The Old Mill is a peaceful North Yorkshire site in the grounds of a B&B on the edge of High Leven, around five minutes’ drive from the little market town of Yarm.

As the name suggests, the B&B is in an old windmill – it’s surrounded by well-kept gardens that make a pretty backdrop to the touring pitches. Facilities on site include free wifi and a toilet block; although there’s no dedicated shower area by the pitches, guests can use the indoor shower room for a time in the mornings for an extra charge. It’s also possible to grab a cosy spot by the open fire in the guest lounge if you’re here on a Friday or Saturday evening. Surely the finest way to warm up around here is, however, the open-air hot tub – open daily until 9pm.

For evening meals, the highly recommended local pub is a two-minute walk down the lane (it's best to book ahead as it's a popular spot). Yarm High street is five minutes' drive away with several popular pubs and eateries (and taxis available locally if you'd like a drink or two). There's also a playground close by and an electric vehicle charging point.

Days out around here might involve a wander around Yarm (for the castle and some tasty independent shops), a trip to the seaside at Saltburn-by-the-Sea or Whitby, a boat trip on the River Tees, a round of golf, or taking an alpaca for a walk from a nearby farm (now that’s not something you get to do every day…)

Under 18s must be accompanied by their parents or legal guardians.

Twin axle vehicles are not permitted on site.

    Hot Tub, pitch, everything. The staff are very friendly and great at communication. Very clean and very well maintained grounds. The hot tub was fab and loved our pitch in a private corner of the grounds. Only thing was Couldn't get WiFi to work but wasn't a problem really and may have been as was at end of grounds

    We never saw the host once. We got a text the day we were due to arrive and that was it. There was supposed to be breakfast cafe on site but were not given any details about it and with no one to ask about it we were unable to use it or even know where it was. The pitch was basically in the car park of their B and B and that’s it. So wasn’t very impressed that we had to pay extra for our child. Their were no additional services for him so therefore no justifiable reason to charge extra. The only good thing was it was a stop for one night because we had a day out planned.

We the mill are sorry to hear that you are not happy with you're stay. Secondly we can only apologise you were sent you're confirmation text on the day you arrived. There isn't always a host on site, but there will have been someone in the mill it's self if any guests have enquiries.Due to covid we the mill haven't been serving breakfast but we don't have a cafe.

    Mill is a nice building but that is owners accommodation

    Basically this was a gravel car park with a tap and toilet . The pitches are all sat on a public foot path from 2 sides. It was like being in a goldfish bowl people walking past looking at you like you shouldn’t be there .lots of dog walkers passing with dogs not on leads coming right up to our van .had to put our dog in the van so she was safe . At £20 per night it was an absolute rip off . We booked and paid for 2 nights but left after 1 night as we couldn’t wait to get away we had to pay for another site but it was a proper site not a gravel car park.i did email the mill twice since we got home but they never replied.so if you have a camper van and want to stay somewhere like this go and park in Tesco car park it will be quieter and save you £20 a night .also there is nothing near it apart fro a pub on a busy rd .
