Potential for Improvement OVERPRICED

Aug 2026

Liked Friendly welcome Great pub with excellent food. Book a table to avoid disappointment. Enjoyed our stay but mainly because of the pub. Despite my honest comments below if the owners cleaned up the site and refurbished the toilets I would book again but mainly because of the Railway station which was a train spotters dream and the excellent pub.

Disliked I can understand why there have been negative reviews. In the area we were in, you were crammed in like sardines. In fact on ONE pitch which was larger there were two motorhomes and a tent box. Very little space. However the rest of the site was open plan and looked quite nice. Lots of large commercial vehicles on site. The toilet block was a disgrace and it was like steptos yard full of junk around with old tyres and the rubbish collection was just an open skip. Way over priced at £38 a night.

A Pefect Weekend with Lovely Attentive Accesible Hosts

Jul 2025

Liked A wonderful friendly welcome from Julie and David. Pitches and facilties perfectly maintained. We were on the new fully serviced area. A working farm and fascinating to see the sheepdog rounding up the sheep in the paddock adjacent. Not far off junction 41 on the M6 but you hardly heard any traffic noise. Penrith town centre with 3 large supermarkets only 4 miles away for supplies and a go outdoors if you need anything for your van. Much quieter in this part of the lakes and great for cycling and exploring. Our only trip out was Eycott Hill a Cumbria Wildlife Trust facility with lovely walks and fantastic views of Blencartha. Small playground for the kids. A pity we only had time for two nights but we would have no problems visiting again.

Let the Site know Your Dimensions at the Time of Booking

Jun 2024

Liked Can’t fault the reception made to feel welcome and a lovely well laid out campsite with bar and cafe. Shower block a little dated and small for the size of the campsite but immaculate. Lovely views of the sea and Whitby and nice walks from the site. Bus stop 10 minutes walk for a regular bus into Whitby only 4 miles away. Sainsbury’s Superstore 3 miles. Perfect location if visiting the Whitby area.

Disliked These are not dislikes as such and maybe pitch up should change that term. I have to agree with other reviewers that the pitches are small and the caravans are too close together in my opinion. With the possibility of the car from the caravan next to you parked on the grass adjacent to your caravan window (not sure if this is allowed anyway) and adjacent awning very close. Our caravan is 7.54 in length but would not fit on the pitch as the A frame was on the roadway. However I popped down to reception and the lady moved us to a larger pitch not being aware of our length which although full details are on my profile on pitch up the site only received information that we were 2.5m wide. It wasn’t a problem at all to move but if the site was full we would probably have had to leave but maybe not as the lady said we could go back further back and could put the rear legs on the grass. Pitch was 6.5m in length I believe. There are some comments re having to pay extra for electricity and buy as a minimum a £5 electricity card which we bought. We were there 3 nights and had £1.49 left after 3 nights but we left at 6pm on the 3rd night. We never planned to stay the 3 nights as I was working the next day but wanted a late departure. For info the first night we used electric for our heater and water fridge and charger and used £3.20 it seemed to go down quick. Gas for kettle and cooking. When we realised in the morning we might run out we changed over to gas for heating, water and fridge and hardly used any electricity after that. There were only 4 cubicles for showers and I was unable to use them first thing as there were queues. So not big enough to cater for all the tents, pods and tourers but wasn’t a real issue as we had our own facilities in the caravan anyway. Also this is not a dislike as we had 3 kids with us caravanning when they were young but I wouldn’t describe the site as peaceful as there were hoards of kids on bikes and playing and noise. No sign of parents. We supervised our kids when we toured with them .Good for families I guess but there were two play areas hardly used so don’t expect a peaceful time. My only other issue was we paid £12 extra for an awning on pitch up but on arrival we were asked if we were putting up an awning. Due to the weather forecast we said no. So in hindsight I should have asked for a refund or maybe next time don’t pay for the awning and pay on arrival if you are wanting to put up an awning. Lesson learnt. These are my honest opinions and observations rather than dislikes. Not withstanding the above we did like our stay and it was nice to see the kids enjoying themselves although a little noisy.

Peaceful Stay. Close to Eden Camp.

Apr 2024

Liked Excellent pitches with all your facilities. Very well maintained site a short strolll into the village. Well stocked shop for basics and friendly staff. Excellent ensuite toilet shower block half way up site. Great access to Malton. Visited for Eden Camp which is not far.

Disliked Nothing to dislike in relation to the campsite but just for info mobile phone coverage poor here for 02 and three. You can buy wifi from a link from site though.

