  • A working rare-breed farm in the Kent countryside
  • Highland and Sussex cattle, Hebridean, Ronaldsay and Boreray sheep
  • Buy fresh farm produce for the barbecue
An hour from London but deep in countryside on the southerly slopes of the Greensand Ridge overlooking the Weald of Kent, Roundoak Farm has warm welcomes, its own produce for sale, and lots of farming activity to see throughout the year: arrange a trip here forthwith. Run by Ruth and Norman, Roundoak is mostly grassland with five acres of natural oak woodland at Sutton Valence and a further 50 acres a mile or so away in Ulcombe, and is a working farm breeding Hebridean sheep and Highland cows. Well-behaved dogs are welcome if kept on leads. Guests are welcome to wander the farmyard by arrangement: depending on the time of year, you could see lambs, pigs, piglets, cows and calves as well as the chickens, chicks, turkeys and ducks that wander the farm freely. Home produce is always available and includes eggs as well as meat including pork sausages, bacon, lamb and beef; bed throws, wool and branded Roundoak clothing are also available to buy. The site is clean and level with mowed grass and generously-sized pitches, all facing south, with access to toilets and showers on site (free of charge). There's also a five-acre oak woodland with wooded walk open to guests, which has a large barbecue area available by arrangement. The site has secure coded access gates and security cameras. Please note that this is an adults-only peaceful retreat site, where music and ball games are not allowed. This may not suit everyone, so please consider this before booking. Guests are reminded that at certain times of the year private bookings and events take place here – you will be notified on arrival of any functions taking place.

What customers say

Peaceful farm campsite with great views. Campers love the friendly staff, clean amenities & roomy sites. Rare breed animals & fairy-lit woodland walks are a hit. Access lane can be tight, but it's a top spot for a quiet break.

Liked Our 2nd visit to Roundoak Farm, although this time it was brief as a 1 night stop over on our way home from a long drive from France.
As expected everything was wonderful, great communication on entry codes and where to park and the woods to walk the dogs through.
It is difficult this time of year (February) to find sites that are open so thank you to Norman and Ruth for being open 365 days a year.
We will return and bring our son and daughter in law in their VW as an anniversary gift.

Liked Great location. Lovely site. A warm welcome from the Campsite Manager. Access to a woodland walk from the site, perfect for the dogs.

From the manager: I was away must have been Garry you met.
I have had to teach him everything especially when it comes to customer relations - He comes from Newcastle you know!
Normally we can't understand a word he says so you did well if you understood his warm welcome!
Thanks for your review and rating, seems to work well when we do the reviews on arrival!

Liked We had a lovely stay. Staff are super friendly. The site had good facilities always clean. (Obviously no many people this time of year). It was great to see all the cows, chickens and other animals too. We would definitely go back.

From the manager: Thank you for your review. Taking into account the facilities open to you to look at our animals and enjoy this special place getting 8 out 10 is not acceptable to me.
Maybe I shall start to charge to look at the animals. I was away and according to my staff you were made welcome.
I think anybody reading this should think carefully about commenting and wanting to come back. It would have been better not to have commented. Scores have a real effect on our overall rating .

Liked We received a friendly welcome and were shown the site facilities, which were good if a bit unusual.
Our visit was in January and we were the only people there, but I can imagine in the summer the place is buzzing, with a community space for music, a forested area for cookouts and all the rare breed animals to view. It was beautifully peaceful and quiet.

Disliked We arrived early and the gate was shut. We tried calling all numbers with no success at all. A good loud pound on the horn brought someone to help but it was an anxious few minutes as we were blocking the lane.
The lane was very narrow and pot holed. Signing wasn’t great. We drove past it the first time. Thankfully we didn’t meet any other vehicles.
The two hard standing pitches were accessed via a narrow chicane between a metal post and a large boulder. Why? The grassy areas were waterlogged but manoeuvring without going on them was hard.

From the manager: We are a rural rare breeds farm.
Just look at our reviews your comments and rating are not acceptable.
We work really hard to maintain our high level of standards.
The gate washout because people like the security.
I recall you, you turned up as it was getting dark on a dismal winters day.
Maybe you need some more driving lessons and stick to the main roads.
Unbelievable.
Just as well you won't be back, not sure what damage you might do to my site!

Liked Beautiful spot to stay at, and an evening walk in the woods lit with fairy lights was magical. Owners were lovely and site was peaceful. The facilities were well equipped and clean

Disliked A little tricky to find (google maps aren't too helpful) but that can't be helped.

Liked What a fantastic site ! And a very warm welcome with an interesting walk around showing us where everything was. Pitches are perfect size and are nice and level. We stayed over Xmas so it wasn’t busy but it must be fantastic in the warmer months especially if the ‘yard bar’is open. Must be a great social space. Information pack gives you a good insight into what the farm is doing for the survival of rare breeds. Definitely worth staying here.

Liked Very peaceful. No background road noise. Went in my Campervan. Level pitches. Lovely fluffy (and muddy) chickens. But they give themselves a bath every morning in the pond 😊 Fairy lights walk around the wood. Good clean showers and washing up facilities. Will definitely return. Thank you

Liked Beautiful, quiet setting with great facilities.
We loved meeting the cows, chickens and ducks. The barn and washing facilities were a real bonus. As was hearing the owls hooting at night and waking up to the pheasants visiting for breakfast.

The area is perfect for exploring. High Weald and Bewl Water were fantastic.

Highly recommended.

Disliked Building work next door

From the manager: Thank you for your review and generous rating, very much appreciated.
The works adjacent was not building works.
The reservoir used by the adjacent fruit farm for water storage had problems with the banks and bun-ding crumbling - urgent remedial works was required.
The work is now complete.

Pass the castle's main entrance and continue through the village of Leeds and through the village of Langley. At the cross roads by the Plough PH and Youngs car sales, turn left towards Sutton Valence and Headcorn. Continue through Sutton Valence down the steep hill. At the bottom of the hill just before the petrol station and car sales, turn left into Heniker Lane. Continue down this winding lane to the T junction. Turn right passing a row of cottages. After a short distance there are a large set of brown gates, this is Roundoak farm. There is a security pad to the left of the gates. Local attractions

Stick close to Kent or wander as far as France from Roundoak Farm: the likes of Leeds, Sissinghurst and Hever castles, Whitstable, Tunbridge Wells and Canterbury are all easy to get to, or you could motor along to Dover and get the ferry for a day trip to France. The local station is Headcorn, two miles away; from there, you can be at Charing Cross in central London in about an hour. Kentish vineyards are at Tenterden, Biddenden and Hush Heath – bring a bottle back to have with the barbie later – and another good and green local option is Bedgebury National Pinetum, a recreational and conservational arboretum with tree-lined paths for walking and cycling. The Romney, Hythe & Dymchurch Railway runs for almost 14 miles from Hythe to Dungeness and the Kent & East Sussex Railway can be hailed at Tenterden for the 10-and-a-half-mile journey to Bodiam Castle. For old houses, have a day at Penshurst Place & Gardens, the fortified manor house with adventure playground, summer maze and regular events, and at Ightham Mote, the medieval manor house near Sevenoaks that's now managed by the National Trust. The Chatham Historic Dockyard is also well worth a look, and if you're around the coast you should also see Rye and Hastings: cliff railways at the latter very much a must.
