  • A working rare-breed farm in the Kent countryside
  • Highland and Sussex cattle, Hebridean, Ronaldsay and Boreray sheep
  • Buy fresh farm produce for the barbecue
An hour from London but deep in countryside on the southerly slopes of the Greensand Ridge overlooking the Weald of Kent, Roundoak Farm has warm welcomes, its own produce for sale, and lots of farming activity to see throughout the year: arrange a trip here forthwith. Run by Ruth and Norman, Roundoak is mostly grassland with five acres of natural oak woodland at Sutton Valence and a further 50 acres a mile or so away in Ulcombe, and is a working farm breeding Hebridean sheep and Highland cows. Well-behaved dogs are welcome if kept on leads. Guests are welcome to wander the farmyard by arrangement: depending on the time of year, you could see lambs, pigs, piglets, cows and calves as well as the chickens, chicks, turkeys and ducks that wander the farm freely. Home produce is always available and includes eggs as well as meat including pork sausages, bacon, lamb and beef; bed throws, wool and branded Roundoak clothing are also available to buy. The site is clean and level with mowed grass and generously-sized pitches, all facing south, with access to toilets and showers on site (free of charge). There's also a five-acre oak woodland with wooded walk open to guests, which has a large barbecue area available by arrangement. The site has secure coded access gates and security cameras. Please note that this is an adults-only peaceful retreat site, where music and ball games are not allowed. This may not suit everyone, so please consider this before booking. Guests are reminded that at certain times of the year private bookings and events take place here – you will be notified on arrival of any functions taking place.

What customers say

Peaceful adults-only farm site loved for tranquil setting, friendly staff (especially Guy), and spacious pitches. Clean facilities, rare breeds & animals are a hit. A few mentioned narrow roads & unisex loos, but it's highly recommended for a relaxing break.

Liked This site is not for everyone. If you like to play music, like kids around playing and cycling, if you like a bar then this is not for you. If you appreciate quiet, lots of space, beautiful views, spotless facilities then like me, you’ll love Roundoak Farm. The owner showed us around on arrival and then just left us to it apart from smiles and waves as we came and went. This is a working farm but we were never woken in the mornings by farming activities nor did it go late into the evenings. In short, this was exactly what we’d hoped it would be. We will definitely be going back.

Disliked I can usually find the odd little niggle to mention here, but to be honest I cannot think of a single thing that we disliked, though, maybe the lack of WiFi in 2025 is a decision I don’t understand, but that is all. Well done Ruth and Norman, you have a fabulous product and we’d love to visit again.

From the manager: Thanks for the review.
May be we need to think of not having wi fi as a plus
and away of getting away from it all.
It is an interesting concept in a world trying to get away but still wanting to stay in touch!
I think we want to create a peaceful haven away and engaginging with our animals and nature
I think you may have something here !!!!
No kids
No music
lots of no's
A peaceful haven in a busy world
Thank you
you have made me think!!!!!!!

Liked What a friendly and very helpful campsite. Set in a beautiful location with a lovely village pub a short walk away. The facilities were spot on, if a little unconventional. My partner needed to stay on unexpextedly, and they couldn't have been more supportive. Fabulous place! If we head to France again, we will definitely stop off there again.

Liked Stunning scenery, and beautiful grounds, flat camping plots which these days seems quite unusual. Some lovely walks on site and locally, and the owners were friendly, helpful and had put together an excellent document pack.

Disliked When we arrived, we were shown the facilities, including where to shower and do the washing up. We followed these guidelines and were asked not to use these facilities as it meant staff were unable to wash their hands after using the toilets despite there being 2 basins. We were asked to use some different facilities, which were not overly pleasant, with the shower being cold and there being maggots in the shower tray.

On the back of one of the toilet doors it said we could hire fire pits and BBQs but when we asked we were told they did not allow this.

It was advertised as an adult only site, but there were young family members of the owners running around the site for the entire duration of our stay.

