- A 15-minute drive from Yarmouth, Freshwater Bay beach five minutes
- Dog park, washing machines and shower block with underfloor heating

- At least one of the party members must be aged 18 or over.
- The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).
- The grocery shop is open between 24/05 and 31/10.
- No hen/stag parties permitted via Pitchup.com.
- Single-sex bookings of 8 or more people (couples and immediate family members excepted) are not permitted via Pitchup.com.
- If making a fire, the fuel, logs and coal have to be purchased on site.
- No gas barbecues allowed.
- Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.
