Occupancy
- Group bookings of 2 or more units (e.g. tent, caravan, RV or accommodation hire) traveling together are not permitted via Pitchup.com.
- No bachelor/bachelorette parties permitted via Pitchup.com.
Pool
- The outdoor swimming pool is open between 01/05 and 30/09 (subject to weather conditions).
Dogs
- The park does not accept breeds/crossbreeds listed in the Breed-specific legislation (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).
- Your vehicle number plate must match what is provided in your booking as the site has a recognition system on entry. There is a £10 fee for amendments. From Sept 2025, the A382 will be closed at Whitehills Junction for 11 months, followed by a 12-month closure at Forches Cross. Diversions via the A383/Liverton and A380/Clay Pits Way will be in place: this will not affect access to Twelve Oaks Farm Caravan Park but will affect getting into the local town. Each pitch includes 8kW of electricity per day as part of the site's fair use policy. If you exceed this allowance, additional electricity will be charged at £0.37 per kWh and must be paid via the Metpow app.

Liked Looked safe for young children, the pool is a bonus. The near by walks were stunning excellent for dogs.
Disliked The full service pitches are right by the exit, there is allot of coming and going, unfortunately not very relaxing. They also used allot of quarry dust in the gravel paths and patches, which is constantly being thrown up into the air with passing traffic. We had two dogs with us which made it worse. Everything was covered in dust, it took hours to clean our van. I would opt for a grass pitch if possible.

Liked The heated pool and location was great.
Disliked Very miserable staff on reception, not great first impressions. Music is booming in the toilets. And there is no warden, in the field we stayed there were a big group partying and taking drugs all night and stayed up until 5am!

Liked Everything! Took our two grandsons who absolutely loved it! Pool was fantastic lovely temperature & plenty of seats & loungers, staff friendly & facilities modern & clean!
