  • Family-friendly park just outside Charmouth on the Jurassic Coast
  • A 10-minute drive from Lyme Regis and Seatown beach
  • Play areas and soft play; swimming pools (an additional fee applies)
There’s nothing fossilised about a stay at Newlands Holiday Park, a stone’s throw away from the Jurassic Coast on the Devon/Dorset border, where the staff and facilities should cater to your every holiday need. For example, this lush place has two separate play areas for the kids. For an additional fee, you're also welcome to use the indoor heated pool (open most of the season) – and the outdoor one, open from June to August, with loungers where you can bask in the sun and wonder where the kids get all that energy… More? There's an indoor soft play area. Also use family-run Newlands as a base for a Lyme Regis fossil-hunting holiday or just lounge about on site; either way, epic times are on the cards. The 23-acre landscaped park has all the facilities you’d expect from a thoroughly modern site: internet access and clean, up-to-date amenities including hot showers and a launderette. Half a mile from Newlands, the World Heritage village of Charmouth has shops, restaurants and pubs… and is also known for its hardy souls taking to the sea in fancy dress on Christmas Day.

What customers say

Newlands Holiday Park offers a clean, well-maintained site with excellent facilities, including pools and play areas, praised by many families. Staff are consistently described as friendly and helpful, and the location is convenient for Charmouth beach and local attractions. While generally well-regarded, some visitors noted road noise, occasional cleanliness issues in some facilities, and the extra charge for pool access. Pitches on slopes and proximity to the A35 were also mentioned.

Electric grass tent or trailer tent pitch

Liked We liked the space allocated for the tents, the restaurant food, the location, the entertainment and the washing and washing up facilities.

Disliked A lot of older unattended children bombing in the indoor pool and not getting told off. No ball games around tents should be implemented too.

Electric grass touring pitch

Liked Site was lovely and quiet and well kept, pool was great added feature, good elec too!
I’m not a moaner or complainer we go on rally’s where they have nothing at all but when your paying a decent price for a week away and have not much space on your pitch, cool showers, and to pay for extras (pool) can be a bit annoying, but we did have a lovely time here it didn’t ruin our holiday

Disliked Showers were dated which actually doesn’t bother me at all as long as there clean I’m not fussy however it was really warm weather when we were there and having a shower at the end of the day is a must when you’ve layered the sun cream on I was quite thankful of the cool shower however that was as warm as it got the shower wasn’t hot or even warm

The pitches (grass elec) weren’t the biggest I didn’t feel, u park your car by your awning which means if u do put an awning up you don’t really get any grass space to sit out…luckily we had an end Pitch so we parked our car on the other side… also pitches aren’t level they are sloped

Pool was brilliant however I didn’t feel it was great having to pay £3.50pp, one day we arrived last minute at about 4:30 and it shuts at 6/6:30 and still had to pay full price didn’t bother us but if your a large family can be quite pricey especially if you go when the weather is hot, there was few cracked tiles in the pool too!

Electric grass tent or trailer tent pitch

Liked Really nice size pitches. Clean, and great facilities. You do have to pay for the pool but we only used it once so £3.50 per person seemed pretty reasonable.

Disliked If I had to choose something, the hand dryers in the toilet block on the black field are soooo loud, which isn't a biggie except at 5 or 6 am. I am being really picky here

Electric grass tent or trailer tent pitch

Liked Ample facilities for the size of the site. There is also both indoor and outdoor swimming which was great! A lovely big play area, and a good food menu.

Disliked Booked with another family months ago, and requested to be pitched together at the time. This was refused when we got there, as we were told it was decided on the day. We accepted this but when we walked around the corner, there is a big open field (with electric hookups) and there were plenty of free spaces. The chap that initially showed us to our plot seemed grumpy and wasn’t interested in accommodating us really. The toilet and shower facilities were also a bit grubby, and there wasn’t a mop or anything available to wipe down myself. The area we were camped was also on split levels, which meant the children were climbing up and down the steep embankments. As much as we tried to keep them off, and there is a sign in fairness, I think the site could benefit from steps through the middle (with handrails) to avoid injury. My son fell down and cut and grazed his knee quite badly.

Non-electric grass tent or trailer tent pitch

Liked The design of the site, the views, the facilities, were all great. The staff are friendly. The toilets are clean, and the plots for camping are nice and varied to suit lots of different tastes. Walking up the hill on site will keep you fit. Take a torch because some bits are dark but the stars are beautiful without excessive light pollution. The bar is pleasant and spacious. The play park is of a very high standard for young and older children.

Disliked Only minor points, the otherwise excellent and reasonably priced shop is a bit limited for things we all forget camping compared to other local sites but there is a caravan shop just down the road.

Local attractions

Charmouth is the gateway to the Jurassic Coast and has some of the best fossils to be found in Dorset: the Charmouth Heritage Coast Centre has fossil collections and guided fossil walks and is where you can proudly bring in your very own fossil find to be identified. The beach is a 15-minute walk from Newlands: stroll from here to Lyme Regis keeping your head down for more fossily finds, then wander around Lyme to take a look at Cobb Harbour (made famous in Jane Austen’s Persuasion); buy freshly ground flour at the 14th-century watermill; amble along to at the ammonites, exhibitions and events at the museum, or tee off on the cliff at Lyme Regis Golf Club. Mini fossil-hunters will likely be monster fans of the award-winning Dinosaur Museum at Dorchester, and taking a detour while in town to the Teddy Bear Museum. If they’re watery types, they’ll have a whale of a time at the Splashdown Water Park in Poole and the walk-through underwater tunnel at the Bournemouth Oceanarium. Closer to Newlands and Dino Dan, families can trundle along on the Seaton Tramway for a scenic trip through the estuary of the River Axe, or feed a shoal of fish at Lyme Regis Marine Aquarium.
