What a handsome site – and what a handy location. Have yourself a holiday at Horam Manor Country Park in East Sussex for a peaceful and roomy setting as well as proximity to walking and biking paths, fishing, horse riding, tennis and golf – and quite a bit more on and off site. A family-run and friendly park on a manor estate, Horam Manor is only a couple of minutes by car from the Cuckoo Trail, the scenic 14-mile path trail along the old Cuckoo Line railway track from Heathfield to Eastbourne Park. Previous guests have esteemed this site most highly for the friendly and helpful approach of its family team, its modern and immaculately kept amenities, and its range of activities and leisure facilities for guests young and old. Fishing, woodland walks, nature trails and horse riding are available around the estate; and play areas are on site and in the adjacent village. The friendly welcome extends to family friends too, with a dog walking area close by and a dog shower and dog water bowls thoughtfully added around the grounds. As you might expect, the amenities are also excellently thought out: there are two toilet blocks (one of which has underfloor heating), spacious showers, private wash cubicles and a fully equipped disabled room. A laundry room with a washing machine and a tumble dryer, both coin-operated, is also available to guests. The park has a small grocery shop selling basics such as milk, sweets, ice creams and drinks; it also stocks local produce such as jams. More shops and a pub are in Horam, a few minutes' stroll away. And if you're here for the seaside, beaches at Eastbourne and Lewes are within half an hour; Brighton is within 45 minutes and famed seaside towns such as Rye and Hastings are 30 to 45 minutes from the site. Local buses serve all major towns in the area.

  • Swimming in the lake is not allowed.
  • If reception is closed on arrival: please contact the number provided on your booking confirmation.
  • Extra cars must be parked within the allocated pitch.

Electric grass pitch

Liked: Great site, staff were super friendly and really accommodating. I have a reactive female dog and they helped me to make it more relaxing for me by putting us tucked in a corner. Also helped me when I requested a late check out. Honestly nothing bad to say. They are such lovely people and toilets were always well kept. Thank you for a lovely stay

Liked: Pitches were well laid out nice and flat, The owners were very polite and offered information about the site and surrounding area. The facilities were spotless with great showers rooms nice and big.

Disliked: The motorhome service point was a bit tight for space

Liked: Very friendly and helpful staff. Toilets and washing up areas are very clean. Pitch had electricity AND water which is convenient. Felt safe and secure, easy access from the main road, no narrow lanes to worry about! Lakeside cafe is lovely and only a short walk from the site and the village of Horam has a co-op and the Horam emporium which has quirky items for sale and has a great cafe too.

Disliked: No real dislikes but just to point out that there is aircraft noise at times which didn’t bother us but might bother others considering this site. The toilets nearest reception are superior and very clean; the toilets and showers on the camping field are a little dated. No wifi on our pitch which I’m sure is the case for most sites. I’m just being picky here though to offer a balanced view!

Electric hardstanding touring pitch

Liked: Reasonably flat pitch with hard standing that could be penetrated by pegs. Very handy having water on pitch. Great power showers with temperature adjustment but without push buttons. Extremely quiet site in the week when kids back at school. Busier at weekend. Dogs not allowed to roam the site. Location good for major roads to main attractions and ferry to France. Also within easy reach of Cuckoo trail for walking/cycling. The staff are extremely helpful and pleasant.

Disliked: The check in time is 2pm which is too late. (1pm is more reasonable). Beware that the camping field ie grass pitches is not flat.

Liked: Beautiful site, friendly & helpful staff & great amenities.

Disliked: Unfortunately we left a day early as the other families onsite were screeching & shouting until gone 10am. Appreciate they can do this until 10.30 but to not even ask your children to tone it down a bit, is just selfish. Do not stay at pitch 74 if you need your children to go to sleep earlier than 11pm! Great in the day time but children playing outside because of the lighting then being ridiculously loud & riding bikes ditch flashing lights all over the place & people washing up gone 11pm at night & then again at 6am in the morning. Just no respect for other people around them. We think 10.30 is too late a time got quite time & even then, people were drunk & gone past midnight being loud. Cant let anyone know as no reception either. We’ve camped a few times but this was definitely the worst! Playground was also disappointing - needs updating really. Pre book horse riding beforehand. I can’t see that it said this but you need to. We won’t be back unfortunately but recommend if you don’t mind noise until late in school holidays. We’ve lost money because of this.

We would have happily moved you to an alternate pitch if you were unhappy with the Pitch Up allocation. As a family campsite, many of our guests have children and, we agree, it is down to the parents to ensure that their children are behaving in a respectful manner. The number listed on the arrival booklet gives a contact number to call us for these types of issues. We carry out a evening patrol at 10pm+ to ensure there are no overly noisy nuisances, and speak to offenders who - in most cases - are unaware of just how loud they are being and have lost track of the time. The onsite park, as mentioned in previous reviews, is subject to assessment during the closed season. We advertise the stables as a local attraction for our guests, but it is not part of our park. Liked: Lovely large pitch … great facilities. Very friendly staff. Few issues with our electric in our van and they helped us and loaned us another hook up cable for our stay! Lovely restaurant nearby and large green area and park/ skatepark walking distance. Quiet site so no partying until the wee hours which is perfect for us . We hadFab stay and will be back
