- Under 18s must be accompanied by their parents or legal guardians.
- The park does not accept breeds/crossbreeds listed in the Breed-specific legislation (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).
- Group bookings of 2 or more units (e.g. tent, caravan, RV or accommodation hire) traveling together are not permitted via Pitchup.com.
- No bachelor/bachelorette parties permitted via Pitchup.com.
- Bookings must not be for more than 7 consecutive nights.
- Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.
- The park caters for families (immediate members) and couples only - bookings from all other forms of groups are not accepted.
- Discount cards and gift vouchers cannot be applied to bookings made via Pitchup.com.
- Tents are not accepted at this park.
- At least one of the party members must be aged 25 or over.
- A cable measuring at least 20 metres is needed for the electric hook-ups.
- Minimum spacing of 6 metres between pitches.
- Guests are advised to bring a good quality flashlight with them as parts of the park are unlit.
- Swimming in the lake is not allowed.
- Fires, barbecues and/or firepits will not be permitted in dry, windy and/or hot weather conditions.
- The charging of electric vehicles is not permitted on site.
- The site barrier is closed from 10pm to 7am; vehicles cannot access/depart the site between these times. Only eco-friendly (green) biodegradable toilet fluid is allowed.

Liked: Highlights of staying at Swallow Hall: - The friendly staff who adapted our stay because of heavy rainfall (Melissa was wonderfully helpful). - Very peaceful and quiet. - The fantastic shower block. - The on-site woodland walks. - Easy access to York via Park and Ride at the Designer Outlet. - Really good value for money.
Disliked: - No play area for the children. - Wi-Fi would have been preferable.

Liked: Excellent site, quiet and reserved with very friendly owners and staff. Nearby forest walks were perfect. Facilities were updated, clean and shower was superb. Restaurant on-site is also well worth a visit.

Liked: Great location, clean modern facilities site owners were friendly and helpful. On site “clubhouse” serves great food . With the current weather conditions the owners made sure we still had a hard standing pitch when most of the site was inaccessible. Would definitely recommend to anyone looking for a quiet site in a good location for York and North Yorkshire

Liked: This is a super little site. Owners very friendly and super helpful (Especially when we got our campervan stuck in the mud!). Peaceful and relaxed environment with lovely woods around. Showers/Toilets very modern and lovely hot water (With great pressure) in the showers. Location was great for York. We drove 5mins up the rode to the York Designer Outlet (which is great in itself) and then caught the park and ride into town. Would recommend the Railway Museum (free entry).
Disliked: There are radiators in the shower blocks but these appeared not to be on (maybe as we stayed early season) so it was a little chilly but not too much of a problem. It's noted on the website but just to flag there there is no washing up area at this site and no hairdryers. Not necessarily a big problem but don't get caught out.
