Old-style camping with new-style facilities, minutes from the Blue Flag Devon coastline and a 500-acre nature reserve stuffed with species of all sorts… you might want two weeks at least at Leadstone Camping in Dawlish Warren, ta.

This very friendly site has been family-owned since 1974 and is one of those where the owners do their utmost to make sure guests have the best time possible: although this is traditional and uncommercialised camping, standards are modern, including an amenities block completely redeveloped in 2012 and now with showers, toilets, free hot water to basins, a hairdryer, baby changing unit and an accessible room with shower, toilet and wash basin.

Leadstone also has a launderette, playground, washing-up facilities and water points in the camping fields. Freezer pack hire as well as eggs, milk, bread, Calor gas and Camping Gaz are available from reception.

For other supplies and nosh, Sainsbury's is a mile away, and anyone walking the ten minutes to Dawlish Warren will find a pub serving lunch and evening meals handily placed along the way.

Please note

The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act and/or any of the following: Staffordshire bull terrier, American Staffordshire terrier, Rottweiler, any Mastiff or Tosa.

The site caters for families (immediate members) and couples only - bookings from all other forms of groups are not accepted.

A charge of £0.20 applies for the use of shower.

    The quietness of camp after 11pm everybody was respectful and the rules of campsite were great. Staff were approachable and friendly.

    Disliked: 

    The cleanliness of toilet block and shower block. I didn't see any staff in that area, a lot of the toilets were dirty especially in the afternoon, very off putting. The showers floors were filthy, there was a dirty mop left there to clean with. I showered in flip flops. My daughter who's 12 has come home with impetigo....whether she's picked it up from the showers I don't know. We were pitched on a slop so in the morning we were basically sleeping and squashing my eldest daughter.

    The cleanliness of the toilet facilities. The playground was great for the kids especially the tractor. Generally very quiet after 10pm although a bit noisy in the mornings.

    Well spaced out pitches compared to most club sites.
    East access to local area as bus stop outside and train station 10-15 mins walk.
    Clean bathroom and toilets.
    Quiet location even though a childrens play area is there.
    Friendly and helpful staff.
    Good stable Wifi

    Disliked: 

    20p for shower although reception always had change for this.

    Lots of open space

    Disliked: 

    Sloping pitches, lots of very noisy kids racing around all the pitches without supervision, toilets and showers very busy and not especially clean.

    I liked how close the site was to the beach as it was walking distance. The park for out little one was great and the pizza night was good

    Disliked: 

    There wasn't enough toilets or showers especially when the site is full. Having to queue outside for the unisex showers when it's raining with a small child wasn't ideal. Also we got shouted at by someone who was on the pitch next to us as they were a seasonal pitch. His words to my partner were, you need to move your car your on my pitch!! And don't you know there is a line so your tent is over the line. It was very awkward for our last night staying there.

    That it was close enough to the beach to walk there and the cycle trail was also easily accessible with minimal road cycling for the children.
    Also being able to take public transport to other towns was a big plus.

    Disliked: 

    Sloping pitches in the area that we were camped in.

    It was a lovely campsite that is well set up with mains and water supplies. We had a great pitch that was in a quiet field but close enough to the exit and ablutions area but far enough not to hear all the noise. The areas were clean and maintained daily and there was always someone around from the team to help if it was needed.

    Disliked: 

    No dislikes on this visit.

Travelling by car
Leave the M5 motorway at Junction 30 (Exeter) and take the signposted road A379 to Dawlish. As you approach Dawlish (approximately 11 miles), turn left on the brow of the hill onto Warren Road, signposted Dawlish Warren. Our site is half a mile on the right.

Satnav users: as you approach Dawlish from Exeter, do not use Week Lane as it is very narrow. Stay on the A379 and turn left into Warren Road just over the crest, Leadstone Camping is 0.5 mile on the right.

Travelling by coach/bus
National Express’s scheduled coach network is easily the best value way to travel throughout the UK. Exeter is the nearest coach station then change onto the local Stagecoach service No 2 to Dawlish and change at Warren Road/ Marine Garage for the No 22 into Dawlish Warren (10 minutes' walk to us if you want to stretch your legs!). Ask for Leadstone Camping. The stop is at our entrance.

Travelling by train
Dawlish Warren is the closest station (about 10 minutes' walk) or jump on any bus heading to Dawlish, and ask for Leadstone Camping. Dawlish town station is well served by taxis and, of course, the bus.

Walking the coastal path
We are just 10 minutes' walk from the coast path at Dawlish Warren.

Local attractions

Dawlish Warren is a top place to be in Devon, partly for its safe clean beach and partly for its sand dunes leading onto 500-acre Dawlish Warren Nature Reserve, a hugely popular spot with birdwatchers and botanists.

Leadstone Camping's location makes it easy to get to most of Devon's attractions and it's simple to get from the site to wherever takes your fancy. Roads are relatively quiet for most of the year apart from in high season.

On foot, walk the half mile to the Warren (it's a safe stroll and suitable for prams) or to the South West Coast Path within ten minutes; it's also half a mile to the Exe Cycle Trail or the circular six-mile Dawlish Discovery Walk.

A mile away is the Exe Estuary – another top local spot and a hit for fishing, hiking, biking and birdwatching – and the town of Dawlish itself is a mile and a half away: look out for the famous black swans.

Also nearby is the harbour and two good pubs at Cockwood, two and a half miles away, and golf at Starcross before taking the ferry from here to Exmouth.

Shaldon, seven miles away, has another golf course and can be reached by ferry from the busy resort of Teignmouth.

For towns, take off to Exminster (nine miles; more golf), Torquay (10 miles), Newton Abbot (11 miles; racecourse and ancient market), Exeter (13 miles) and Paignton (13 miles; take the steam railway from here to Kingswear and Dartmouth).

For villages, have a cream tea and a tipple at Old Walls Vineyard at Bishopsteignton seven miles away, and crouch down to see the fab and award-winning model village at Babbacombe just outside Torquay.

Other very decent days out include fourteenth century Powderham Castle (five miles), the bike trail, birds of prey and butterfly walk at Haldon Forest Park (eight miles) and getting giddy at Crealy Great Adventure Theme Park.

Some days it can get busy with new visitors arriving exactly at 12 noon, so please do your best to observe the departure time (12 noon).

Leadstone Camping cancellation policy

You may amend your booking at any time prior to arrival and we will do our best to accommodate the changes subject to availability.

Cancellation plan: worried that you may need to cancel? The plan must be taken out at time of booking and covers your entire party up to 24 hours before your holiday commences against cancellation due to (a) Redundancy or jury service of a member of the party, (b) Accident, injury, illness or death of a member of the party or of a close relative of a member of the party, (c) Pregnancy of a member of the party or close relation. Leadstone Camping’s decision on all claims will be final. We guarantee to refund the full holiday balance paid to Leadstone Camping under this scheme. Please give as much notice as possible and provide the appropriate authoritative document in confirmation of your reason for cancellation, i.e. doctor’s note, redundancy notice or death certificate qualifying for statutory payment. Claims outside the specified reasons for cancellation cannot be entertained.

The cancellation plan is non-refundable and Pitchup.com's deposit is not covered by the plan.

No refunds/discounts for inclement weather, late arrivals or early departures.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancellations and for your property/injury whilst away.

Please note that your deposit is paid to Pitchup.com and is non-refundable.

A 15% non-refundable deposit is payable now. Leadstone Camping will debit the balance from your card 4 weeks before arrival, or if the arrival date is sooner than 4 weeks then the balance will be taken immediately.

Radio, music and TV players must be kept at a low volume. Car doors and boots must be closed quietly.
The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.
