I should imagine that in busier periods, there would not be enough facilities to cope with the amount of pitches. The fact that this had the title of Manor Country Park, we were looking for something more attractive than what was there.
The couple next to us, had a German caravan so their awning was pitched next to where our awning would have been. Most sites make them park nose forward to keep the awnings on the same side. As it happened we didn't put an awning up but if we had we would have been staring straight into their awning a few feet away from where our window would have been.The was no fishing on this site, but there was two small lakes next door in Lakeside which has nothing to do with the site we stayed on.
The Lakeside café offered good food, the gammon for the Sunday roast was lovely, however the sausage for breakfast left something to be desired.
I didn't fish the lake, but the lakes were a little underwhelming. Perhaps they would look better in summer.
There are much better sites for this price, especially if you are interested in fishing.
We are looking for a seasonal pitch which the do offer at this site at a cost of £5000 for the season. This beggars belief for the facilities and the location.

As we have stated in previous reviews, the Lakeside Cafe and the Fishery are not on our site, but are very close by and are part of the Horam Manor Estate. They are both independently owned businesses completely unconnected to the touring park we own and operate. Reviews for those businesses should be properly made elsewhere. Although, in fairness to the fishery, there are 11 lakes to fish, not just the two adjacent to the Lakeside Cafe. It would be fair in this instance to address some of your other issues to provide a balanced perspective for readers. With regard to caravan positioning, it is not safe practice to allow caravans to be pitched "in" as this makes emergency removal difficult. We welcome guests discussing these issues with us whilst they are here, so that we can make possible solutions. We are pleased that you liked the attentive wardens, and their attitude to site security. Many sites operating automated entry / exit gates overlook the need for staff to be in attendance. Until our site upgrades (currently in planning), we will continue to operate the site using attentive human resources. We are proud of our site name, it reflects the parks' history. Hi Campers. Many thanks for taking the time to review our site. Your original booking was for an end of row pitch, next to your friends. It is true that your booking had to be changed. However, we kept to your original requests and kept you together and at the end of a row.
In order to present a fair and balanced view, we would like to address your dislikes:
We reserve the right, as you will have seen from your booking confirmation, to move customers to alternate pitches. We did this whilst still keeping to your original requests.
There are no obvious radiators in the shower block as the heating is all underfloor - believe me, it was working and if it were not, you would have definitely felt the difference especially as this is England, and winter.
We do not claim to have footpaths directly from the site. There are walks nearby - the Cuckoo Trail, for example, is a five minute walk away.
The cost of any stay with us is known in advance of making any payments. Your booking was through PitchUp, and attracted a 20% discount. You booked the site knowing the cost.
We do claim to be what we are not, and we cannot be all things to all guests.
