Morning view from the tipi
Luminous lake with row boats and canoes that can be used by guests
Plenty of room in the meadow
Family camp out

  • Peaceful site on the north Cornish coast
  • Five minutes' drive from the nearest beach
  • On-site lake for swimming, boating, and trout fishing
There is, perhaps, nothing better than landing your own trout on a campsite fishing lake... and then landing it in a pan over a campfire for dinner. Unless it’s waking up to the sounds of birds twittering and then – with luck – the sizzling sound of a bacon and egg breakfast being cooked by a considerate beloved and carried lovingly into your tipi? If you have a beloved who seems allergic to frying pans, you might think your chances of having breakfast cooked for you on holiday are approximately nil. But the romantic feel of this place might be catching: there’s been at least one proposal a year at Cornish Tipi Holidays near Polzeath on the north Cornish coast since it opened in 1997... This site's always a huge hit with families and kids, but grandparents, loved-up couples, honeymooners, weekend breakers, artists, surfers and painters, and all sorts of Cornish holidaymakers have bedded down in the woodland valley at Cornish Tipi Holidays over the years, so you should toddle along to it to see why it all works so well. Cornish Tipi Holidays is owned by Elizabeth, whose family has worked the farmland and quarries around this area for 11 generations, and she’ll be happy to give advice, info and directions to wherever tickles your Cornish fancy. So come one, come all – just be sure to remember the lemon, black pepper and, possibly, the champagne...?

What customers say

Lovely lake with free kayaks, great for families! Fishing, swimming, and peaceful vibes are a hit. Staff are friendly, cafe's good. Washroom reviews are mixed – some find them basic, others okay. Check-in hiccups and compost toilets had some folks grumbling.

Meadow primitive grass RV campsite

Liked We absolutely loved this site. Me and my two boys (10 and 7) stayed for 3 nights in a roof box tent at the meadow part. It was clean, quiet and relaxing.
The lake is absolutely stunning and we enjoyed the kayaks, boats and swimming. We also brought our paddle board and was perfect to practise standing up.
The tiki kitchen is absolutely stunning and the food was lovely!! The pizzas are cooked to perfection.
I loved there was an option to use flushing toilets as compost toilets isn’t for me, did try to use it once but the smell was just so strong i couldn’t do it and I took the lovely walk over the lit bridge each time. I liked the shower feel in the wood ones and the showers was nice and powerful, the only downside was the water would run hot and cold.
The staff are really friendly and pleasant

Disliked Wasn’t an issue for me but the hill down to the lake is quite steep, my youngest struggled with the walk back up.
There was no hot water for washing up.

From the manager: Thank you so much for your lovely review and great 10 out of 10 rating and wonderful you plan to return year after year!
It sounds like you really enjoyed the lake and using your paddleboard and so pleased you had a good time at the onsite cafe the Tipi Kitchen and liked the woodfired pizzas. We know that not everybody is happy using the composting units so we're glad you appreciated the choice of flushing ones nearby instead! There is a bit of a hill down to the lake but the gentler path is just round the back and only a couple of minutes' longer. See you next year!

very good site with soo much potential, shame facilities let it down!

Meadow primitive grass RV campsite

Liked woodland & outdoors, beautiful location.
Lake and boats were a fantastic added extra, really enjoyed spending time on the lake!
peaceful 😌
could hear the owls on a night
and watch the bats flying.

Disliked TOILETS!!
compost toilet is disgusting, the smell and the flies were awful. We were parked up in the meadow section and could smell the toilets from our van, It was awful!!
flush toilets were better but still not great! very basic, dusty, cobwebs on toilet rolls!

Showers were also terrible, smelt mouldy!! plug holes were like swamps, gunky and mouldy!!
meadow showers were draining outside of unit making a large smelly puddle, often plodged in when trying to enter/exit NOT NICE

From the manager: We're so pleased to hear you enjoyed the lake and the outdoor environment and the wildlife. We are of course so sorry that you did not have a good facilities experience with the loos & showers in terms of cleanliness. We do try very hard to ensure all our units & cubicles are kept clean, fresh & tidy but mistakes do happen and we can only apologize if things were not up to scratch during your stay. If you had mentioned this to a member of staff they would have taken remedial action immediately - we have since receiving your review doubled down on instructions to staff re cubicle cleaning rules. Thank you so much for highlighting this in your review and we hope to see you again in the future.

