General

Here at Middleton Mill Farm we enjoy an idyllic setting within the Blackdown Hills, with 30 acres of pasture and ancient listed woodland. We are a small farm rearing rare breed Large Blacks & Gloucester Old Spot pigs, Soay Sheep from the Isles of Soay (a rare breed dating back to the Bronze Age), and free range blue egg laying Araucana chickens.

Nestled beside the River Bolham are a pair of unique Reading Vardo's, a perfect and tranquil setting to hide away from the outside world and enjoy the company of those closest to you. Each having their own personal shower room and toilets just a few feet away.

ROSINA

Specially designed to offer traditional accommodation, but with the utmost luxury and comfort. Rosina sleeps upto 4, having a large top bunk and slightly smaller lower bunk. There is a fully functional yet compact kitchen, also a pull out dining table that will also seat upto 4 and a log burner

GYPSY-LEA

Purchased from a museum in Dorset, Gypsy-lea was believed to be built in 1914, in Reading. With a few minimal tweaks we have updated to maximise our everyday comforts without taking away any original features. With the original Queenie log burner, which had been used for cooking, we have installed a fully equipped and functional compact kitchen. Also with seating area double top bunk.

ROMA-BUCCANEER

Roma is a light and airy spacious caravan and is thought to be the Rolls Royce of caravans. You will find Roma-Buccaneer situated in the lower field facing the River Bolham with views down the valley, and country walks on your doorstep. It is fitted with cut glassed mirrors, contained bedroom, sofa bed and fully fitted kitchen. The Buccaneer was the next step on from the original Romani Caravans you tend to see in Museums now, offering luxury, space and comfort on their travels. Beautifully designed with waved fitted units, 1/4" thick cut glass mirrors with bows, and glass ceiling roses. As gypsies didn't agree with water being in their homes these were always dry units, although as years have gone by and non-Romanis have aquired them, a few have had kitchen sinks installed, as does this one. Just a few feet away are your own personal shower room and toilets.

FROM A303
When approaching The Eagle Tavern Inn, take the road directly by the side of this. stay on this road until the end, where upon you will find yourselves at a crossroads. Continue over the crossroads.
Take the 1st left. Come to another set of crossroads and continue straight over.
At the end of this road turn left. Next, take the 1st right on the left hand bend.
Take your 4th right. Follow this road down, go over a small bridge, then you will approach large wooden double gates on your left, enter these.

FROM EXETER
From the A30, take the turn off signposted A35 DORCHESTER. Then take your 1st right, sign posted Luppitt/Dunkeswell. Stay on this road! Go through Smeatharpe village. When leaving the village, you will come out of a 30mph zone and into the national speed limit. About 1/4 mile up the road, take the 1st left by the bungalow, with a sign for self catering holiday bungalows.
Follow this road down to the bottom, over the small river bridge, you will approach a pair of large wooden gates on your left, enter these.

FROM HONITON
Go to the top of Honiton, as if you were heading for A35 to Dorcchester. When you get to the roundabout, take the 1st exit, sign posted A30. When on this road DO NOT take the slip road onto A30, but continue on and take the left sign posted Luppitt/Dunkeswell. Stay on this road! Go through Smeatharpe village. When leaving the village, you will come out of 30mph zone and into national speed limit. About 1/4 mile out, take the 1st left by the bungalow, with a sign for self catering holiday bungalows.
Follow this road down to the bottom, over the small river bridge, you will approach a pair of large wooden gates on your left, enter these.

FROM TAUNTON THROUGH TRULL/BLAGDON HILL
On leaving Taunton, head out through Trull/Blagdon Hill. Stay on this road! When you pass CULMHEAD BUSINESS PARK on your right, take the 1st right, then take your 4th right, where you will see a wooden sign advertising self catering holiday bungalows.
Follow this road down to the bottom, over the small river bridge, you will approach a pair of large wooden gates on your left, enter these.

FROM M5 JCT 25 THROUGH CORFE
Head towards Taunton, then pick up signs for the B3170 Corfe. Go through the village of Corfe, about a mile out of the village you will come to a crossroads, turn right, then take your 1st left. Arriving at the crossroads, go straight over. At the end of this road turn left. Pass CULMHEAD BUSINESS PARK on your right, take the 1st right. Then take the 4th right, where you will see a wooden sign advertising self catering holiday bungalows.

Straddling both Somerset and Devon, Middleton Mill farm is the ideal place to be touring our beautiful part of the Country. With Taunton, Wellington & Chard, Somerset and Honiton, Devon, also close to the border of Dorset, all being within a 20 min drive. There are an abundance of countrywalks through the Blackdown Hills, Quantock Hills, Exmoor and Dartmoor. Also plenty of entertainment for children (young & old) at theme parks, such as Cricket St Thomas, Diggerland, Crealy and many more, not forgetting a lookinto our history, we are also surrounded by Museums and Natural Gardens. For the sport enthusiasts there are local Cricket, Football, Rugby, Golf and Horse Racing grounds.

Additional terms

PAYMENT - Full payment is required 4 weeks before the start of the tenancy, unless booked as late availability. Non payment by the due date will be treated as cancellation.
ARRIVALS - The cleaners clean between 11am and 3pm on the day of your arrival and it is essential therefore that you don't arrive before 3pm.
TENANTS OBLIGATIONS - The tenants agree:
a) to pay for any losses or damages to the property however caused, reasonable wear and tear ecluded.
b) to take good care of the property and leave it in a clean and tidy condition at the end of the tenancy.
c) not to exceed the number of people stipulated on the booking form.
LIABILITY - The owner does not accept liability for any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenants or any other person may suffer or incur arising out of or in any way connected with the letting.
SMOKING - No smoking is permitted inside the Romany Caravans.
