Tinney Waters is a fishing and family holiday site set on five acres of peaceful and scenic countryside in north Devon, with mobile homes fully refurbished in 2018.

The three well-stocked lakes have mirror, crucian and common carp as well as some koi and ghost carp, and roach, bream, rudd, tench and perch. New platforms were added in 2018, with the top lake being the most accessible.

The site is 15 minutes' drive from the centre of Holsworthy, north of the River Tamar and on the Devon/Cornwall border. The Cornwall and Bude beaches of Summerleaze and Widemouth Bay are both within 10 miles; both are dog friendly.

Well-behaved dogs are welcome on site, and there's wifi.

Please be aware that the mobile homes are overlooking the lakes, so the owners recommend that small children are carefully supervised at all times.

Under 18s must be accompanied by their parents or legal guardians.

No hen/stag parties permitted via Pitchup.com.

The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act.

This site has no on-site toilet and shower facilities.

    The place is situated in a quiet location, within access of local amenities. The lakes are beautiful and perfect for someone looking for quiet fishing. The owners were extremely welcoming throughout our whole stay, and went above and beyond to be accomodating. The caravan was spacious, clean and tidy with a lovely deck to watch the most impressive and clear night sky we've ever seen! There is no WiFi (which is made clear when booking) but this isn't a problem as we both got good 4g signal on site if we needed it. We will definitely be returning, and can't want to stay in the cottage that's being renovated!

    Tranquillity. Scenic. Lovely walks around the lakes and very dog friendly. The caravan was very clean, well equipped and comfortable, overlooking one of the lakes, and was one of only three on site. The owners were very helpful and pleasant. A very relaxed atmosphere. A nice quiet place to return to after being out for the day.

    Less than 10 miles from Bude, beaches and coastal walks. Easy driving distance to Tintagel.

    Disliked: 

    Difficult to find when we arrived in the area without a satnav as it is situated down a narrow lane and not well signposted. However, the owner was very helpful and drove to meet us at a nearby village.

    No wi fi and the mobile phone coverage was poor but this wasn’t a problem for a short break. Probably made the break even more peaceful!

    The site is private, well maintained and clean, offering excellent value for money. The three bed static caravan had everything you need and although is a little on the narrow side, it was very comfortable for a family of four with older children. We particularly liked the personal touches like tea/coffee on arrival, a variety of vegetables grown on the site, the DVD library and the shower mat. Overall, it had a homely, comfortable feel. The large veranda with sun lounges was a great way to spend the late afternoon, simply relaxing, soaking up the sunshine and enjoying the wonderful view of the lake, or star gazing the night away. The grounds are beautiful, the lakes looked well-maintained and had we wanted to fish the owners were happy to provide the necessary equipment. We choose this location as it is very central to a number of places within the region that we wanted to explore, with many attractions and coastal towns within an hours drive. Sally and Mike are fantastic hosts, very friendly and attentive. We would recommend this site.

    Disliked: 

    There wasn't anything we disliked about the site as it was perfect for our needs. If we had younger children, then a small play area would be an excellent addition.

    Amazing place, senery breath taking , lakes and fishing was great caught my first ever fish! Mike and Sally are fantastic hosts nothing was ever too much trouble. Will definitely visit again and can’t wait to book into there on site cottages once refurbished

Local attractions

The closest beach is Widemouth Sands just outside Bude, 20 minutes' drive from Tinney Waters; the Bude beaches of Crooklet and Summerleaze are slightly further at just under half an hour away. All (and most of the other beaches arouund the Cornwall and Devon coasts) are spectacular spots for watersports, beach idling (and pasty sampling), and accessing the lush landscape of the mighty South West Coast Path.

If you're heading out to hike, drive along to Bude to access the path for a strenuous scramble of just under 10 miles to Crackington Haven, via Widemouth Bay and Phillip’s Point (look down to spot seals from here). In the other direction, take the even more energetic path to Hartland Quay, running for 15 and a bit miles from Bude past St Catherine’s Tor, stunning views from Steeple Point and a gorgeous beach at Duckpool (look out for glow worms if you're around Duckpool at night).

Top Cornwall attractions by car include Boscastle and Tintagel, 35 and 45 minutes away; heading north back into Devon, the splendid cobbled town of Clovelly is within 40 minutes' drive. And if you're firmly here for a Devon fishing holiday so seeking yet more angling? Try rudd, roach, bream and carp fishing from Bude Canal: pick up a day pass from the Bude Canal Angling Club at the Bude post office.

No refunds/discounts for inclement weather, late arrivals or early departures.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancellations and for your property/injury whilst away.

Please note that your deposit is paid to Pitchup.com and is non-refundable.

Payment

A 15% non-refundable deposit is payable now. Tinney Waters will debit the balance from your card 4 weeks before arrival, or if the arrival date is sooner than 4 weeks then the balance will be taken immediately.

You can also opt to pay the full amount at the time of your booking.

Admission
Under 18s must be accompanied by their parents or legal guardians.

Arrivals and departures
Late arrivals must notify the park as soon as possible. Your booking will be held for 24 hours. After this period the management reserves the right to relet your unit.
No refunds/discounts for inclement weather, late arrivals or early departures.

Changes to your holiday
Bookings cannot be amended within 28 day(s) of arrival.

General
In the event of a complaint, please speak to reception immediately. Complaints which are not brought to the management's attention during your stay cannot be dealt with once you have left the site.
Radio, music and TV players must be kept at a low volume. Car doors and boots must be closed quietly.
The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.
This site has no on-site toilet and shower facilities.
You'll need an Environment Agency rod licence (you'll need to apply for this beforehand).

Your unit must be left clean and tidy; a fine of £50.00 will be charged for unclean units upon departure.