Village tipi (large)

Liked We just arrived back from Cornish tipi holidays and it was the best long weekend. The campsite was brilliant, we stayed in a field tipi which was perfect. It had everything in perfect distance with the toilets, showers, washing basin and a picnic bench right by us. It was in a great location with lots to do nearby, all short drives away. The kids loved the free kayaks and canoes and jumping in the lake. We would definitely recommend and return ourselves

Meadow primitive grass RV campsite

Liked It was a nice campsite and I came back after staying in the shepherd's hut a couple of years before. The tipi Kitchen was nice and there was a lot to look at on the site.

Disliked Tried to check in at reception honked the horn as requested waited for a further 15 minutes until going up to the tipi kitchen to try and find help to then go back down and wait ended up waiting around 40 minutes in total as we didnt know what information we needed to know before then deciding to just go and find a pitch ourselves to finally be greeted by a gentlemen up in the pitches who just made us aware of were the toilets was and no apology for the long wait, made us frustrated that we wasted a long time at arrival to be told something that took 30 seconds and made the weekend have a frustrating start as we were only staying for one night so we wanted to make the most of it.

Recommend to friends Visit again

From the manager: We're so sorry there was some confusion over your arrival time! It's something that can happen if campers are late (which happens a lot!) or early (which also happens more than you might think!) and if it's beyond our check in times we have a self-check in system which we think was meant to happen on this occasion but it seems that wasn't clear so we can only apologize profusely. We're a small team and although we try to have lovely people checking guests in they do have to go off duty as well. Great that you enjoyed our onsite cafe and the site itself.

Meadow primitive grass RV campsite

Liked Site was lovely, quiet, peaceful (maybe expect for the 6am peacock) but was great to have them roaming around during the day! The swimming lake was an absolute bonus for my partner and son, when the rain came (which it did) this was the perfect place to spend the day, the boats/canoes etc are an added bonus!

Disliked No hot water anywhere for washing up which isn’t great for me especially when camping, having to boil water with a small gas kettle multiple times was annoying and I don’t recall seeing that online. The toilets being outdoor with no real privacy or being clean also only having 2 actual hot showers also very rustic was a major no for me, I saw online that it had toilet/shower blocks but I wasn’t expecting it to be as rustic/outdoors as they were. I think pictures online would help rather than just a description.

From the manager: We're so glad you liked our site and your family enjoyed swimming and boating with the canoes & kayaks.

We do have hot water at a couple of washing up stations but you're quite right that this isn't the case throughout. Creating hot water that is not strictly necessary (ie unlike showers of which there are 11) is a tremendous challenge across a 20 acre site without mains power (except in a few key locations like the barn and the cafe etc) so campers do very often have to go back to basics & produce their own the old fashioned way with a kettle! This is as we like to say a return to real camping - here's the relevant info from our website:

"Return to Real Camping
We want to offer our guests a really sustainable holiday. A return to real camping means the lowest possible impact on the land and environment - our tipi poles don’t even break the surface of the earth. Your footprint while here could only be bettered by a survival expert. You don't have to fly! a major bonus, and we source all our wood, fish and canvas locally and work with local people wherever possible.

We have flushing lavatories (one with limited wheelchair access) and hot showers situated at either end of the site, with an additional showers-only block more centrally located near reception. Our mains water comes from standpipes for your cooking and washing up which you will need to heat up back at your tipi - our basins are plumbed for cold water and are intended for handwashing, brushing your teeth etc rather than washing your dishes."

We have both composting and flushing loos as we know composters are not for everyone. We're sorry it was all a bit too rustic but thank you very much for taking the time to send us your review and private feedback. We're working on more showers coming soon!

Local attractions

Cornish Tipi Holidays is five minutes’ drive from the nearest swimming beach, Port Gaverne, and from the fishing village of Port Isaac which Doc Martin fans will doubtless recognise from the gogglebox. From Port Gaverne, wander the half mile west to Port Isaac to wander among its narrow streets and have a happy morning sourcing the freshest mackerel, crabs and scallops to buy. Or stay above the town to keep on hiking along the clifftop, south to Polzeath and Rock or north to Boscastle and Tintagel ten and 12 miles along the coast from your pitch. Going watersporting? Course you are, you’re in Cornwall. If you’re on holiday with the kids, both the beach at Port Gaverne and the one at Daymer Bay about 15 minutes’ drive away are particularly suitable for smaller swimmers; the lack of surf at Daymer means it’s one of the best and safest places in Cornwall to learn windsurfing too. If you do want to surf or learn how to – course you do, you’re in Cornwall – bring your board or the means to hire one to Polzeath about six miles from base, or a bit further down the coast to Newquay.
