A Cornwall country pile with its own swimming pool and bar – swish enough for your family break? Then you’ll settle in well at the smart surrounds of Southleigh Manor Holiday Park, a spacious and well-maintained site in the grounds of a handsome 19th-century manor house.

Fittingly for such a fancy setting, there’s a fine pile of facilities at this family-run site: around the well-kept gardens are a swimming pool and kids’ pool (with sun loungers for those supervising the smaller splashers), a large barbecue area and a play area on the edge of the woods. For times when the weather’s not so fine, scuttle indoors to the games room or the bar (which is generously stocked with local Cornish drinks to sip).

And if the surrounds are pretty fine, so is the location, central within Cornwall just a two-minute drive from the A39. St Columb Major, less than a mile away, is your nearest spot for pubs, takeaways and supermarket stocking up.

Beyond all of that, many of Cornwall’s top attractions are within easy reach – Fistral beach, the Eden Project, Newquay Zoo, Padstow and the South West Coast Path are all within a 20-minute drive.

The site caters for families (immediate members) and couples only - bookings from all other forms of groups are not accepted.

Dogs are not allowed in the accommodation units.

The outdoor swimming pool is open between 10/05 and 05/09 (subject to weather conditions).

At least one of the party members must be aged 18 or over.

A cable measuring at least 15 metres is needed for the electric hook-ups.

Under 18s must be accompanied by their parents or legal guardians.

The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).

    The location.

    Disliked: 

    A tired unkempt site, the toilet block was filthy with ingrained dirt everywhere, soap dispenser ran out on day 1 and was never refilled. We were on a hardstanding that was an unused static caravan site with all the cables and be tiedown points left as trip hazards. Such a pity as it could be a great site with a little love.
    A fellow camper summed it up by saying " it could be a good campsite if the owners got off their backsides" he had booked for 10 nights and regretted it.

We are sorry you did not enjoy your stay the toilet blocks are deep cleaned at the start pf the season and every couple of months and cleaned numerous times during the day.
The soap dispense was refilled,
Plus there is more than one soap dispenser.
The hardstanding pitch we put you on are ment to be for static caravans but it is just a blue hose pipe that motor home users like.
And we are a family run site that has no extra staff we clean the toilets 3 times a day , mow the grass, etc we do not sit on our backsides !!! There are 6 of us that attend to the shop/reception, bar, the swimming pool ,toilet blocks , static caravans, and maintenance i can assure you we do not sit on our backsides !! Only to do bookings and paperwork !!

We are sorry you did not enjoy your stay with us.
There is a bus route and there are 2 ways to get to them, either a walk through the farmers field which is a public footpath or the main road way.
Some people drive to the town 1 minute from here and catch the bus to numerous places i.e Wadebridge, Truro, Newquay.
We have had Joggers and bikers stay here and have returned.
We do have children stay on site and play with toys in the bar even though we do try to keep them in there designated play areas.

    We just had the most amazing stay at southleigh manor we will defiantly be returning! The staff at the park are so helpful couldn’t do enough for us, nothing was too big of an ask! The toilet facilities are clean, the pool is heated and clean and my boys loved it in there. It’s only a small campsite, everything is close together, it was the first time we was able to let our boys play in the park alone as we was able to see it from our pitch. The campsite is in a great location this beautiful beach took us 20 minutes to get there, we went to another beach that around 15 minutes away from the campsite and again it was gorgeous. There is a coop about 5-10minuted down the road and then the bigger stores are about 20 mins. We can’t wait to return. Thank you very much

    great location of site, in a great place for access to the best beaches in cornwall!
    very lovely welcome on arrival. there is a lovely outdoor pool which the kids enjoyed, you can book time for just your family in the mornings which is great too.
    the toilets etc are cleaned regularly and the shop is stocked well for everything too :)

    Disliked: 

    the pitch we had was at the side of the 1 way gravel road so the front of out tent opened to the road. we had to pitch it that way as it was also on a slant. the pitches are in a big circle with tents in the circle and around the outside of the gravel road which is noisy as when we stayed it was fully booked with cars going past until gone 11.
    leaflets are given out on arrival saying to minimise noise after 10, unfortunately this is left to luck of who is on your site, we were unfortunate as we had people arrive on our second night with young kids that were shouting obscenities & ran crazy around other peoples tents until 11 :/
    i think with some rearranging it could be a great site, it is by no means a manor as you’d expect as advertised & was very cluttered inside but very friendly staff/owners in a great location.

