- Under 18s must be accompanied by their parents or legal guardians.
- Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.
- The site caters for families (immediate members) and couples only - bookings from all other forms of groups are not accepted.
- At least one of the party members must be aged 21 or over.
- Guests are advised to bring a good quality torch with them as parts of the site are unlit.
- Swimming in the lake is not allowed.
- If reception is closed on arrival: please contact the number provided on your booking confirmation.
- Fires, barbecues and/or firepits will not be permitted in dry, windy and/or hot weather conditions.

Liked: The start of the visit was a bit traumatic you have to go down a single lane road for the last half a mile or so (glad I wasn't driving) the sat nav takes you to a house which is 3 entrances too early, I phoned for help but only got a voice mail, fortunately we found it quickly, the turn is tight through the barrier and we caught the caravan on the entry keypad. The site has a new owner who is gradually making changes, they were away on holiday though so we only saw people who called by from another site. There is a new toilet block which is functioning but needs finishing. The showers (2 in the ladies) are actually fab but the curtain is hung too far in and sucks in to your body once the shower is on. Hubby says the gents loo is a bad flusher, there are 3 loos in the ladies they flush ok. It was really peaceful apart from a dog who barked a lot and there was a lot of grass cutting and strimming going on. They have a bar bus but that wasn't open, think they were opening it on Bank Holiday. There are some lakeside pods going in which looked nice. There are currently 30 electric pitches and some seasonal vans. The grass is mown right around the site so you can walk the dogs. If you speak to someone on site they will tell you how to cut through to the pub which is on another caravan site. The lake has lots of pegs but needs work to either build up or take out the old pegs which currently make it a bit difficult to net the fish. The fishing is good but will be better when the fish are different species and sizes, but it is early days and I am sure it can and will be a really lovely site. We liked it and look forward to seeing how it develops.

Liked: Absolutely beautiful site , peaceful, tranquil.
Nice fishing lake recently stocked with 600 mirror carp up to 6lb . Great pub round the corner.
The host Mark was very helpful and accommodating "he had everything that we forgot" .
Can't wait to go back

Liked: Lots of space lovely area, if your into fishing lovely
Disliked: Facilities not amazing, woke up at 3am with dogs barking next to us, gate on entry if you ain't careful you will hit the keypad with your caravan, people with dogs should be set apart from people without there is space to do this

Liked: Big pitches, relaxed atmosphere. Fishing pond close by and included. Bar on site. Clean shower/toilet block. Short walk to nearest pub
Disliked: Leaving at 10am, prefer a later check out but did not spoil our stay

Liked: Fantastic campsite located in a quiet area of Lower Marnham close to the tidal River Trent. A lovely small fishing lake which is well looked after with improvements set to adjust pegs following recent floods.
Martin was great and looked after the communal areas to a high standard.
New benches and a characterful ‘Bus Bar’ had just arrived which served as an on site bar serving alcohol for those wishing to relax with a few beverages.
Disliked: Campsite type is listed as “Tiny (1-10 pitches)
This is not the case. I would say there are between 12-15 hard pitch with electrical hookup along with a further 10-15 grass pitch with electrical hookup. Including a number of “off grid” pitches also.
This wasn’t a problem but if you are expecting a tiny site with few pitches, please be aware.

If you want piece and quiet this is the place to be

Disliked: At the moment new toilet block under construction otherwise current facilities a little basic if the site was full

Liked: Plenty of space. Quiet during the day. Friendly staff. Clean same-sex toilets.
Disliked: Site was hard to find; we had to phone for directions. Would suggest adding more directions on pitchup and/or adding to Google maps.
There was some noise at night from a nearby factory which kept us awake.
No bins. A bin for dog waste would be useful for this dog-friendly site.
Only reason we don’t plan to return is due to the unpleasant smell that came and went a few times throughout our stay (we live in the countryside and don’t think it was manure) - perhaps a nearby septic tank or drainage issue? Otherwise would have been a 5 star from us.
