  • Peaceful family campsite in Yorkshire's pretty Aire Valley
  • A quarter of an hour's drive from Skipton and Saltaire
  • Within a quarter of a mile of bus stops and a railway station
Planning some travels that don’t rely on a car? This could well be the spot – Tip Top Campsite, on the banks of the Aire River, is within a quarter of a mile of public transport options like a railway station and bus stop, making it easy to get out and about exploring nearby places like Skipton, Ilkley and Saltaire. Not that there’s any reason to stray that far if you don’t want to. This site is in a great spot for exploring the surrounding Aire Valley on walks or bike rides – and amenities aren’t far off either. Steeton (a mile away) has a small supermarket, takeaway and restaurant, while the nearby village of Silsden (three quarters of a mile) has cafés, a larger supermarket and access to the Leeds and Liverpool Canal towpath. Staying on site for a while may well be an option, too – river fishing is allowed in the Aire if you've got the correct licence (although landing fish on the steep bank can be difficult), and the grounds are generally a supremely peaceful place to relax. The site is full of greenery, including over 800 willow trees and a small woodland by the beck that meanders through the farm. All of that foliage attracts wildlife, but the site is also home to domesticated animals like Kunekune pigs, geese, bees and hens that visitors are welcome to meet. Because of all the animals, please make sure that you use the designated dog exercise field if you're bringing a four-legged friend. Handily, the site also has two (7kWh) electrical vehicle charging points for guests to use.

What customers say

A grand spot with a lovely welcome and top-notch facilities. The wee piglets are a big hit with the kids! Some road noise, but you'll be grand. Great for seeing the sights.

Non-electric grass tent pitch

Liked Lovely site, nice clean toilets and wash areas. Can’t knock the facilities and so close to a supermarket too. We will be back again for sure. But the real draw is those little pigs you can go in and see. We LOVED it. The road is noisy but it’s not an issue and we did sleep. We will be booking again - I was even planning our next trip while I was still there

Non-electric grass tent pitch

Liked Great that you can choose your own spot to pitch on, fair amount of space between pitches despite it being a busy bank holiday weekend. Loved the animals on site! Loved that there was a latge supermarket 2 minutes down the road. Lots of takeaways nearby that delivered to the site, and great location to explore Yorkshire. Didn't meet the owners during our stay but easy to follow instructions emailed prior to our visit so easy to gain access on arrival.

Disliked Site is next to a very busy road, which was very noisy all through the night. The site was busy with it being a bank holiday weekend and some other campers left the showers, kitchen sink and toilets in a pretty horrific state (cleaned regularly by the site, not a reflection on the owners) but during busy times we had to wait for the showers to be cleaned later in the day so they were usable. We had some of our ice packs taken by other campers from the communal freezer, and toiletries taken when they were left in the toilets to use the showers. We also experienced some campers arguing between pitches and swearing at each other late at night. There was also a travelling fair set up for the weekend on the field adjacent to the campsite which played music from 12pm to 8.30pm each day so not the quiet setting we'd hoped for. Again, these negatives are not a reflection on the owners, just unfortunate that they happened during our visit, and lots of the campers, many of which were part of large groups over multiple tents, were not courteous guests, which tainted our experience of tbe
site.

From the manager: Thank you for your honest appraisal of the site.
It has been an extremely busy weekend and although we have 4 showers and a limit of 30 pitches, they are busy at predictable times of day. As for how they are sometimes left, that always disappoints us but they are cleaned 3x a day when we are busy. Things being taken is also unacceptable but we have known people take the full washing up liquid we leave out and swap it for a nearly empty bottle, our only alternative is to punish the 95% of people who are honest and not leave any out :(
Again, arguing campers is very rare but is always more likely when they are full of drink in an evening and the site is busy, i can only apologise for their behaviour.

Liked The site was great! Ground was excellent for tents. The facilities were very good and nice and clean. The overall look of the campsite was nice and we enjoyed spotting wildlife, such as rabbits and birds of prey. Being able to hop onto several local footpaths from the site was brilliant!

From the manager: Im sorry you didnt enjoy your stay.
We thought our investment in new showers, fire pits, picnic benches and communal area made us a little bit better than basic.
When we are busy it can take a few minutes between each person washing up for the water to heat back up fully and the toilet light is on a sensor so if you do take a little longer in there you only have to move for it to come on again.

Non-electric grass tent pitch

Liked Lovely little campsite. Great facilities, clean and spacious. Communal microwave, fridge, freezer and free charging using an extension cord so bring a plug! Fire pits and wood for hire at a reasonable price. Owners were lovely and happy to help. Located walking distance from two nice towns with an aldi just up the road. Bus stop right at the entrace to the campsite. Free wifi available, however only covers communal areas.

Disliked Located quite close to a larger road so if you are a light sleeper take this into consideration.

Local attractions

Once you’ve thoroughly explored the Aire Valley, there’s plenty more for walkers and cyclists to see over in the Yorkshire Dales National Park (20 minutes’ drive), or with a meander along the towpath of the Leeds and Liverpool Canal (five minutes). Or, if you’d like your outdoor time to be filled in a different way, perhaps try the Silsden Golf Driving Range (two minutes). Places for a gentle stroll are plentiful, too – maybe you’d like to wander the grounds of Cliffe Castle Museum and Park (10 minutes) and the gorgeous Bolton Abbey estate (20 minutes) or take a tour through the well-preserved medieval rooms of Skipton Castle (15 minutes). The Italianate architecture of ‘model village’ Saltaire (15 minutes) makes this another lovely place for a day out. For other options, take a trip to Ilkley (15 minutes) to swim in the river and try out its foodie shops, learn about one of the nation’s favourite literary families at Brontë Parsonage Museum (20 minutes) or visit the Royal Pump Museum and have tea at Betty's Tea Rooms in Harrogate (40 minutes).
