General

Old-style camping with new-style facilities, minutes from the Blue Flag Devon coastline and a 500-acre nature reserve stuffed with species of all sorts… you might want two weeks at least at Leadstone Camping in Dawlish Warren, ta.

This very friendly site has been family-owned since 1974 and is one of those where the owners do their utmost to make sure guests have the best time possible: although this is traditional and uncommercialised camping, standards are modern, including an amenities block completely redeveloped in 2012 and now with showers, toilets, free hot water to basins, a hairdryer, baby changing unit and an accessible room with shower, toilet and wash basin.

Leadstone also has a launderette, playground, washing-up facilities and water points in the camping fields. Freezer pack hire as well as eggs, milk, bread, Calor gas and Camping Gaz are available from reception.

For other supplies and nosh, Sainsbury's is a mile away, and anyone walking the ten minutes to Dawlish Warren will find a pub serving lunch and evening meals handily placed along the way.

Please note

The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act and/or any of the following: Staffordshire bull terrier, American Staffordshire terrier, Rottweiler, any Mastiff or Tosa.

The site caters for families (immediate members) and couples only - bookings from all other forms of groups are not accepted.

A charge of £0.20 applies for the use of shower.

    Nice site nice large pitch very quiet lots of room to roam about owner very friendly show you to your pitch and if you don't like it you can pick a different pitch this was in June could be different in very high season the site is close to beaches and dawlish which has a small beach which is 🐕 friendly and town has a small amument arcade and a river which run thru the town and some small places to eat and before I forget as you come out of the site there a farm shop to the left of the site which doesn't lovely food it called the Fung mushroom

    We had previously visited the site a couple of years ago and returned for a 4 night stay the price was reasonable and the facilities where generally relatively clean.

    The female co-owner (Sarah)? Was
    pleasant and friendly towards us and the location was ideal for Dawlish Warren and also a five minute drive into Dawlish.

    Disliked: 

    After arriving my mother was immediately offended by the way she was spoken to by the male member of staff, when we asked if we could use and refreeze our own (bagged) ice packs, she also felt like she was being spoken to like she was a 'silly old woman' (she's not yet sixty).

    When we arrived we where told that we could pick a pitch as it was relatively quite so we ended up driving round the field to find a pitch but we felt pressured as they were watching our every move so we just picked a somewhat random pitch only discovering after we confirmed the pitch and it was confirmed with the staff on site that it was on a slight slope.

    After we had already started pitching our tent (beyond the point of no return) we then discovered that there was a large amount of dog excrement behind our tent and it wasn't removed until they cut that section of the field the following day (Luckily).

    We where expecting as warm a welcome as we received first time round when we came by train and where backpacking, but this time we arrived by car (not your average first car) as I have a good, legitimate job and at the time we where excited that we were able to come back by car after semi backpacking two years previously, we felt that the male staff member that was at reception upon arrival, after relaying this to him that he immediately treated us with suspicion which continued for the duration of our stay!

    And the last thing would be that there is no specific dog area onsite although there is now an area a few minutes walk from the site for this

    Like he huge pitch we had, stipulated to be up against a hedge row and near the play park was well accommodated in pitch number 4. Electric hook up was good and stable and water at each pitch was ideal. Nice grass pitches easy to erect an awning. Good old fashion camp site feel. Nice little play park that our 3 year old really enjoyed. Very clean and nice showers and toilets.

    Disliked: 

    The very large 4 feet plus stinging nettles in the hedges were a pain literally! I got stung several times hooking up and unhooking the electric. The showers were 20p and lasts for 4 minutes. Not bad but don't see the nessesity to pay. Also if unable to use the disabled shower the unisex ones were a little drafty. No WiFi unless you pay, didn't bother us as we have a bike WiFi box.

    Friendly helpful staff. Nice clean toilets. Nice big pitches, lovely little park. Great farm cafe next door (get there early for breakfast, full by 9.10 !). Beach 10 minute walk down the road, nice when you get past the arcades...

    Disliked: 

    Paying for showers (but this did reduce queueing).

    Disliked: 

    Although I don’t mind dogs on campsites I do think they should have a designated field for toileting it’s abit distressing to see kids cartwheeling over grass that a dog has just gone on even though it’s been picked up.

    This is a great family friendly camp sight me and my son have just got home from are weekend at leadstone camping we had a great weekend the pitch was a very good size the toilets and showers were clean and a inside washing up area and laundrette on sight is great a nice walk down to the beach with a good wide pavement we had one or two issues no the way to the sight nothing to do with the sight but the staff were fantastic just can't thank them enough we will definitely be back again next year

Travelling by car
Leave the M5 motorway at Junction 30 (Exeter) and take the signposted road A379 to Dawlish. As you approach Dawlish (approximately 11 miles), turn left on the brow of the hill onto Warren Road, signposted Dawlish Warren. Our site is half a mile on the right.

