- Group bookings of 2 or more units (e.g. tent, touring caravan, motorhome or accommodation hire) travelling together are not permitted via Pitchup.com.
- The outdoor swimming pool is open between 01/05 et 30/09 (subject to weather conditions).
- The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act (i.e. XL Bully, Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).
- At least one of the party members must be aged 18 or over.
- The grocery shop is open between 01/07 et 31/08.
- Facilities/activities including fishing are subject to extra charges payable on arrival.
- No hen/stag parties permitted via Pitchup.com.
- Discount cards and gift vouchers cannot be applied to bookings made via Pitchup.com.
- Your vehicle number plate must match what is provided in your booking as the site has a recognition system on entry. There is a £10 fee for amendments. From Sept 2025, the A382 will be closed at Whitehills Junction for 11 months, followed by a 12-month closure at Forches Cross. Diversions via the A383/Liverton and A380/Clay Pits Way will be in place: this will not affect access to Twelve Oaks Farm Caravan Park but will affect getting into the local town. Each pitch includes 8kW of electricity per day as part of the site's fair use policy. If you exceed this allowance, additional electricity will be charged at £0.37 per kWh and must be paid via the Metpow app.

Brilliant campsite! Top marks for spotless, modern loos and showers. Staff are super friendly and helpful, pitches are big and tidy, and the heated pool is a hit. Shop and food get the thumbs up too. Wi-Fi can be iffy, and a few pitches aren't dead flat, but overall, a great stay.

Liked We had really lovely time there. Well maintained, not too busy on fecilities, etc. Really nice warm pool. People seems to be holding up to the rules, especially night time as it was always quite there by 11pm the latest. Lots of places to explore nearby. We will definitely be coming back but hopefully for longer this time as we had 3 nights stay only and it wasn't simply enough. 😊

From the manager: Thank you for your comments and feed back I truly am disappointed you were unhappy with our standards as you will be aware it was very busy and we were under pressure not an excuse but some guests are totally disrespectful to us and indeed other guests, which I can only apologise for.
When we were aware the hot water wasn't hot we put a super charge on the boiler and turned on two emersions.
We have a no loud music or noise after 11pm which most guests comply to thankfully.
Not ever frequented Weatherspoon's I have no comment.
As the rest of your party know we do try our best to make everyone's Twelve Oaks experience a happy one.
Fantastic amenities, worth the regional price tag

Liked Great site with breakfast and dinner available on-site, plus a handy shop. It is close to nearby cities and just 10 minutes from a big Tesco and Go Outdoors. The park layout is excellent, featuring extra paths so you don’t interrupt other campers.
Disliked Prices are a bit expensive, though this is common for the region.

Liked Everything!Pool was actually heated! Lovely food, lovely family run business that they all get involved with and engage with you which I think is great! Everyone was respectful, atmosphere was just lovely. Right amount of people! All facilities was really clean, well presented.We will be coming back with more family next time and will be making this our traditional family camping holiday place! We traveled with our 4 year old son and 3 month old baby and it was just what we needed!

Liked Every thing, pitch sizes were great (we had electric grass pitch) farm shop on site which was great. We had a breakfast , absolutely fantastic and came in foil trays so you can take it back to your tent/ camper. Pool on site which was great. OP
Disliked Pool could have been bigger but it was 30 degrees so everyone trying to cool down
