  • Family-friendly Suffolk holiday park on the edge of Kessingland
  • Africa Alive five minutes’ drive; Great Yarmouth half an hour
  • Three swimming pools, fishing lake, tennis court, playground and bar
Do you like to be beside the seaside? Heathland Beach Holiday Park might have just made it to the top of your wish list, then. This holiday park is on the outskirts of Kessingland (five minutes’ drive or a 25-minute walk), a coastal village with a sand and shingle expanse dotted with marram grass tufts. Unleash the kids on this Suffolk beach, and who knows – they might come back to you bearing gifts of a fossil nature. But before you head out for a day on the sand, check out the facilities at this tree-shaded site, starting with not one, not two, but three outdoor swimming pools, including one with a twisty waterslide that ought to keep the kids busy while you relax on a poolside sun lounger, sipping a cold brew from the bar. Children can also make new friends in the enclosed adventure playground, a huge sandpit with wooden structures for climbing and balancing. There’s also an all-weather tennis court (you can hire the necessary equipment on site) and, for a more meditative experience, a well-stocked fishing lake (please note you’ll need a licence). Spacious pitches all come with electric and water hook-up. In addition to a well-maintained toilet and shower block, there’s a communal barbecue area; you can source food supplies in Kessingland, which also has a handful of fish and chip shops and takeaway restaurants (and a skate park for the kids).

What customers say

This is a well-kept, friendly campsite with roomy, clean pitches & great family facilities like a pool & play areas. Guests rave about the helpful staff & beachside location. Despite some noting dated shower blocks & limited food, the overall experience is very positive, with many wanting to come back.

Liked Very nice site. The pools were great fun and the booking for an hour was a good idea and gave everyone a turn. Showers and toilets all very clean. Large pitches were excellent, and parks and football grounds great for kids.

Disliked The bar needs to be looked at as there is no real atmosphere or anything happening hence not used hardly in the week. Friday they had bingo and ran out of glasses only minimal amount. Its a shame as its a very nice area and could be a great food and drinking place.

Liked I stayed camping for 3 nights, after reading a few bad reviews on here, I was a little nervous to go. However my experience was amazing, the staff were extremely helpful. My foot pump was broken so the maintenance man took them and blew up 2 beds for me. Reception lady was lovely and answered all my questions. The lifeguards were so kind and let my boys in early every session and were extremely polite ( even when asking them not to go down the slide head first), the man who kept the fishing lake, even gave us his own personal fishing rod to use as my sons one was no good. You couldn't have asked for a more friendly crew. The park was clean, bar was always opened, fishing was amazing, swimming was easy to book, so much for kids to do.

Disliked No pit fires was a big down full for us, the reception shop had nothing on its shelves and the main showers need a big update.

Liked Good sized pitches. Electric and water between two pitches. Great park for the little kids. Two toilet blocks with good washing up facilities. Even over the fully booked bank holiday the site was clean and we didn’t have to queue to use the facilities. The swimming pool was great. We had to book hour slots to use it as it was busy, but this was well organised. A good bar with some entertainment over the weekend.

Disliked There was no shop, so if you needed milk or matches you had to leave the site. But that said, the local shops were less than a 5 mins drive, so it wasn’t too much of an issue.

Liked The campsite as a whole was very nice
The washing up areas were respected by everyone and clean
The toilets and showers were relatively clean, and spacious. Always hot water - massive plus!
Staff were quick to react in a couple of complaints.

Disliked Our pitch was awful.
Under a tree, right by the road. Because it was under a tree there was no grass - so it was very dusty following the dry weather. I dread to think of the mud had it rained.

Nothing in the “shop” - the site in under new management so they are still sorting themselves out I guess.

Soap ran out in bathrooms a few times. And would have preferred to see more regular checks/cleans in the bathrooms throughout the day.

Liked Pitch sizes are brilliant. More than enough space for all of your tent and seating!
You have your own water supply from your hook up point.

Disliked Toilet and shower blocks very dated. Working but often unclean.
Seems the new owners are more focused on selling caravans, rather than fixing whats all ready their, to make instant improvements.
Kids screaming after 9.30 that then caused all dogs to bark well in to the night.
No onsite shop, which should be a basic necessity.
It stated no fire pits. These were being used.
It stated all dogs on leads. They were not!
The camping is unsupervised by any personal after 5pm and people do what they want until they're tired regardless of other campers.

Liked Friendly welcome helpful information. Level and large plots. Swimming pool was warm and a nice clean area. Large children’s play area. Fishing lake was laid out well and stocked with carp etc. Tennis court was free to use a little uneven but ok. Great location for the beach which was sandy but sea was a long walk away 😂. Good value but toilet and shower blocks could have been cleaner. Overall though good 👍

Liked Lovely spacious pitches, great play areas well maintained grounds. Lovely family oriented site and well maintained swimming pool. Spacious sports field, great site for families. Bar was well stocked. Great friendly, helpful and welcoming staff.

Disliked Toilet facilities were poor (leaking toilet) and the standards of cleaning were not great. (Debris on the floor for several days and toilets and sinks were unclean) Tired and needs up dating.

Local attractions

Cheetahs, giraffes, rhinos and flamingos are among the residents at Africa Alive (five minutes’ drive). Experiences at this conservation zoo range from ‘keeper for the day’-type affairs (where kids help to feed and clean the animals) to close encounters with lemurs and meerkats, and feeding sessions with the giraffes. Birdwatchers make a beeline for Benacre National Nature Reserve (10 minutes), a breeding site for dozens of bird species, including marsh harriers, woodlarks and ducks. Carlton & Oulton Marshes (15 minutes) is another top nesting site, home to several types of warblers, plus lots of dragonflies. Known for its wide sandy beach, Great Yarmouth (half an hour) also has the historic Britannia Pier, with old-fashioned rides (think dodgems and carousels) and more modern ones, like bungee trampolines. Check out the maritime collections at the Time and Tide Museum of Great Yarmouth Life or the penguin enclosure at Sea Life Great Yarmouth aquarium.
