, or Stonegate near Burwash.

Local attractions

Access the Cuckoo Trail a couple of minutes away to get to Heathfield three miles north or to Eastbourne 11 miles south, via Horam. A nine-hole golf course and driving range is nearby too.

Weeks' worth of recommended days out are within a short drive, such as Arlington Speedway (10 minutes), Drusillas Park (15 minutes), the observatory and science centre at Herstmonceux (20 minutes), and Bentley Wildfowl & Motor Museum, within 25. No refunds within 2 weeks of arrival date.

Cancellations are subject to a £25 fee.

No refunds/discounts for inclement weather, late arrivals or early departures.

Modifications are subject to a £25.00 fee.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancellations and for your property/injury whilst away.

Please note that your deposit is paid to Pitchup.com and is non-refundable.

Payment

A 15% non-refundable deposit is payable now. Horam Manor Touring Park will debit the balance from your card 4 weeks before arrival, or if the arrival date is sooner than 4 weeks then the balance will be taken immediately.

You can also opt to pay the full amount at the time of your booking.

Admission
Admission is only permitted after registering at reception.
Unsupervised minors must have a letter of authorisation from their parents or legal guardian.

Arrivals and departures
Late arrivals must notify the park as soon as possible. Your booking will be held for 24 hours. After this period the management reserves the right to relet your unit.
No refunds/discounts for inclement weather, late arrivals or early departures.

Changes to your holiday
Modifications are subject to a £25.00 fee.

Dogs
Dogs must be kept on leads and supervised at all times.
Guide dogs are allowed on site free of charge.

General

In the event of a complaint, please speak to reception immediately. Complaints which are not brought to the management's attention during your stay cannot be dealt with once you have left the site.
Quiet hours must be respected between 10:30 p.m. and 7:30 a.m..

Reception
Reception is open from 9 a.m. to 5 p.m. between 01/03 and 31/10.

Safety
Barbecues are permitted but must be raised off the ground and attended by an adult at all times.
Open fires are prohibited.

Visitors
Visitors must leave the premises by 12 a.m..
Visitors must register at reception and pay their fee.

Additional terms

Shop times: Saturday to Thursday 9am-5pm / Friday 9am-7pm.

Washing machines are coin operated and the cost is £1 per cycle.

Extra cars must be parked within the allocated pitch.
