Twelve Oaks Farm Caravan Park is a quiet family-friendly park set on a working farm around 10 minutes' drive from the historic market town of Newton Abbot. It's within walking distance of the Templer Way heritage trail and a huge country park, as well as a flat and family-friendly cycling trail through woodlands and around lakes to Dartmoor National Park. The outdoor pool is always warm as it's heated by the site's biomass heating system, and there's a fishing lake within walking distance of all pitches. The site also has a small play area to keep the kids entertained. The dishwashing and laundry facilities are housed within the award-winning heated toilet and shower block. Twelve Oaks Farm Caravan Park is easily accessible from the main roads that run either side of Newton Abbot, making the park well placed for shopping trips and evenings out to Torbay, Exeter and Plymouth.

  • At least one of the party members must be aged 18 or over.
  • Your vehicle number plate must match what is provided in your booking as the site has a recognition system on entry. There is a £10 fee for amendments. From Sept 2025, the A382 will be closed at Whitehills Junction for 11 months, followed by a 12-month closure at Forches Cross. Diversions via the A383/Liverton and A380/Clay Pits Way will be in place: this will not affect access to Twelve Oaks Farm Caravan Park but will affect getting into the local town. Each pitch includes 8kW of electricity per day as part of the site's fair use policy. If you exceed this allowance, additional electricity will be charged at £0.37 per kWh and must be paid via the Metpow app.

Liked The site was very clean and tidy. The reception team and staff were very happy to help with any problems. There was also a well stocked shop. They also have a butchers shop selling their own beef and game. And a takeaway food shop.
The toilets and showers were clean with radio music playing. They have Also been given a platinum rating by an outside organisation. For many years.

Disliked There are MAJOR roadworks on the A380 which is the main road to Newton Abbot. Which made using a satnav to get to the site very difficult. And wastes a lot of time!!!!!!

Liked The whole site is spacious and very friendly staff. Clean amenities and on site takeaway, laundry and shop. The site is very quiet and it's accessible to many seaside resorts in the local area.

Disliked Unsure when on site shop is open or not during quiet times during the week I.e Monday to Thursday.

Shower heads not adjustable.

Liked Each pitch is generously sized and as the site is terraced it means your view of the surrounding area isn't overcrowded. The toilet block is excellent and piped through with Smooth Radio 24 hours a day -- if that's your thing. And as a working farm, its own produce is available in the shop and also cooked in the on-site cafe trailer. We can highly recommend the beef burgers and home-made pasties -- zero food miles!

Disliked You have to sign up to Metpow and download the smartphone app to access your electric hook-up. An allowance of 10kW per day is given free, and anything over this is chargeable.

Liked Really loved staying here, site clean, quiet, plenty of space, the most helpful and friendly staff. Dog walk brilliant, hot food convenient.

Disliked The app for electricity was the only thing to let this sote down.

Liked My granddaughter and I stayed 2 nights and found the camp well laid out and beautifully appointed. All areas were exceptionally clean and tidy. Staff were really welcoming and helpful, and prices on site weren’t over inflated. I was on my first trip without another adult and the camp felt really safe, peaceful and had a great atmosphere.

Liked What a gorgeous site am loathe to big it up because one day it will be full and we won’t get a spot! But selflessly, I will say it’s beautiful it’s spotless , toilets / showers immaculately clean, the staff are lovely chickens baby cows are on show in a little field , outdoor pool gorgeously quiet surroundings loved it well done

Liked Love this site, well laid out, quiet overall and great facilities. Edpecially love the food at the snack van weds to sunday.

Disliked New electricity app. Arrived with two dead phones after reception shut so downloading the app was an issue.

Liked The pool, the setting, the location for nearby places as in Torquay etc. cleanliness was a high standard.
The people running the site and their friendliness.

Disliked Anpr on barrier for re entry never worked the whole week for our vehicle and kept having to buzz to be allowed entry.

Twelve Oaks Farm Caravan Park also lies halfway along the Templer Way Heritage Trail, a walking route that uses a mixture of rights of way, permissive routes and minor roads to link the seaside town of Teignmouth to Haytor on Dartmoor. The Stover Canal, which was once used to transport granite from the moors to the harbour, is also a short stroll from the park. The woodland, grassland, heathland, marsh and lake areas of the 114-acre Stover Country Park, designated a Site of Special Scientific Interest, is half an hour's walk away. The park has a visitor centre, an aerial walkway, a bird hide and picnic areas. Also running through the country park is the Stover Trail – a traffic-free cycling route that connects Newton Abbot to Bovey Tracey, extending towards Lustleigh and Moretonhampstead in Dartmoor National Park.
