- Run by keen campers; train station a short walk away

- Under 18s must be accompanied by their parents or legal guardians.
- The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro) and/or any of the following: Staffordshire bull terrier, American Staffordshire terrier, Rottweiler, any Mastiff or Tosa.
- Twin axle vehicles are not permitted on site.
- Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.
- Discount cards and gift vouchers cannot be applied to bookings made via Pitchup.com.
- At least one of the party members must be aged 18 or over.
- A cable measuring at least 10 metres is needed for the electric hook-ups.
- Units longer than 5.5 metres are not allowed.
- Guests are advised to bring a good quality torch with them as parts of the site are unlit.
- No charcoal barbecues allowed.

Liked: Never been to a campsite so clean and the owner so lovely. Everything about this campsite was immaculate!! Owner and his beautiful dog were brilliant and he genuinely cared about us even though we were strangers ! Going as far to offer us cups of tea and even an air bed to borrow ! From the start it was a brilliant experience and we are sad we only stayed one night ! The site is so close to the beach with less than a 10 min walk. Thank you !!

Liked: lovely location, easy to get places, nice and clean with large pitches. great staff who were friendly and helpful. everything you need in one place
Disliked: needs wifi and more toilets. was a bit of a nightmare when you really needed to go

Liked: Nice large pitches, friendly staff, ideal location if wanting to go to the warren or dawlish town or train station. Field was nice and flat which is so rare to find these days so a massive win for pitches. Lovely views and trees surrounding the field. Seemed very hassle free
Disliked: needs a bigger toilet block in my view. at least 4 toilets and 3 showers when campsite is full as you feel pressured when busy. few dogs off leads but not a lot the staff can do about that if they cant see it. Nothing for kids to do on site but you could argue its not that kind of place because of its location to the warren. no wifi so bring a dongle or 5g if you need too but again that's personal choice and camping is different for everyone. being very picky but means you can plan ahead

Liked: Camping with myself and my two daughters 13 and 6 it was a bit daunting going somewhere I hadn’t been before. However I completely and utterly loved this campsite. The pitch was a great size. The toilets and showers were clean and worked perfectly! The washing up area was clean and maintained. All you could ask for. The EHU was perfect working order. Tap water station all good. The bin area was great too, ie not overflowing nor smelly in the warm weather and Regularly emptied. Alan is an absolute star and a credit to the site. Couldn’t help any more and helped me figure out guy ropes properly, a tip for a kite if it was too windy and a lovely little chat on our wanders. A lovely genuine person. Everything you need is in good vicinity. Was great to get to a site and not have to drive to get to places unless for wanted to travel farther afield. Big Sainsbury’s nearby and little tourist shops also equipped with camping necessities if you get caught short. There was no issue with noise or loud campers. A really nice clientele, polite to other campers and appreciate camping etiquette. I completely will be coming back next year. I was blessed with good weather and if the forecast would have stayed the same I would have asked if I could have had my pitch for one more night and paid up there and then. The staff are so lovely and the site dog Jess/Mimi is lovely! So loving. Dawlish Warren beach is lovely! Great for kids. We had 3 beautiful days there. Everything you get in this site for the price is fantastic. A complete winner and game changer for me.

Liked: Pitches well laid out and good spaces in between other tents. Toilets and showers were fairly clean although the floors could do with mopping a couple times a day due to mud build up. Beach 10 min walk away.
Disliked: The refuse lorry woke us up at 5:15am, it would have been nice to be prewarned that the rubbish collection would be this early. There was a strong smell of sewage on the site. Gets quite muddy on the grass so would be better if there could be a gravel or even woodchip path to showers and toilets.

Liked: Pitch sizes were big enough for large tent & car…clean field, good location for Dawlish & Teignmouth.
Disliked: Pitches very close together, can hear everyone & everything! We had a few toddlers with us & they kept disappearing round peoples tents because they were so close, so nowhere for them to really play. 2 showers & 2 toilets, so had to wait a while for both.
