- The park does not accept breeds/crossbreeds listed in the Breed-specific legislation (i.e. Pit Bull Terrier, Japanese Tosa, Dogo Argentino, and Fila Brasileiro).
- No bachelor/bachelorette parties permitted via Pitchup.com.
- Guests under the age of 17 are not allowed on site.
- Commercial vehicles (vehicles used for work-related purposes, carrying goods or fare-paying passengers) and sign-written vehicles are not permitted on site.
- Tents are not accepted at this park.
- At least one of the party members must be aged 18 or over.
- Swimming in the lake is not allowed.
- There is no reception building on-site: on arrival please contact the number provided on your booking confirmation.
- Electricity is metered on site at £0.35 per kWh and must be paid on site via the meter (which only accepts £1 and £2 coins).

Liked: Very peaceful site, large and nicely spaced out pitches. Toilets and showers are spotless and hotel standard, my wife especially loved the heated floor. A short drive to Stamford Bridge which has everything you need for a stay.
Disliked: Nothing.

Liked: The site was immaculate, the shower block is 5*, and very clean. Clearly the owner is really focused on quality.
Disliked: Not dislikes, just points to improve. Have a barrier keypad on a post so you can operate from your car.

Liked: I really wanted to give this site one star so that people will never discover what a brilliant place it is and we can have it to ourselves, but that would be selfish. We had an excellent, well spaced, level pitch, good size and fully serviced for £25 was great value for money. Other sites charge far more than this, and with additional laundry facilities (not quite complete yet) I could challenge anyone to find a pitch of this quality so cheaply. You need some £1 coins for the electricity meter, but that is fine. We loved that it is adults only, and it is peaceful and quiet. There was a small amount of road noise occasionally but nothing to grumble about at all during our 8 nights there. Showers and loos were absolutely spotless, and of a very high standard. It is obvious that they are cleaned very regularly, and at a time when it would cause people minimal disturbance. There will be laundry facilities but they are not quite finished yet. Jimmy and his family were lovely. They were there if needed but were very non-intrusive. We were staying at the site because we were house hunting, we needed an extra night and it was no trouble. Jimmy was extremely helpful by telling us which local estates may have empty properties, and we could never have found our new house without the kindness of this family to whom it seems nothing is too much trouble. The family have obviously gone to a lot of trouble to include anything you may require during your stay, including a handy dog poo bin which a lot of sites seem to forget about. The rubbish and chemical toilet area was spotless. Pre-arrival instructions were clear and detailed, and local information from shops and takeaways through to doctors and police were listed. This information was given to us via WhatsApp on the morning of our arrival. I honestly think much thought and planning has gone into this site and it shows. I would recommend this site without hesitation to anyone wanting to stay in the York area.
Disliked: THIS IS NOT TO DO WITH THE SITE but Stamford Bridge is a real bottleneck, so if you stay here be prepared to either join a long queue for the bridge or find a detour. Allow extra time if you have to be anywhere at a specific time.

Liked: Easy access site with level gravel and grass pitch. Adult only site meant lots of peace and quiet and everyone there respected the 5* facilities. Lots of cleaning products in the bathrooms. Well organised refuse area and chemical disposal point. Brilliant communication from Jimmy beforehand. Barrier entry with code and pick your own pitch. Electric optional, £1.00 in the meter was more than enough for us, great value. Would highly recommend.

Liked: This was a relatively newly opened site and provides excellent facilities. The reception by Jimmy was friendly and informative and set up our overnight stay very well. We would thoroughly recommend this site. We used this site for an overnight stop.