Satnav users: as you approach Dawlish from Exeter, do not use Week Lane as it is very narrow. Stay on the A379 and turn left into Warren Road just over the crest, Leadstone Camping is 0.5 mile on the right.

Travelling by coach/bus
National Express’s scheduled coach network is easily the best value way to travel throughout the UK. Exeter is the nearest coach station then change onto the local Stagecoach service No 2 to Dawlish and change at Warren Road/ Marine Garage for the No 22 into Dawlish Warren (10 minutes' walk to us if you want to stretch your legs!). Ask for Leadstone Camping. The stop is at our entrance.

Travelling by train
Dawlish Warren is the closest station (about 10 minutes' walk) or jump on any bus heading to Dawlish, and ask for Leadstone Camping. Dawlish town station is well served by taxis and, of course, the bus.

Walking the coastal path
We are just 10 minutes' walk from the coast path at Dawlish Warren.

Local attractions

Dawlish Warren is a top place to be in Devon, partly for its safe clean beach and partly for its sand dunes leading onto 500-acre Dawlish Warren Nature Reserve, a hugely popular spot with birdwatchers and botanists.

Leadstone Camping's location makes it easy to get to most of Devon's attractions and it's simple to get from the site to wherever takes your fancy. Roads are relatively quiet for most of the year apart from in high season.

On foot, walk the half mile to the Warren (it's a safe stroll and suitable for prams) or to the South West Coast Path within ten minutes; it's also half a mile to the Exe Cycle Trail or the circular six-mile Dawlish Discovery Walk.

A mile away is the Exe Estuary – another top local spot and a hit for fishing, hiking, biking and birdwatching – and the town of Dawlish itself is a mile and a half away: look out for the famous black swans.

Also nearby is the harbour and two good pubs at Cockwood, two and a half miles away, and golf at Starcross before taking the ferry from here to Exmouth.

Shaldon, seven miles away, has another golf course and can be reached by ferry from the busy resort of Teignmouth.

For towns, take off to Exminster (nine miles; more golf), Torquay (10 miles), Newton Abbot (11 miles; racecourse and ancient market), Exeter (13 miles) and Paignton (13 miles; take the steam railway from here to Kingswear and Dartmouth).

For villages, have a cream tea and a tipple at Old Walls Vineyard at Bishopsteignton seven miles away, and crouch down to see the fab and award-winning model village at Babbacombe just outside Torquay.

Other very decent days out include fourteenth century Powderham Castle (five miles), the bike trail, birds of prey and butterfly walk at Haldon Forest Park (eight miles) and getting giddy at Crealy Great Adventure Theme Park.

Some days it can get busy with new visitors arriving exactly at 12 noon, so please do your best to observe the departure time (12 noon).

Leadstone Camping cancellation policy

You may amend your booking at any time prior to arrival and we will do our best to accommodate the changes subject to availability.

Cancellation plan: worried that you may need to cancel? The plan must be taken out at time of booking and covers your entire party up to 24 hours before your holiday commences against cancellation due to (a) Redundancy or jury service of a member of the party, (b) Accident, injury, illness or death of a member of the party or of a close relative of a member of the party, (c) Pregnancy of a member of the party or close relation. Leadstone Camping’s decision on all claims will be final. We guarantee to refund the full holiday balance paid to Leadstone Camping under this scheme. Please give as much notice as possible and provide the appropriate authoritative document in confirmation of your reason for cancellation, i.e. doctor’s note, redundancy notice or death certificate qualifying for statutory payment. Claims outside the specified reasons for cancellation cannot be entertained.

The cancellation plan is non-refundable and Pitchup.com's deposit is not covered by the plan.

No refunds/discounts for inclement weather, late arrivals or early departures.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancellations and for your property/injury whilst away.

A 15% non-refundable deposit is payable now. Leadstone Camping will debit the balance from your card 4 weeks before arrival, or if the arrival date is sooner than 4 weeks then the balance will be taken immediately.

BB guns, American-style RV's and generators are not permitted.
In the event of a complaint, please speak to reception immediately. Complaints which are not brought to the management's attention during your stay cannot be dealt with once you have left the site.
Quiet hours must be respected between 11 p.m. and 8 a.m..
Radio, music and TV players must be kept at a low volume. Car doors and boots must be closed quietly.
The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.

Barbecues are permitted but must be raised off the ground and attended by an adult at all times.