How Cool. A Caravan Site Within a Walled Garden

Oct 2023

Liked The peace quiet and ambience of staying on a caravan site within a stately homes walled garden. One of the few sites the Mrs said she would comeback to and not only once. Great walks around the grounds. A short stroll down to the banks of the River Tweed and to the Union Bridge. They also have a bus service outside the house. It’s the 32. Check times but it doesn’t run on Sundays. Great if you want to get into Berwick, 5 miles, and leave the car onsite. Big Morrisons nearby to for your shopping. It was a very pleasant experience staying at Paxton House. Would also be an excellent stop off if going further up into Scotland as it is only a couple of miles off the A1. We went round the house which was very interesting cost £12 and the house has a decent cafe too. 10 minutes walk to pub in village.

Disliked This is not a dislike as such because we have our own facilities in the caravan but there is only two wet room type toilets. The good thing is they are accessible though.

Sep 2023

Liked A lovely friendly welcome peaceful site. Beautiful area. Lakes Close by. One of my favourite sites on our 18 day tour pity we were only there one night.

Disliked Very tight trying to manoeuvre around the site and pitch a 7.54 metre single axle caravan. More suited to small caravans and camper vans. For this reason wouldn’t stay again although one of my favourite sites on this tour.

Great for Overnight Stop. Not far from Motorway.

Sep 2023

Liked Friendly welcome and choose your own pitch. Not sure wether this is normal but told no need to go back to reception to let them know where you are pitched. Right next door to River Soane lovely location. Not much in town though. Decent bar next door. Great stop off site. We stayed for two nights and found watching the river cruisers passing very relaxing. Bike track along the riverside. I think a lot of people just use the site for one night as saw quite a few vans not even bothering to unhitch.

Disliked These issues would not put me off staying again because of the location and friendly welcome but for information. The site is not well maintained the grounds anyway which might be off putting to some. Also be careful of the narrow road and trees to pitches as you enter. Have a look round and choose your route to your pitch. No toilet paper in the loos but I had read a review on that and was prepared. The toilet blocks were dated but functional. No facilities bar shop onsite and no shops in the town only found one bar apart from the one next to the site which was excellent. There is a big supermarket and fuel 1.5 miles away. No signage for the site until you are right on top of it.

Excellent Site Near Calais

Sep 2023

Liked Only a few miles from Calais. An excellent stop off before a long drive to your holiday destination in France. Friendly welcoming staff. Good bar and spotless facilities. We also used this site on our way back and reception had closed but not a problem the manager left a note on the reception door to choose a pitch. And they would see me tomorrow. We were only there one night so had prepaid. Chose our pitch near reception and left early for our return ferry to the UK. Although we were only there one night on the way to our holiday destination and one night on our way back I could easily have stayed a few more days. Turn right out of site and a couple of miles is a carfor and a Lidl and 24hr fuel. As you can’t take anything to France this was a welcome bonus.

Disliked All good.

Lovely and Peaceful but Watch the Trees Perfect Stop Off Site

Aug 2023

Liked Lovely friendly welcome. Good English spoken. Peaceful countryside location on a vineyard just a few miles from historical Orange. Not far off the motorway. We used the site for one night as a stop off further south but could easily have stayed and explored the area for a few more days. Swimming pool and nice bar and restaurant onsite.

Disliked Watch the Trees. Couldn’t swing the caravan round at top of site so had to unhitch and it must have been the longest distance I have used the mover. Initially I was given a pitch near reception but couldn’t get the caravan on it although it was enormous. It was just the hazard of the trees.

Welcoming but Difficult to Pitch a Larger Caravan due to Slope.

Aug 2023

Liked A brilliant location for lake activities bike riding and walking. Staff were lovely welcoming and friendly and spoke good English. Historical town of Langres Close by. We used the site as a stop off on our journey south. Is about 350 miles from Calais. Only stayed two nights but could easily have stayed a few more days. Nice restaurant lovely views over to the lake.

Disliked My only issue is that on the top of the site where we were sited it was extremely slopey and very difficult for a 7.54 metre caravan to pitch also there was dog faeces on the pitch. Maybe the staff should check the pitches before they site you and maybe give some thought to how a larger vehicle is going to reach and site their van on a very sloppy pitch at the top of the site when there were plenty of free flatter pitches further down. I maybe could have asked for a different pitch but why should I. Sorry for the low marks but you need to pay more attention to where you put larger caravans and check the pitches for cleanliness on a regular basis.

Lovely Peaceful Great Views Proper Countryside Campsite

Aug 2023

Liked A lovely small independent peaceful campsite with great views. Not many rules common sense is the name of the game. Friendly welcome from Brian and John. Cleveland Hills on your doorstep. Only 3 miles from Stokesley so will be a great campsite for the Stokesley Show on the 23rd September this year. Golf range and adventure golf in Stokesley also. Lord Stones Country Park 3 miles. Two large shower/toilet rooms. Unisex. Your own private shower room. With free running hot water. Dishwashing area with other toilets to the side if shower rooms in use. Very clean. I can see us coming back many times in the future.