Also on the Saturday night there was a disagreement between the owner and what appeared to be a contractor which was extremely loud and aggressive and could be heard at the far end of the camping plots. This was rather unsettling and did not leave us feeling chilled and relaxed which was the point of our stay. We understand this may not have been the owners fault, but it could've been dealt with somewhere more private and not in front of everyone.

This was also the only site that we have stayed at through pitch up that requested we pay by cash, all others have taken the money a week before the stay online. This meant we had to go in search of a cash machine locally which we couldn't find, but took up time that we didn't really want to spend.

From the manager: wow!
Just as well you won’t be coming back
you certainly won’t be welcome!
what facilities were you using
look at our previous reviews
Our cleanliness and facilities are immaculate
Are you sure you weren’t using the cattle trough in the barn ?
that is not for washing and showering!!!!
If you were not happy why the hell did you not say something-sums you up as people.
with regard to the confrontation I am sorry about that it was unfortunate with a contractor.
How dare you complain about my Grandchildren
they are always well behaved and the two boys were camping in my woods
at the time you are referring to the boys were having tea with me!

With regard to payment
we don’t have a card machine but if you had asked we could have given you bank details so you could transfer the money
Oh by the way if i am correct you were the campervan opposite my house you had guests that you did not pay for!!!
This review was unfair and unreasonable
Again I cannot believe you did not come and see Ruth or myself
I do recall we did come and see you after the confrontation to apologise
you passed the comment
You thanked me for the additional entertainment.

Liked Everyone so lovely and helpful.

The site was clean and tidy.

You have use of showers, toilets, sinks, washing maching!! a dishwasher and a coffee machine!.

It was peaceful we had Higland baby cows and Sussex cows in the next field to us also an Irish moiled I think, we had guineafowl running around, with Ducks and geese.
Guy showed us the pig with the piglets and they really care for any poorly animals and do everything for them.

If you are looking for a peaceful chilled out camping experience this is the place to go.

Liked Quiet and simple. It is a working farm with sheep, cows and guineafowl. Clean showers and toilets. If you are taking a dog, make sure it is not reactive to other animals as there are ducks, geese and guineafowl roaming. Large grass pitches.

It is advisable not to rely on satnavs. Take junction 8 off the M20 Motorway and follow the signs to Leeds Castle. Pass the castle's main entrance and continue through the village of Leeds and through the village of Langley. At the cross roads by the Plough PH and Youngs car sales, turn left towards Sutton Valence and Headcorn. Continue through Sutton Valence down the steep hill. At the bottom of the hill just before the petrol station and car sales, turn left into Heniker Lane. Continue down this winding lane to the T junction. Turn right passing a row of cottages. After a short distance there are a large set of brown gates, this is Roundoak farm. There is a security pad to the left of the gates. If you do not have the code call the farm using the contact details provided in your confirmation email.

Local attractions

Stick close to Kent or wander as far as France from Roundoak Farm: the likes of Leeds, Sissinghurst and Hever castles, Whitstable, Tunbridge Wells and Canterbury are all easy to get to, or you could motor along to Dover and get the ferry for a day trip to France. The local station is Headcorn, two miles away; from there, you can be at Charing Cross in central London in about an hour. Kentish vineyards are at Tenterden, Biddenden and Hush Heath – bring a bottle back to have with the barbie later – and another good and green local option is Bedgebury National Pinetum, a recreational and conservational arboretum with tree-lined paths for walking and cycling. The Romney, Hythe & Dymchurch Railway runs for almost 14 miles from Hythe to Dungeness and the Kent & East Sussex Railway can be hailed at Tenterden for the 10-and-a-half-mile journey to Bodiam Castle. For old houses, have a day at Penshurst Place & Gardens, the fortified manor house with adventure playground, summer maze and regular events, and at Ightham Mote, the medieval manor house near Sevenoaks that's now managed by the National Trust. The Chatham Historic Dockyard is also well worth a look, and if you're around the coast you should also see Rye and Hastings: cliff railways at the latter very much a must.
