- The park does not accept breeds/crossbreeds listed in the Breed-specific legislation (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).
- Facilities/activities including fishing are subject to extra charges payable on arrival.
- The grocery shop is open between 07/01 and 08/31.
- Discount cards and gift vouchers cannot be applied to bookings made via Pitchup.com.
- No bachelor/bachelorette parties permitted via Pitchup.com.
- Group bookings of 2 or more units (e.g. tent, caravan, RV or accommodation hire) traveling together are not permitted via Pitchup.com.
- The outdoor swimming pool is open between 05/01 and 09/30 (subject to weather conditions).
- Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.
- Your vehicle number plate must match what is provided in your booking as the site has a recognition system on entry. There is a £10 fee for amendments. From Sept 2025, the A382 will be closed at Whitehills Junction for 11 months, followed by a 12-month closure at Forches Cross. Diversions via the A383/Liverton and A380/Clay Pits Way will be in place: this will not affect access to Twelve Oaks Farm Caravan Park but will affect getting into the local town. Each pitch includes 8kW of electricity per day as part of the site's fair use policy. If you exceed this allowance, additional electricity will be charged at £0.37 per kWh and must be paid via the Metpow app.

Liked Lovely pitch, trees and hedges were great for some shade. Loved the swimming pool in the heat! Very well stocked shop with own produce. Enjoyed our meal from the cafe, delicious and very reasonably priced, served by very helpful and friendly staff.

Liked Site overall well established over years a great element of privacy which most people enjoy,showers and toilet facilities excellent,very well kept site.didnt like the facility of paying by apps for electric,weak signal and alot of older generation arnt very well educated with phone usage, however reception staff very helpful.
Disliked Paying by app for electric.hedges could do with a trim on connecting walkways,everything else great.would recommend especially for families

Disliked Some of the emplacements seemed narrow- although would be ok if cars encouraged to be kept at opposite of emplacement rather than alongside.

Disliked Requirement to register with something, I think, called mypower, before we could access electric hookup. This took us an hour to sort out, and seemed totally unnecessary as we were told we were unlikely to exceed the allocated amount. The wi-fi is not free, and extremely slow or unavailable.