Disliked Minor point. I would have liked an earlier check in 3pm seems a bit late for a campsite these days. May have something to do with Brian having to look after the small glamping village (Southview Holiday Village) adjacent. Early arrivals not recommended you will just block the entrance. 11am departure was okay.

Impeccably Maintained and So Very Peaceful and Friendly

Jul 2023

Liked A very friendly welcome and walked to our pitch by James. Nice helpful and both naturally friendly and attentive. Impeccably maintained campsite wardens busy busy always making sure the site looked nice. It was so quiet I haven’t slept so well for years. Lots of interesting history to as the site as adjacent to the old RAF Wombelton where the Royal Canadian Airforce were based during the Second World War. If you get a map from reception you can have a walk round the old airfield. Part of it is used for recreational flying so you can’t go on there. One evening we had our own private aerobatic display. Pub one mile walk and there is a bus stop there to. One of the best campsites we have been to and hope to go back again in the future. Thank you guys for an excellent stay.

Liked Thé ambience. It was so peaceful and quiet a most relaxing weekend. Lovely having a stroll around the lakes and watching the geese and ducks tend to their babies. Excellent weekend

Aug 2022

Liked Outdoor shows put on a fantastic weekend and we really enjoyed it. The weather was great. The re-enactments were exceptional and very dedicated people keeping history alive and putting on some very interesting and thought provoking displays which made you think what people have endured in the past. The marquee entertainment was also excellent and fun and a decent pint UK bars did good too. Hope the owners don’t take offence…

Jan 2022

Liked Hope the owners don’t take offence to my negative feedback. It is the area and absolutely nothing to do with their lovely campsite. Proximity to the Railway Station a five minute walk giving easy access to Barrow Haven and Barton Upon Humber Grimsby and Cleethorpes. The site itself is quiet with excellent facilities and the Alpacas are full of character. A credit to the owners.

Disliked Small pitches about as wide as my motorhome. This is about the area and not the campsite and for information. Not an appealing area as previously commented on.Abandoned caravans and lots of rubbish around the corner (no fault of site). Run down hamlet no facilities or shops. There is a community centre with a cafe in.Opposite an industrial estate fork lift trucks working 24hrs with hazard warnings sounding. If you are a light sleeper prepared to be disturbed. Basically not near anything within walking distance. I turned right out of the site for a quick walk and was accosted by a guy from a cottage and told in no uncertain terms this is a private road and he was fed up of stopping people. Maybe the site know who I am talking about but I found him aggressive and off putting.

Recommend to friends Visit again

From the manager: Not sure how your motorhome is over 11 meters wide the specific pitch you was on was hardstanding/ grass as you ordered at 11meters wide all hedged for privacy and protection from the elements. The abandoned caravan you refer to is not on our site? Or anywhere close by that I've seen, so not sure what your referring too in the slightest on that 1, The village is a working class village with a dock that has a wood yard working 6am- 10pm and can be sometimes heard in the distance. I do not have any control over how the villagers keep their propertys or what they have in their gardens, The village is very small and consists of a pub Chinese restaurant and a cafe within 10 mins of the site, and a train station and bus route. It's very clear that we are on a dead end road which is what makes our site so quiet and peaceful, the big yellow gates at the end of the road just past the farmers House with private written on are usually enough of an indicator that your probably not going to get a big hug and a smile if you attemp to go past it. Again abrupt farmers are not our domain either, 99% of our guests love the peace and enjoy the abundance of wild life along the humber estuary, the beautiful walks on the many public rights of way Around the outskirts of the village, Or even remain on site for the Alpacas and peaceful camping watching the many wild birds. Not looking in the local villagers Gardens looking for something to dislike, it's not the prettiest village it is what it is a small quiet old ferry port village with a lot of terraced houses.

Liked Tucked Away in Your own Private Bay with Fire Pit Supplied. Easy 30 minute walk into Kirbymoorside but a bus stop at the end of the lane on the A170 only cost £1 each. Had a nice meal at the Kings Head. Nice quiet peaceful site even though backs onto the main moor road. Friendly welcome from owner to check everything okay and enjoyed the ambience of using the fire pit with a glass of red wine.

Disliked Nothing

FOR HEALTH AND SAFETY THE EVENT SHIULD HAVE BEEN CANCELLED

Aug 2020

Liked The electric hook ups were efficiently ran. However the weekend was a complete washout so difficult to like anything else except a big shout out for the staff who worked tirelessly in atrocious conditions rescuing people. However they should never have been put in this position by the organisers. A bonus on the Sunday when the weather cleared,Friday street turned up and played some great music boosting moral.

Disliked There was no planning by the organisers when there was plenty of warning that a storm was approaching. They just let people get on with it. It can't be right that people were towed onto pitches because the site had become a complete quagmire. For health and safety reasons the event should have been cancelled. It was dangerous especially for tents. Luckily I was in a caravan but even that took a buffering in extreme wind and rain. Even the portaloos were being blown over fences.
