General

Rose Tree is a small, friendly family-run site for visitors aged 30 years or over who enjoy the great outdoors in simple rustic surroundings.

It is set in a semi-rural location and therefore benefits from being within easy walking and driving distance of the local pub and restaurant, bus stop, supermarket and petrol station and other such essential amenities whilst still retaining views of open fields and woodland.

The campsite is pet-friendly and has an allocated dog exercise area. We also have a resident park warden who is always on hand to help and inform.

Since the campsite is only a 10-minute drive from junction 21 off the M5, it makes both an ideal touring base and welcome break.

Directions


Turn off the M5 at Junction 21. Follow signs for Weston-super-Mare.

Important: Take the first slip road left, signposted Worle, Kewstoke and Sand Bay. Follow this road around and over the motorway bridge. Keep in the right-hand lane right passing the magistrates' court on your right, and go through a set of traffic lights turning right into a main road called Queens Way (Homebase should be on your left). Follow this road straight along towards Kewstoke and Sand Bay, going over three roundabouts on route.

Eventually this road will narrow down into a country lane called Lower Norton Lane. Follow this lane for approximately 1/4 mile. The campsite entrance is located on the right just before the first white cottage on the lane.

Local attractions

The campsite is approximately 1.5 miles from the dog-friendly walking beach of Sand Bay. It is only a 15-minute (maximum) drive from the nearby seaside resort of Weston-super-Mare, whose many attractions include an indoor shopping centre, Grand Pier and refurbished promenade as well lively nightlife with a well established live music scene.

There are a number of footpaths and bridleways to walk and cycle within the Kewstoke area, including the National Trust-owned Sand Point and Weston Woods.

There are regular bus routes only a five-minute walk away into the local town and surrounding villages. Sea fishing off Sand Bay beach is also available.

Other attractions further afield include the Strawberry Line cycle/walking route, Puxton Park, Clevedon, Portishead, garden centres, Cheddar Gorge, Mendips, Wooky Hole Caves, Blagden Lakes, Bristol city and Docks.

Additional terms

We only accommodate people aged 30 years or over.

We are not liable for any loss, damage or injury to yourself and your property or to a third party and their property during your vacation or visit to Rose Tree Touring Park.

The management always retains the right to refuse entry to their land and property or the right to terminate your stay.

All visitors including day visitors are refused entry until they have registered and agreed in full to all terms and conditions of the park, signed the appropriate documentation and paid in full for their vacation or visit.

The management may refuse entry to visitors who have made false statements either written or verbal or by conduct concerning their booking and registration details.

The site can only accommodate people aged 30 years or over. Visitors and guests will be asked to produce a valid form of identification confirming their age. The management will only accept a driving licence with a recent photograph, passport or council tax documentation as proof of ID which will be copied, filed and checked for authenticity.

Only vehicles including towing units which are legally roadworthy will be permitted entrance. All touring units except tents and self-motorised touring units must be accompanied by a motor vehicle fitted with a tow hitch.

Speed limit of 5mph at all times.

Your movements to and from the campsite are monitored and recorded by CCTV. The recordings taken can and will be used in any relevant civil or criminal proceedings.

The park is closed to all admissions including day visitors between 11.00pm and 9.00am.

It is the responsibility of all visitors whether invited or uninvited to protect and secure themselves and their property against any consequential loss, damage and injury as the management will not accept liability.

Maintenance and repairs (including washing and cleaning) of vehicles or touring units are not permitted on the campsite.

Smoking is strictly prohibited in all campsite buildings.

Cigarette butts must be disposed of appropriately and not left on the ground or flushed down the toilets.

Open campfires are strictly prohibited anywhere on the campsite.

It is the responsibility of all visitors whether invited or uninvited to familiarise themselves with the park's fire precautions and procedures.

This includes the following:
- Knowing where each fire point is located and the type of alarm system in operation.
- The location and type of firefighting equipment provided and its suitability and correct usage.
- The location of all fire action notices and the information they convey.
- Evacuation procedures and where the assembly point is located.
- Where to find the nearest telephone.

Barbecues including disposal cooking and heating appliances are only permitted if they are safely raised above the ground so as to avoid scorching the grass and other nearby vegetation.

Cooled down ashes or coals etc must only be disposed of in the designated metal bins provided.

Never leave barbecues or any cooking and heating appliance or naked flames unattended.

The management will not tolerate any form of antisocial behaviour whether deliberate or unintentional.

Silence rule between 11.00pm and 9.00 am.

Generators are not permitted on the park and persistent disruptive noise is classed as antisocial behaviour.

Please dispose of all waste materials in the designated bins provided.

Please use only biodegradable plastic bags to dispose of food and dog waste.

The park will not dispose of any waste that is not classed as domestic including gas bottles, car and caravan batteries, bulky and heavy items or packaging, electrical goods or any other non-recyclable waste.

Never store waste material outside your touring unit as this will only attract wildlife.

Pets are welcome on the park provided they are not legally classed as dangerous and can be approached by strangers.

Pets must be kept restrained on leads at all times in and around the park and can only be exercised in the designated area.

Pets are forbidden to foul anywhere on the campsite and any mess must be cleaned up immediately using only biodegradable bags and disposed in the designated bins.

Pets except guide dogs are strictly prohibited from entering any campsite building.

Pets must not be left unattended under any circumstances.
