Black Barn Farm: Electric Pitches (photo added by manager on 08/08/2022)

General

  • Peaceful adults-only site two miles from the Norfolk Broads
  • A 15-minute drive from Norwich city centre; 25 minutes from the coast
  • Atmospheric night-time vibes from lit woodlands; café and farm shop

If boating on The Broads has long been on your bucket list, take a look here: the dog-friendly Black Barn Farm is a peaceful place to pitch up two miles from the edge of the national park. Here, the adults-only pitches are in a 22-acre field in an established orchard and surrounded by woodlands, making for a rather chilled-out stay.

This area is known as the big sky country, so splendid sunsets and lights in the trees create a pretty nice night-time vibe. You’ll be able to kick off the evening with a firepit or barbecue too, as both are permitted on site.

A 15-minute drive from Norwich, this site is on the edge of Salhouse, a rural Broads village. So, bridleways and footpaths may be the first thing to capture your attention, as they lead the way to walking, wildlife spotting and canoe hire in the Salhouse Broad – or there's a place to launch your own canoe or paddleboard, two miles away from the site.

Convenience is key at this site, starting with the toilets and showers inside the barn, all heated with auto light switches for that extra ease. The barn also has a small farm shop and a café that serves up sizeable breakfasts plus sandwiches and snacks. Nearby, a train station and bus stop are within walking distance with regular services to Norwich city centre or the coast.

Foodie? The local food shop is a 20-minute walk away along a public footpath (or a five-minute car journey). For more specific bits, there’s a bigger supermarket 10 minutes’ drive away and beer aficionados will find a brewery and pub five minutes’ drive away too.

The toilets and showers are fairly new. Peaceful.

    Disliked:

On arrival parts of the site around the back of the café / shops look scruffy and unkempt. The grass pitches had long grass which had not been cut in my opinion for at least a couple of months.
The toilets and showers despite being fairly new, are not cleaned regularly. From my experience not even daily! There is excess limescale on the shower fittings. The washing up facility was outside under cover but we didn't use it as it was so dirty and didn't look like it had been cleaned for months if at all.
Signage on the site is non existent, you have to rummage around to find where the chemical waste goes and we never did find where the grey waste was supposed to go!
Although I contacted the owner prior to arrival, he said he would not see us on arrival as he had to go to Ipswich - we never did see him!
At £34 a night for mid November we felt this represented very poor value for money. At that price per night we certainly expected the facilities to be clean!

Between 01/10-01/02 the pheasant shoot season is live. Our dogs don’t like fireworks let alone gunshots so was a slight issue for us. However, this is not anything to do with Black Barn Farm as it was audible in other parts of the county.

Excellent location, within easy reach of Norwich, the Broads and the coast. Easy to access site. Peaceful and quiet, sheltered by trees that protected us from the hurricane this week! Our dog loved running in the orchard. Huge, level grass pitches with EHU and water. Lovely hot showers - and a proper glass screen to keep your clothes dry! The Black Barn cafe and farm shop had only been open for a month when we stayed, and there are clearly plans for further development. Great to be able to get a coffee, breakfast, brunch etc.

    Disliked:

The shower block was clean and tidy, but became a bit smelly sometimes. Possibly due to septic tank? The farm shop didn’t cater well for caravanners. For example, they only sold 4pt bottles of milk, which don’t fit in a caravan fridge. Possibly when the butchers shop opens there will be more of the ‘basics’ we need. WiFi worked for my husband but not for me. EE/Tesco have good coverage. Three, not so much.
