  • Old-fashioned site with modern facilities
  • A 10-minute walk to beach, dunes and nature reserve of Dawlish Warren
  • Seven acres of grassland in a secluded setting
Old-style camping with new-style facilities, minutes from the Blue Flag Devon coastline and a 500-acre nature reserve stuffed with species of all sorts… you might want two weeks at least at Leadstone Camping (Leadstone Holiday Park) in Dawlish Warren, ta. This very friendly site, which has been around since 1974, one of those where the staff do their utmost to make sure guests have the best time possible: although this is traditional and uncommercialised camping, standards are modern, including a redeveloped amenities block with showers, toilets, free hot water to basins, a hairdryer, baby changing unit and an accessible room with shower, toilet and wash basin. Leadstone also has a launderette, playground, washing-up facilities and water points in the pitching fields. For other supplies and nosh, a supermarket is a mile away, and anyone walking the 10 minutes to Dawlish Warren will find a pub serving lunch and evening meals handily placed along the way.

Electric grass tent, campervan or trailer tent pitch (large)

Liked: Very Friendly wardens. Pitches divided by shrubs/trees. Good size pitch. Ours was flat. Easy walk along the front to Dawlish. Lovely garden centre next door. Bus stop outside camp gates. Little shop on site very useful. Facilities spotless.

Disliked: Showers need better extraction fan.

Electric grass tent, campervan or trailer tent pitch (large)

Liked: Greeted with a smile! Well maintained site! Very spacious!

Disliked: This is a vast site, we were only staying one night and out of peak periods, therefore the site was very empty(the section we were in was only 10% full), however we were stuck on a pitch that was muddy… when there were a wealth of other grass green pitches around us, plus why do sites insist on grouping with other campers! (Why can sites not space people out?) I would also question the size of facilities to the vast amount of camping available. Whilst clean and tidy on arrival by the following morning looked well used.

Electric grass pitch (large, water hook-up)

Liked: It had own water tap, paid extra Different pitch areas so smaller field areas. Clean and tidy. Grass kept short. It was quiet when we went. Plenty to do in Dawlish Warren, walking, beaches, including dog friendly away from main beach, food outlets and pubs. There is a frequent bus, trains and boat trips.

Disliked: Not sure the shower block would be big enough at peak times, slightly dated but clean. They were muddy at one time after a lot of rain, there is cleaning things left outside showers but some people don’t clean up after themselves. No phone reception, so no WiFi, You can pay for their WiFi.

Electric grass pitch (water hook-up, XL)

Liked: This was a last minute booking for us. We arrived late which wasn't an issue. The gentleman (Will) who met us was really accommodating and gave us ideas of what to do in & around the area. The facilities were exceptional and the site is VERY well kept. The first site I've been to were I felt I can relax. It is a hilly site, but from what I see, there were many flat pitches.

Disliked: I'm trying to think of some but I can't!

Electric grass pitch (water hook-up, XL)

Liked: Easy access to beach. Nice clean site. Plenty of bins etc.

Disliked: Could do with a few more single sex showers most are unisex not really a problem but the one in the ladies was much more roomy and seemed cleaner.

Electric grass tent or trailer tent pitch (large)

Liked: Absolutely amazing, staff were lovely, facilities clean, play park and space to play! A good shop on site if you're in a bind as well

Disliked: Only criticism is something not even in their control, the tent camping was on a hill, so we had slight difficulties with the camp beds not sitting right and the kids fell over when walking around 😂 like I said, not in their control but slightly annoying when things keep rolling/sliding off the tables and something to be mindful of. Oh also, not keen on having to pay for WiFi, personal preference as we are camping but if like my kids, they need white noise to sleep, made it slightly difficult being with poor reception or paying for wifi

Electric grass pitch (XL)

Liked: Friendly hosts Great location Clean and welcoming facilities

Disliked: All pitches slope to some degree so make sure to bring levelling ramps plus the mains outlets may require 25m chord to your vehicle so bear this in mind too.

Local attractions

Leadstone Camping's location makes it easy to get to most of Devon's attractions and it's simple to get from the site to wherever takes your fancy. Roads are relatively quiet for most of the year apart from in high season. Dawlish Warren is a top place to be in Devon, partly for its safe clean beach and partly for its sand dunes leading onto 500-acre Dawlish Warren Nature Reserve, a hugely popular spot with birdwatchers and botanists. On foot, walk the half mile to the Warren (it's a safe stroll and suitable for prams) or to the South West Coast Path within 10 minutes; it's also half a mile to the Exe Cycle Trail or the circular six-mile Dawlish Discovery Walk. A mile away is the Exe estuary – another top local spot and a hit for fishing, hiking, biking and birdwatching – and the town of Dawlish itself is a mile and a half away: look out for the famous black swans. Also nearby is the harbour and two good pubs at Cockwood, two and a half miles away, and golf at Starcross before taking the ferry from here to Exmouth. Shaldon, seven miles away, has another golf course and can be reached by ferry from the busy resort of Teignmouth. For towns, take off to Exminster (nine miles; more golf), Torquay (10 miles), Newton Abbot (11 miles; racecourse and ancient market), Exeter (13 miles) and Paignton (13 miles; take the steam railway from here to Kingswear and Dartmouth).
