The area of the pitches, it’s all downhill from here.

Theses are the pitches, nicely spaced.
Plane spotter’s paradise. a view from the pitches.
The exteriors

  • Small tourer site with stunning views of Gatwick Airport in Sussex
  • Charlwood shop and pubs five minutes’ drive; Wakehurst half an hour
  • Dog-friendly site with free access to Ichi-Coo Park and Gardens
Yes, it’s all too beautiful… Offering a spectacular backdrop of the Sussex Weald, Ichi-Coo Park is set in an expansive hillside garden five minutes drive from Charlwood on the Surrey/Sussex border. With just a handful of motorhome pitches offering a bird’s-eye view over the runway at London Gatwick Airport, the site is a plane-spotter’s dream yet quietly set among 16 acres of cherry blossom orchards, water gardens and avenues of cypress trees. The pitches are off-grid but provided with water and sanitation. Barbecues are permitted on site, and you can pick up supplies in Charlwood’s village store, otherwise there are lots of pubs and restaurants within 20 minutes’ drive to keep starvation from the door. There are many walks in ancient Glovers Wood, as well as strolls around the site’s parkland, so any dogs accompanying you will be happy. The place is fun for kids too, as there’s a mini golf course, labyrinth and an area for kite flying to keep them happily occupied.

Unpowered concrete and grass motorhome site

Liked Well managed grounds, lovely layout, with grey waste outlet. Views over fields and surrounding country. We arrived late and left early so didn’t have time to appreciate the grounds, but Robin came out, late at night to guide us to the gate and show us where to park up. We were the only ones in. Pitch was pretty level.

Disliked Bit of aircraft noise.

From the manager: You’ll just have to come again, in daylight, so you can enjoy the gardens, John, and find that missing point that got stuck down the back of the sofa! 😉
Thanks for coming and I hope your drive home went smoothly. Cheers, Robin.

From the manager: It was lovely to see you both again, after your intrepid, if a tad scorching, adventures on the continent. I hope that A/C unit does the trick for you, so you can strike out further and deeper into the great wide world, in greater comfort! See you again, I hope!

Unpowered concrete and grass motorhome site

Liked We loved the location, and I don’t mean the proximity to the airport! There are plenty of great cycling routes and walking opportunities nearby. The park itself is a gem. It is worth staying just for the opportunity of exploring the garden. It is an oasis for body and soul. The smell the eucalyptus trees is so balmy and there are plenty of benches to sit down and enjoy the views. The owner is very kind.

Disliked Obviously the noise from the planes, but the ear plugs help and we slept well.

From the manager: Thank you so much for this honest review. I’m so happy that you enjoyed your surroundings and I sincerely appreciate your compliments. I also appreciate that aircraft noise can be disturbing if you’re not used to it. I have trouble sleeping in city hotels because of the street noise, which I’m not used to. During the pandemic, when all flying ceased, it felt like a zombie apocalypse, the silence was literally deafening. I do hope you’ll come back soon and I’d love to give you a tour of the garden and answer all your questions. 🙏

Liked If you like being in nature and can go offgrid then this site is for you! Beautiful land and gardens, the owner is lovely too and also very helpful (especially when we got lost!) there is a chemical disposal point and fresh water which is all we needed. Really enjoyed our stay and will definitely return!

Disliked As we only stayed for one night it wasn’t an issue but would be good to have rubbish disposal on site

From the manager: Hello folks, thank you for the review.
I’m very pleased you enjoyed your stay and would recommend us, that means a lot. 🙏

We absolutely agree, we are a bare bones site, intended for motor homes with own power but we do provide fresh water and waste disposal.

Do let us know if you can think of anything we could do to earn those missing 2/10 points.

Looking forward to seeing you again next time.

Unpowered concrete and grass motorhome site

Liked Beautiful setting - we chose it because it’s a small site and it didn’t disappoint. It’s a very short walk down the hill to ichi-coo park which is stunning and so lovely to walk round.

We had the site all to ourselves and chose the pitch the furthest from the entrance gate. Pitches are a decent size.

We sat and watched the planes coming into land and taking off at Gatwick - great view of the runway! The planes noise didn’t disturb us at all.

There’s grey water drainage and fresh water facilities.

Thank you Robin for providing such a beautiful setting 👏🏻

Disliked One of the local resident’ dogs were a little noisy and the exit gate is quite heavy and awkward but this didn’t take away from our experience.

Recommend to friends Visit again

From the manager: Thank you so much for your compliments, Sarah. I’m delighted you enjoyed yourselves. I’m sorry about the gate, I’ll get that looked at straight away! As for the dog, I’m so sorry, do you know if that was coming from across the road or further into Ichi-Coo?

Unpowered concrete and grass motorhome site

Liked Lovely site with flat pitches for only 5 vehicles so nice and quiet. Fantastic gardens to explore and the kids really enjoyed watching the planes taking off from Gatwick. There was a chemical disposal point and fresh water which was all we needed as our van allows us to be off grid for a day or two.

Recommend to friends Visit again

From the manager: I’m so pleased you all had a great time, Neil. Do please come back another time and thank you for you kind remarks. Good luck with all your future adventures!
Cheers, Robin 🙏
