- The outdoor swimming pool is open between 27/05 and 16/09 (subject to weather conditions).
- The restaurant is open between 01/01 and 31/12.
- Entertainment and activities are available between 01/04 and 28/10.
- The grocery shop is open between 02/01 and 31/12.
- The sauna (and/or hammam) is open between 01/01 and 31/12.
- The indoor swimming pool is open between 01/01 and 31/12.
- Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.
- The campground/park caters for families (immediate members) and couples only - bookings from all other forms of groups are not accepted.
- Continental touring caravans (caravans built with the passenger door on the right-hand side) are not permitted.
- Discount cards and gift vouchers cannot be applied to bookings made via Pitchup.com.
- At least one of the party members must be aged 21 or over.
- The games room is open between 01/01 and 31/12.
- A cable measuring at least 10 metres is needed for the electric hook-ups.
- Units longer than 10 metres are not allowed.
- The bar is open between 01/01 and 31/12.
- Bookings must not consist of more than 2 different households.
- Swimming in the lake is not allowed.
- The indoor pool, sauna and steam room will be closed for essential maintenance from 02 June until 10 July 2025. Ashburn Springs Leisure Complex and Amelia's Pantry bar and restaurant will be open all year except for Christmas Day and Boxing Day. Warren Retreat offers evening entertainment during February half-term and from Easter through October. Guests must obtain a permit from reception for fishing. Electricity is metered on site at £0.30 per kWh and must be paid onsite using a pre-paid topup card.

Great campsite, would 100% recommend!
7.5 metre power optional gravel and concrete caravan site
Liked The facilities were great, the touring pitches are really close too, not too far to walk and really clean showers and toilets. The food was expectional and the outside pool area was our favourite place, lovely to chill and relax in the sun with a good atmosphere!
Disliked The only downside was the showers were freezing in both the men and women’s blocks.

Liked Pleasant stay at a pleasant and clean site. Toilets and showers clean/plentiful. Pitches fairly flat although back of ours on a slope. Lots of entertainment and activities available for kids - free outdoor pool a huge bonus on sunny days! Entertainment staff full of energy and ready to entertain! Arcade very modern and cashless (uses a prepaid card which tickets get loaded on to too as well as the digital prize machine). Food nice too. Site felt safe with barriers etc.
Disliked Washing up area only had cold water, tepid at absolute best, making washing up difficult - especially camp type meals which can often leave things a little greasy.
Despite adding second car to our booking its number plate was never recognised for the barriers and trying to get through on intercom took a while at times - no specified ‘out of hours’ times to call the warden number.
Toilets were closed 15 minutes before check out time for cleaning meaning it was difficult to get young kids out for ‘one last try’ before a long journey home.

Liked The site was fantastic, facilities were extremely clean and well maintained and although it was peak season it didn’t feel overly crowded, great choice of things for kids to do and easy to get to plenty of places with things to do and see
Disliked -The Arcade isn’t very good with lots of machines out of action
- Tractor rides into Dawlish Warren are a great idea but only run Tuesday to Thursday had the sign said that we’d have planned our week differently
- touring pitches not entirely level bring plenty of blocks depending on your pitch
-electric not included in fully serviced pitch
