- Under 18s must be accompanied by their parents or legal guardians.
- Group bookings of 2 or more units (e.g. tent, touring caravan, motorhome or accommodation hire) travelling together are not permitted via Pitchup.com.
- Group bookings of 4 or more adults are not permitted (couples and immediate family members excepted).
- Single-sex bookings of 4 or more people (couples and immediate family members excepted) are not permitted via Pitchup.com.
- No hen/stag parties permitted via Pitchup.com.
- Guests under the age of 12 are not allowed on site.
- Bookings must not be for more than 28 consecutive nights.
- Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.
- Continental touring caravans (caravans built with the passenger door on the right-hand side) are not permitted.
- At least one of the party members must be aged 18 or over.
- A cable measuring at least 20 metres is needed for the electric hook-ups.
- Guests are advised to bring a good quality torch with them as parts of the site are unlit.
- Please note that the toilet facilities are unisex.
- Fires, barbecues and/or firepits will not be permitted in dry, windy and/or hot weather conditions.
- 10 kWh per day of electricity is included. Any further usage is metered on site at £0.397 per kWh and must be paid at check-out.

Liked: Great communication from Anthony the host. Basic but very pleasantly surprising facilities- the toilet looked like a portaloo from the outside but was a proper toilet and very clean!
Disliked: Noise from the nearby road during commuting time. We were sleeping in the pop up roof which is like a tent so it’s probably not so noticeable in a caravan or motor home. Was OK during the night.

Hilltop shepherd's hut
Liked: Friendly hosts Bottle of Prosecco on arrival due to a possible miscommunication with website. Firewood delivered as needed during our stay. Beautiful views and horses nearby.
Disliked: Quite a long walk had me a bit breathless but I do have health condition. There was some creaking that affected me but I am a very light sleeper and obviously it’s a shepherds hut and you can realise that it will probably do that and will be a hard thing to eliminate. I managed to sleep a bit. my partner slept soundly and doesn’t have the same complaint. sleeping is his superpower however that’s just my opinion once again LOL

Liked: Nice view of hill behind campsite. Pub and vineyards within easy reach.
Disliked: ‘Peaceful country location’. In reality the campsite is very close to the corner of a busy road, with continuous traffic including large lorries. It is noisy throughout day and night. ‘Access to toilet facilities’. In reality, one portaloo that isn’t clean. ‘Looking out over the lovely vineyard views.’ In reality, the view is a small gap through the entrance, across the busy road. There is no clear sign for the campsite. Just a very small symbol of caravan/tent. Novoli Farm was not signposted. The entry to the field, two solid gates, was padlocked. We were not provided with the code for entry prior to arrival. The campsite was not fully secure. A car was able to get in late at night, park very close to our van, making it very difficult to get out the next day. The owners of the car were nowhere to be seen. Other, more permanent, campers didn’t recognise the car. There seemed to be little regulations for dog owners. Dogs were able to roam off the lead near the pitches, using the camping field as a dog toilet. As a result, we didn’t stay for the second night we had booked.

From the manager: Dear Guest, I am sorry that you didn't enjoy your stay with us and it was unfortunate that the weather was so poor that you didn't get to see the beautiful surrounding countryside. To address your points: We are located on the intersection of two country lanes (Barons Lane and Pump Lane), rather than a road, which is generally quite quiet, especially at night. The toilet is a mains connected, flushing toilet and is checked and cleaned every day, rather than a 'portaloo', which I believe is chemical and not mains connected. We have amazing views over the vineyard and a 12 mile view overlooking the Blackwater Estuary, from various vantage points within the site, but admittedly, not from every campervan window. Unfortunately, it rained the entire time, so you obviously did not get out to see them, by walking a short distance There was one dog on site when you visited. I chatted to the owner and made it clear that he must be in control of it at all times and any mess needed to be cleared. We cut the grass weekly and have not found any mess, but if you have any evidence, I would be keen to see it! The property is secured by a padlock and a CCTV camera looking directly at the gate. I was there to greet the car that arrived, to which they refer, so the site is fully secure. Apologies, however, if they parked too close to you. There is also the small matter of leaving without paying, which I followed up on and then the bad review followed, but no doubt a coincidence🙂. Kind regards

Liked: Facilities were so poor we stayed less than 5 minutes
Disliked: Facilities were poor and less than adequate for our needs. We booked for 5 nights, a student working in the area. Without showering facilities we had to book elsewhere and were on the site less than 5 minutes! The host charged us £40 for this!!! Completely unreasonable for the substandard facilities which were basically a portaloo! The host has zero compassion and is purely money driven! Wild camp rather than book and line their pockets! Cleanliness is not high on their priority.

From the manager: Dear guest, I am sorry that you didn't stay with us. As you are aware, you (the student working in the area) didn't actually visit the site, and that the site does not have it's own showering facilities, as clearly detailed on the Pitch-up website. What I did, however, suggest as a solution to your partner was that you could use, completely free of charge, the bathroom and showering facilities in our brand new shepherds hut, now on site, for the entire length of your stay. You will also be aware that Pitch-ups commission fees make up the bulk of the amount that you refer to. Cancellation policy is for no refunds within 5 days of arrival, but I refunded you 80%, as it was late on a Sunday evening, and impossible to find a booking for that day. I wish you the very best in your studies, but please read the questions in your exams, more closely than you did the Pitch-up website. Kind regards

Liked: I like the open space in the second field, the owner came to greet us upon arrival and communication with himself was pleasant. The view of the horses on the back field was lovely. The toilet was clean