We did on many occasions go round at night asking people and children to quieten down please this was between 10:00 and 10:30 unfortunately we do need to get some sleep ourselves , only so much we can do.
It is a Manor but a working one , built in 1857 we took over in 2019 and have done a lot if renovation and still doing a lot a of renovation now.

    Small friendly site with lovely level pitches set amongst the trees. Great amenities including a bar, shop and heated pool.

    Disliked: 

    Although spotlessly clean the toilet block would benefit from a little modernisation.

    The site is in a perfect location, a few miles outside of Newquay and a short car ride from all of Cornwalls beautiful beaches and attractions.

    Swimming Pool - The kids absolutely loved the heated swimming pool and swam daily, the area was clean and tidy, and plenty of sunbeds if required. They had a booking system for the morning if you wanted a private swim, or from 12pm it was open to the public.

    Shop - The site had a well stocked shop selling all sorts, inflatables, goggles, food, ice cream and all the camping essentials like bbq coal, lighters etc!

    Bakery - We were able to order Cornish pasties / sausage rolls which were then delivered straight to our pitch.

    Toilets/Showers - Modern shower block which were always clean and tidy.

    Friendly and welcoming owners

    Disliked: 

    The layout of the campsite meant we were all tightly packed together. Our view from our tent was a sea or cars, trailers and other tents back to back. There was no space between pitches to walk to the facilities without having to walk directly through other people's pitches, often stepping over guy ropes, which meant our pitch was the short cut to the swimming pool.

    One evening a bunch of children ran through our pitch, around the windbreaker and tripped over the guy ropes. There doesn't seem to be the same pitch etiquette as we've experienced elsewhere which resulted in us leaving a day earlier than planned.

    We understand the site was fully booked due to the queen's jubilee, but it was uncomfortably cramped, we were squeezed in like sardines.

    Due to our children being young in age, we like to watch our children play and ride their bikes from our tents, this is the only site we've visited where they weren't able to play freely or had a large open area to ride their bikes safely.

    The playpark also needs relocating and upgrading as it's situated directly under large trees in the shade, so the equipment was covered in birds poop and as soon as it rained it became boggy and unusable.

    The site has the potential to be great, if they reduced the number of pitches and spread out tents, creating pathways to the facilities.

We are sorry you did not enjoy your stay with ourselves.

We do only advertise our site as small as it is only 40 pitches, we are licensed for 72 pitches so have cut down already our capacity.

Our pitches are 8 meters by 10 meters, and we have 4 pitches either side of the grass road that goes through the middle of the field and another 8 pitches around the outside to the road.
Yourselves were pitched up next to your family one inside and one on the outside.
So no one should of had to cut through your pitches as there is plenty of pathways.

We are extending our outdoor play area next year, the trees are part of our park , and allow shade for the children on a hot day.

    Friendly service, very clean facilities, fresh flowers, hand cream, great lay out in the shower blocks that ment you could get dry comfortably and it was heated, pitches all very clean and tidy, great location, a great site.

Local attractions

They’re mighty proud of their coastline, the people of Cornwall, and with good reason – it’s got so many stunning spots along its length. Mawgan Porth beach (15 minutes’ drive) is the closest stretch of sand, but it’s also worth planning trips to the spectacular sand dunes at Perranporth (25 minutes) and hitting the waves (with expert instruction from one of the local surf schools if required) at Newquay’s Fistral beach (20 minutes).

Newquay itself’s worth a bit of your time too – the Blue Reef aquarium and Newquay Zoo are both popular picks for days out, and there’s a golf course with cracking sea views for those who don’t mind a bit of distraction. A little further north are the foodie haven of Padstow (20 minutes) and the little fishing village of Port Isaac (half an hour).

Kids who’ve been well behaved might possibly earn themselves an outing to one of the family-friendly attractions nearby: Screech Owl Sanctuary (five minutes), Camel Creek Adventure Park (10 minutes) or Old MacDonald's Farm (15 minutes). Trips to the eco domes of the Eden Project will take about 20 minutes by car.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancellations and for your property/injury whilst away.

Deposit transferable during COVID-19. Southleigh Manor Holiday Park will debit the balance from your card 4 weeks before arrival, or if the arrival date is sooner than 4 weeks then the balance will be taken immediately.

Hired accommodation: £100.00 damage/cleanliness/bracelet deposit is required on arrival and will be refunded on departure after inspection of your unit should no damage/losses be found.

Admission
Admission is only permitted after registering at reception.

Late arrivals must notify the park as soon as possible. Your booking will be held for 24 hours. After this period the management reserves the right to relet your unit.
