Ooh, what a corker of a location: Conker Tree Farm is a rural Rutland smallholding in a most peaceful part of the world but a handy 10-minute drive from the towns of Oakham and Uppingham.
This is a pure back to basics site, so don’t arrive expecting swish shower blocks or fancy facilities... But as long as you come along suitably prepped, there’s plenty to appeal about such fuss-free environs, including plenty of room for the kids to run about, and a fab setting on the banks of the River Chater (with pretty views to match). Folk fond of farm animals will be pleased as punch to pal up with the local residents: sheep, ponies, pigs, chickens, geese, turkeys, ducks and alpacas all live on site.
Ready to roam? This is a top spot to use as a base for cycling and walking around the UK’s smallest county. Rutland Water is five minutes away by car; a traffic-free track loops around it for hikes and bike rides, and there are plenty more trails to wander in the four landscaped parks along its shores. Cool off after all such efforts by tackling the obstacles at the UK’s biggest floating inflatable aqua park (yup, you’ll be getting wet sooner or later…).
Once you’ve worked up an appetite, seek out one of the country pubs within a 10-minute drive or head into Oakham or Uppingham for restaurants, cafés or supplies to chuck on the barbie back at base.

Life can be as restful or as active as you wish at Rutland Water (five minutes’ drive): birdwatching and boat trips await for the laidback types, and windsurfing, climbing and a 27-mile bike ride for those raring to go. The same is true for the area in general: the Nene Valley Railway is 25 minutes away for folk who fancy puffing gently through the scenery, and it’s a similar length of drive to Rockingham Motor Speedway (the home of NASCAR in Europe).
Fancy poking around some fancy properties? Check out William the Conqueror’s old pad Rockingham Castle (20 minutes); elegant Elizabethan Burghley House (25 minutes), home of the famed horse trials, and the stunning Regency-era Belvoir Castle (40 minutes; check opening dates before travelling).
All creatures small and even smaller are in residence at Bugtopia zoo (15 minutes) – not just bugs, but also meerkats, armadillos, reptiles and the like. Set your sights on something larger? Seek out the National Space Centre in Leicester (40 minutes) to learn about what lies far, far beyond our atmosphere.
