Twelve Oaks Farm Caravan Park is a quiet family-friendly park set on a working farm around 10 minutes' drive from the historic market town of Newton Abbot. It's within walking distance of the Templer Way heritage trail and a huge country park, as well as a flat and family-friendly cycling trail through woodlands and around lakes to Dartmoor National Park.

The outdoor pool is always warm as it's heated by the site's biomass heating system, and there are two fishing lakes within walking distance of all pitches. The site also has a small play area to keep the kids entertained.

The dishwashing and laundry facilities are housed within the award-winning heated toilet and shower block.

Twelve Oaks Farm Caravan Park is easily accessible from the main roads that run either side of Newton Abbot, making the park well placed for shopping trips and evenings out to Torbay, Exeter and Plymouth.

The outdoor swimming pool is open between 29/05 and 30/09 (subject to weather conditions).

Discount cards and gift vouchers cannot be applied to bookings made via Pitchup.com.

Facilities/activities including fishing are subject to extra charges payable on arrival.

The grocery shop is open between 01/07 and 31/08.

Bookings must not be for more than 14 consecutive nights.

Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.

Group bookings of 2 or more units (e.g. tent, caravan, motorhome or accommodation hire) travelling together are not permitted via Pitchup.com.

The campground/park does not accept breeds/crossbreeds listed in the Dangerous Dog Act (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).

At least one of the party members must be aged 18 or over.

Please note, if you are bringing a large tent over 2.5m x 6m or 15 square metres, then you will need to select the 'supplement large unit' when making your booking

    Mostly everything, the staff were very friendly and welcoming, the swimming pool was really nice.The shop was really well stocked I recommend the Mars bar rice crispy cakes (yummy).

    Disliked: 

    The only dislike was that the toilets were a bit far away from the pitch and it wasn't the most well lit walking down.

    Excellent site, music in the toilets/shower block was a nice touch...who doesn't like to have a sing along in the shower?! It had everything from an outdoor pool, well stocked shop & even a field kitchen which opened in the mornings for breakfast & evening for tea if you didn't fancy cooking. A good sized play park for the kids & the staff were super friendly!

    We stayed here for 5 nights. The site was bigger than expected, however the site was immaculate there were plenty of showers and toilets. These were really clean and were regularly being cleaned. The shop and food outlet on site was great. There were plenty of bins on the site, which were emptied several times a day.
    Although the site was larger than we thought there are plenty of things there from the pool, walking paths, dog walking areas, there are chickens and a cute calf at the entrance to the site.
    This is a very clean, well organised campsite we will be back and we are looking forward to our next stay.

    Really nice clean site with good facilities.

    Disliked: 

    We booked a premium pitch which after a quick walk around the park turned out to be probably the worse pitch on site. Not level. Next to the main road and walk way in and out. The hard standing is just made up of a low quality MOT which has turned to dust. With no rain this meant big clouds of dust covering everything. The pitch also had no grass. When politely raised with reception they became defensive very quickly which was just unnecessary. The solution of dousing the paths then just made them into a grey sticky mud which was even worse. An alternative pitch was offered but put us a big distance away from family and the toilet blocks. We lived with the pitch but I would recommend dialing in the attitude. :)

    The site was very clean, the toilets and were clean, the swimming pool was clean and not busy. The food on site was lovely. The staff were lovely too, I really don’t have a bad word to say.

    Shower facilities were lovely and clean.

    Disliked: 

    Very noisy at night (after 11pm) - we were place in the middle of several families (who were lovely but stayed up until the early hours) who had come away together and got very little sleep. Yet in the first week we did not get a joining pitch next to my mum & dad. Just think the placing of us amongst a group should of been thought out more, we had two young children. We did make the owner aware, I believe several campers close by did. But they were not the only group being loud at night. We go camping every year and are always prepared for a bit of noise - packing ear plugs but this was beyond them! Previous campsites we have had security/staff checking at night which I think would help.

Twelve Oaks Farm Caravan Park also lies halfway along the Templer Way Heritage Trail, a walking route that uses a mixture of rights of way, permissive routes and minor roads to link the seaside town of Teignmouth to Haytor on Dartmoor. The Stover Canal, which was once used to transport granite from the moors to the harbour, is also a short stroll from the park.

The woodland, grassland, heathland, marsh and lake areas of the 114-acre Stover Country Park, designated a Site of Special Scientific Interest, is half an hour's walk away. The park has a visitor centre, an aerial walkway, a bird hide and picnic areas.

Also running through the country park is the Stover Trail – a traffic-free cycling route that connects Newton Abbot to Bovey Tracey, extending towards Lustleigh and Moretonhampstead in Dartmoor National Park.

No refunds within 4 weeks of arrival date.

Modifications are subject to a £10.00 ($19.99) fee.

Bookings cannot be amended within 21 day(s) of arrival.

The campground/park is not liable for any refund in the event of force majeure.

No refunds/discounts for inclement weather, late arrivals or early departures.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancellations and for your property/injury whilst away.

Please note that your deposit is paid to Pitchup.com and is non-refundable.

Payment

Deposit transferable during COVID-19. Twelve Oaks Farm Caravan Park will debit the balance from your card 4 weeks before arrival, or if the arrival date is sooner than 4 weeks then the balance will be taken immediately.

Sites: a £10.00 ($19.99) deposit is required on arrival and will be refunded on departure when returning the gate badge/barrier pass/toilet keys.
