Liked Very easy to enter by the security gate from the pre-arrival text with information for check-in. The facilities were very clean and plenty of room on the pitch site.

Liked We have been two years in a row now - it is very handy for a cycling event into the Lakes run from central Lancaster (unfortunately last ever this year 2025)
The site is quiet (adult-only) and walkable to The Stork Hotel for food and drink or Glasson Dock, also for food & drink at the one remaining pub plus a smokehouse, tearooms etc. Should also mention there is a garden centre just round the corner for breakfasts.
Frequent buses into Lancaster with lots of places to eat and drink there - or get the train round the coast for some wonderful views. Taxi is less than £10 if you miss a bus coming back.
Toilet block is modern with separate facilities plus washing machine & dryer.
Whilst it doesn't appear to be fully cleaned every day, it is checked and restocked with paper.

Disliked Nothing really - whilst accepting that the toilet block is not cleaned daily as per C&MH and C&C sites, it was still ok.
Yes the pitches are a bit rough and ready, but some are fully serviced.
Others have pointed out that the near £40/night is a bit steep, and when I compare with club sites, I have to agree - but I also think prices at sites have been kept artificially low post-covid and are all starting to realign due to price of electricity. There are certainly plenty of people still ok with paying it and we would be happy to return.
TV and mobile phone signal is pretty much non-existent.

Very peaceful site
Self checkin - electric barrier with keycode. This meant we didn’t get to meet the site owner
Adults only . People were very friendly
Very Clean shower, hot water, and toilet block on site.
Washing machine available.
Garden centre coffee shop and golf course a stones throw away!
You can take dogs at a cost of £1 a dog a night extra

Disliked Phone signal poor in area and no WiFi available.
We couldn’t use the fully serviced pitch facilities as our water hose, despite being long, wouldn’t stretch to meet the outlet 🙈. It was our first time on a serviced pitch so this was a learning curve . We had to fill our aqua roll which kind of defeated the object.
The Grass was full of dry grass trimmings - forever walking them into caravan . We weren’t allowed to put a groundsheet down even though there was a very hot weather spell as the owner asked us not to in the welcome email to due to previous heavy rain in the area.

Liked Proximity to two very decent pubs (Dalton Arms at Glasson Docks and the Stork at Condor Green) with good food and reasonably priced. Lovely walk around the coastal cycle paths.

Disliked Grass areas at the pitches were long allowing infestation of clegs, wasps and fly's all were rife. Lack of information about where to get the bus from. Only 1 bus timetable no 89 mentioned. Little information about local amenities. There are two buses available nos 88 and 89 of Lonsdale bus company. No information about where bus stops are in relation to campsite. Toilet block not cleanest. People washing dogs in the dishwashing area. No WiFi very intermittent phone signal. Never met Warden. Given cost compared to other sites some disappointments.

Disliked No dog bins. Had to use the general bins.
Roads into site had quite a lot of potholes. I know it is also a farm road but filling them in wouldn't be too much problem.

Amble directly from the site to join the Lancashire Coastal Way walking trail and the Lune Estuary Footpath, accessible through the peaceful woodland bordering the grounds. Slightly further afield, the Arnside and Silverdale Area of Outstanding Natural Beauty is within easy reach by car at 16 miles, and a regular bus service runs direct from Ashton Estate in to Lancaster. Road and rail links from the city will take you to Cumbria and beyond too if you're using the site as a base for exploring the Lake District, Morecambe, or Blackpool, 50 minutes away by car. To be served with a slice of local history, the medieval Lancaster Castle, Ashton Memorial folly in Williamson Park and the city museums are all historic hotspots worth squeezing into any busy itinerary.
