  • Family-friendly Suffolk holiday park on the edge of Kessingland
  • Africa Alive five minutes’ drive; Great Yarmouth half an hour
  • Three swimming pools, fishing lake, tennis court, playground and bar
Do you like to be beside the seaside? Heathland Beach Caravan Park might have just made it to the top of your wish list, then. This holiday park is on the outskirts of Kessingland (five minutes’ drive or a 25-minute walk), a coastal village with a sand and shingle expanse dotted with marram grass tufts. Unleash the kids on this Suffolk beach, and who knows – they might come back to you bearing gifts of a fossil nature. But before you head out for a day on the sand, check out the facilities at this tree-shaded site, starting with not one, not two, but three outdoor swimming pools, including one with a twisty waterslide that ought to keep the kids busy while you relax on a poolside sun lounger, sipping a cold brew from the bar. Children can also make new friends in the enclosed adventure playground, a huge sandpit with wooden structures for climbing and balancing. There’s also an all-weather tennis court (you can hire the necessary equipment on site) and, for a more meditative experience, a well-stocked fishing lake (please note you’ll need a licence). Spacious pitches all come with electric and water hook-up. In addition to a well-maintained toilet and shower block, there’s a communal barbecue area; you can source food supplies in Kessingland, which also has a handful of fish and chip shops and takeaway restaurants (and a skate park for the kids).

Electric grass pitch

Liked: We enjoyed the location and the range of facilities for adults and children. It is lovely walk to the beach but is not an accessible beach (through no fault of the camp site), but is a short drive to Lowestoft’s sandy beach. We liked the location as it is compact and surrounded by trees and hedges the gave privacy and shelter. The campsite has a huge playing field, fishing pond and tennis courts. Also, multiple playgrounds. You have to book the tennis courts but there was no fee, despite the welcome pack saying there was. The pool was a great addition for a daily swim and such fun for the children who loved the flume. There are showers and toilets there as well as sun loungers. The bar looked new, complete with a pool table, and there is a beer garden / patio to enjoy a drink in the sunshine. Two toilet blocks with showers seemed to be perfect for the campsite.

Disliked: What is said on websites and welcome packs regarding opening times etc especially for the swimming pool is misleading. There were a lot of disappointed adults and children coming in only to be told the pool was closing or it was now private owners hour (there is a static caravan park there too). The pool opening times appeared to vary day to day. It seems that it’s open to all 10-4, closed 12:30-1pm but if it’s a bank holiday it closes at 3pm and then closed all day Tuesday and Wednesdays - even in holiday season. Hence please check before you go or book. It’s such a great addition but clarity is needed. There are no signs at the pool re opening times. There is no onsite restaurant currently.

The washing/toilet/showers facilities are good save that not once in the 4 days we were there did we see the washing block get cleaned. We saw a sign once but as no one was cleaning (and it hadn’t been cleaned as it was quite obvious) we nipped in. When we came out the signs were gone. The bin wasn’t emptied once! Such a shame as that lack of cleanliness lets the place down.

Electric grass pitch

Liked: Fabulous sized pitches, our pitch was nice and open and close to the amenities. With 2 bathroom blocks, never had to wait for a bathroom and I liked the fact that they were bathrooms with shower, toilet sink in the one space, works well with children.

Staff were friendly and approachable, site was clean and tidy. I would highly recommend.

Electric grass pitch

Liked: Unfortunately we had the English weather to cope with, winds and showers! However, the site was quiet, safe and fairly clean. Tracey on reception was always friendly and extremely helpful. She was very good at arranging for us to pay for an additional day's stay so we had at least one day of sunshine. My 10 year old son loved the heated pool and slide and my teenage daughter enjoyed playing tennis on the outside court. The bar was nice with friendly staff. The site was in a great location for family days out plus supermarkets and fast food chains being a stone throw away. I would not hesitate to come back.

Disliked: It's a shame that the bar only opens from 5pm and there is no hot food available. The prices were quite steep (£15 for bottle of house wine).
However, that is only minor compared to the number of good things about this site.

Electric grass pitch

Liked: well laid out site with mature hedges and trees creating good windbreaks. pitch size was very generous and flat with electric and water servicing every pitch. kiddies play area had plenty for them to do. the swimming pools although outside are nicely heated with lots of sun loungers for non swimmers. nice and polite staff. booked for four nights and stayed six nights.

Disliked: NOT dislikes just little niggles. the toilet block at our end had combined wash/shower/toilet and there are only four in that block which caused waiting in the mornings. the other block had all separate ones. this block could also do with a tiny bit of tlc but they were acceptable. the onsite pub during the week is just somewhere to go for a drink and in the week is pretty dead. friday and saturday there was bingo and quiz night which livened it up.

Liked: The fishing lake was lovely and caught plenty of fish. I like there there is 2 play parks and tennis court and outdoor little gym. Swimming pool with slide was brilliant kids had a blast. Staff was very kind and helpful

Disliked: The bar Didn't serve any food which was abit of a shame and the pool was closed 2 days as they only have 1 life guard they need more then one. Shower block was OK some of the showers don't let out alot of water though

Electric grass pitch

Liked: Great site, friendly staff, Pitches were lovely. Plenty of facilities, any complaints were dealt with reasonably promptly. Great swimming pool and outdoor exercise equipment. Launderette very useful. We really enjoyed our stay. - Would recommend despite dislikes as per below.

Disliked: Bar only has rollover hotdogs, nothing else, could be improved.. Would have eaten more on site if that was available. Toilets do need a revamp, also why have taps on sinks but push buttons on shower, opposite would have made much more sense as every time I walked in the bathroom someone had left a tap on.

Wifi too expensive.

Electric grass pitch

Liked: Fishing area and park

Disliked: There was a big mess up with our booking. Was told no pitches available so they had to re jig all pitches to be able to fit us in for the days we booked even when we booked in February for May time. We arrived after back and forward phone calls to sort our booking out, the whole weekend there were pitches available so I have no idea why they made it such hassel. We also got told there was no extra charge for the added time but then when checking in was handed an invoice but again information provided was incorrect. I requested for this to he over looked but told it was due.
The toilets and shower blocks need updating. The shower builds up and runs everywhere. The water wasnt hot.
They need a good clean and also toilets unblocking. Dirty and smelly. They dont look as if they are cleaned much throughout the day.

Seems like a big site in a lovely location with very little staff on site and staff that they know what they are doing. We wont be returning while toilet and shower block is like it is and also not impressed by the booking reception staff. Rude tone and the guy also is clueless. I even had to told him to stop the rude tone and he can't speak to people like that.
Swimming pool nice and fishing this is the only plus side of our recent trip.

Local attractions

Cheetahs, giraffes, rhinos and flamingos are among the residents at Africa Alive (five minutes’ drive). Experiences at this conservation zoo range from ‘keeper for the day’-type affairs (where kids help to feed and clean the animals) to close encounters with lemurs and meerkats, and feeding sessions with the giraffes. Birdwatchers make a beeline for Benacre National Nature Reserve (10 minutes), a breeding site for dozens of bird species, including marsh harriers, woodlarks and ducks. Carlton & Oulton Marshes (15 minutes) is another top nesting site, home to several types of warblers, plus lots of dragonflies. Known for its wide sandy beach, Great Yarmouth (half an hour) also has the historic Britannia Pier, with old-fashioned rides (think dodgems and carousels) and more modern ones, like bungee trampolines. Check out the maritime collections at the Time and Tide Museum of Great Yarmouth Life or the penguin enclosure at Sea Life Great Yarmouth aquarium.
