very friendly site , toilet blocks and showers were kept very clean and are large. Kids loved the large play park , dog walk also great with plenty of space. We had breakfast at the tow bar and enjoyed the quiz.

Location.

After spending months searching for the perfect site to take our young children for their first family holiday, we found newlands on pitchup and thought we had found an absolute gem. On arriving at the site we were very disappointed. On booking they ask for the age of children, I don't know why. The pitches were not suitable due to the steep banking. While I appreciate that the landscape is not something that can be controlled they could certainly be more open on their website and other websites they advertise on. Very inventive photography used on all sites in order to create, what is frankly, an illusion of the perfect site for a family holiday. We asked to be moved pitches but were told we couldn't as they were fully booked. Having walked around, there were indeed pitches available more suitable to our needs. It felt like they were un-interested as we booked through a third party. Putting the pitching issues aside we were stuck optimistic about being able to have a wonderful time. We were soon shown otherwise. The games room/arcade is ridiculously dated with a number of the machines not working. The swimming areas looked lovely but we didn't use them due to the expensive cost. A small amount payable could be contributed to controlling the number of users at any given time. However, £3.50 per person, for one hour is simply greed! The soft play area was adequate for small children but more needs to be done to ensure larger children that shouldn't be in there, don't ruin the experience for the smaller ones. When we visited the soft play there were children in there of early teen age who were behaving inappropriately and with no adult supervision.
There were a few people who were noisy late at night and nothing was done to rectify this. It's great having rules, but if they're not enforced then it is completely pointless.
The toilet and shower blocks can only be described as filthy. Upon complaint we were told this is dealt with by an outside company. I understand this is often the case with sites, but someone from the site management team needs to be checking that the required work is carried out to an acceptable standard. The cleaners mopped the floor and replaced toilet rolls, nothing more. No attention was given to the masses of cob webs and dirt inside the shower cubicles. Whilst we were there the female facilities were flooded with 2 inches of filthy water, this was rectified 4 days into our 7 day stay.
The bar and restaurant prices again reflect the greed of the owners of the site. When paying a premium price for food and drinks, I expect premium service and food. The food was sub-par at best.
We spoke to many other tent campers that were pitched around us who all had similar views to those of my family.
Overall, an extremely disappointing site. Like many others, it is clear that Newlands isn't interested in the positive experience of it's customers. It is yet another site for profit and profit only.
It could be great if the owners and management team take on board the points of my self and many others, but looking at responses to previous reviews, I strongly doubt they will.

Difficult to access grass pitches due to slopes. For some reason (not near road) could hear road noise. Otherwise quiet site considering how many children there. Thought price for swimming pool was excessive.

First time away in the caravan with no experience at all. I'm a single dad of 3 small humans and I desperately wanted this experience to be great and it was!
Pools, food, play spaces Newlands you delivered thank you so much.
In walking distance to the beach with my 4 year old, just perfect.

Toilet block at the top was very dirty most days, the pitches for tent area no hook up stuck at the top black site ground on a very sloppy field and hard to get a night sleep without slipping down the bed.

Pitches not suitable for young children. They are on a steep bank. We had to buy windbreaks to fence them in. Toilets were filthy. Had to pay extra for the facilities

Clean facilities and very good area close to local beaches. Spar shop on site which was priced as a shop should be cheaper than local shops/supermarkets

Went on a super pitch but wasn’t very big, been on a grass electric pitch elsewhere which was bigger

The site was well equipped. There were lots of toilets, a great play area, and the swimming pool was good, also there were lots of activities on at the main bar area on an evening. Super access to Charmouth and it was lovely to be able to walk in with our kids. Also all staff were really friendly and helpful. Especially when we needed a jump start after our car battery drained after having the car doors open for a while when loading up at the end of our holiday.

Toilet soap dispensers were often out of soap and most toilets out of toilet paper. There were LOTS of people on site so maybe a few more checks on toilets could be added onto the maintenance schedule. Particularly the men’s toilets which isn’t great when you have young kids.
The swimming pool was great but was very pricey for a 45 minute session at £3.50 per swimmer. We only went twice due to this, and our kids really wanted to go every day.

Good facilities for young children (playground, soft play, swimming pools, small arcade room). Staff were really friendly.
