Blackwater Farm is an adults-only farm site for guests aged 20 and up overlooking Bodmin Moor in Cornwall. The farm is located in a quiet spot along a country lane bordered by wildflowers and has basic but functional facilities for a comfortable stay in this scenic wildlife haven.

The farm's facilities include a composting toilet and a fresh water tap. The pitching field also slopes down towards a shallow stream where you can relax in fine weather. As well as sheep and donkeys that you'll see on the way, chickens might come close to your pitches, as they are free-range.

While dogs aren't allowed on site because of the livestock, a kennels is located within a quarter of a mile if you want to take your dog out on day trips.

Blackwater Farm is on the edge of the small village of Dobwalls and is approximately a mile from the nearest local pub. Handily for walkers, the site also has direct access to the fantastic Caradon Trail, opening up countryside walks in almost every direction.

Please note

No naked flames are allowed inside the hired accommodation units.

This is a quiet park: no music is allowed.

No bachelor/bachelorette parties permitted via Pitchup.com.

Minimum spacing of 2 metres between pitches.

No cars/motorcycles at the site. All cars must be parked in the designated area.

Bookings must not consist of more than 2 different households.

At least one of the party members must be aged 25 or over.

Guests are advised to bring a good quality flashlight with them as parts of the park are unlit.

Guests must bring their own duvets, pillows, sheets and towels when staying in rental accommodation. You will not be allowed to stay if you do not bring these items.

Protective masks must be worn at all times in common areas.

Please note that the toilet/shower facilities are unisex.

Bookings must not be for more than 14 consecutive nights.

Group bookings of 6 or more adults are not permitted (couples and immediate family members excepted).

Guests under the age of 20 are not allowed on site.

There are no garbage cans onsite: all garbage will need to be taken home with you.

There are one compost toilet and one shower tent serving the site. The shower has a solar bag and fresh water but this will only be warm on sunny days.

    Nothing was to much for them! We had forgot to get butter and around 8pm, The host brought us out a pot of butter.. it made our evening as we were able to have are crusty rolls 😀

    Location was amazing, loved the fact the sheep and chickens came up to you.
    The bell tent was well equipped and the hosts Lisa and her husband were amazing and nothing was too much trouble!!!
    The campfire was really romantic and a nice touch.

    Myself and my partner even got engaged whilst staying here.. We were out sight seeing nearby at Tintagel Castle when I popped the question and when Lisa found out she left a bottle of champagne and card in the tent.

    Disliked: 

    The only downside I'd say was the road noise from the A38 but that can't be helped plus it was Bank Holiday weekend!!
    I managed to sleep but my partner found it difficult.

    Location, availability of space and access to amenities, hosts and tent quality. For what we paid, having access to our own camp stove and gas was a welcome bonus and the airbeds were appreciated. Loved being in the field with our woolly companions, we could watch them for hours!

    Blackwater warm is so lovely! Staying in a field with Chickens and Pigs! Compositing Toilet, Solar Shower, bins and the car park was all close by, so not far to walk! A communal campfire to use as well! It was so nice just relaxing and seeing some chickens wander past! Lisa is so friendly and helpful and the Breakwater Breakfast she brought to the tent was delicious! Highly recommend the breakfast and highly recommend staying here. It’s not far from Liskeard either to get food supplies from the shops. The site is off grid so remember those torches and power banks if you need your mobile, the mobile signal was 3G/4G if that is important to you! One last thing, if it’s a clear night you can see SO many stars! Remember to look up!

    Disliked: 

    The only downside is that it’s right next to the A38, but you can’t move the road! It does quieten down late in the evening. It just becomes a general background noise so didn’t annoy us at all.

    From the first moments we arrived at blackwater we knew we were going to have a great time. The owner, Lisa, was so friendly and kind and could not do enough to help. The tent was clean and had everything needed in. We loved meeting all the farm animals and especially loved the beautiful Chase, who accompanied us around the fire pit to toast marshmallows with at night. Being off grid and around no one for them few days were exactly what we needed! Cant wait to come back!

    Loved all the animals and the fact that you can order a Blackwater Farm fry up in the morning! Loads of amazing walks nearby including minions and gold diggers quarry which was such a highlight!

    Disliked: 

    Maybe the road being so close, but we did get used to it and it actually lulled us to sleep on the second night.

    Area. Difficult to find. Traffic noise from main road. Outside furniture old and tatty and needs replacing. Ran out of toilet roll in the facilities, no spare and not replaced.

Please text and let me know if you run out of loo roll as I do check the facilities regularly but sometimes the increase in usage is difficult to predict. I agree about the furniture, the wood is weathered, we are a reuse, recycle and repurpose site and don't buy new if items are still functional.

    The location is amazing! Basically liked every single thing about our stay their. The lady host was super friendly and so kind! She helped us with so many things with a sweet smile on her face.
