Old-style camping with new-style facilities, minutes from the Blue Flag Devon coastline and a 500-acre nature reserve stuffed with species of all sorts… you might want two weeks at least at Leadstone Camping in Dawlish Warren, ta.

This very friendly site has been family-owned since 1974 and is one of those where the owners do their utmost to make sure guests have the best time possible: although this is traditional and uncommercialised camping, standards are modern, including an amenities block completely redeveloped in 2012 and now with showers, toilets, free hot water to basins, a hairdryer, baby changing unit and an accessible room with shower, toilet and wash basin.

Leadstone also has a launderette, playground, washing-up facilities and water points in the camping fields. Freezer pack hire as well as eggs, milk, bread, Calor gas and Camping Gaz are available from reception.

For other supplies and nosh, Sainsbury's is a mile away, and anyone walking the ten minutes to Dawlish Warren will find a pub serving lunch and evening meals handily placed along the way.

The site caters for families (immediate members) and couples only - bookings from all other forms of groups are not accepted.

A charge of £0.20 applies for the use of shower.

The site does not accept breeds/crossbreeds listed in the Dangerous Dogs Act and/or any of the following: Staffordshire bull terrier, American Staffordshire terrier, Rottweiler, any Mastiff or Tosa.

    Great to have a child's play area and good clean facilities. Lots of space between pitches and a good location as in close proximity to dawlish. Friendly owner too!

    quiet campsite with good facilities and very friendly staff. Walking distance from dawlish warren(about 10 minutes on the way down 15 on the way up).The residential campers(seasonal stayers) very friendly with a good knowledge of the surrounding area and helpful suggestions,lovely people.Would certainly go again and look forward to it.

    Turned up a day too soon but owners were so accommodating despite being totally booked up they squeezed us into a spot so helpful and friendly

    Disliked: 

    Although the showers and toilet facilities were always clean there simply wasn't enough for the amount of people on the site when full. queued most mornings for the toilet and showers

    Very clean, well managed site. Good children's playground. Strict noise control after 11pm so quiet eventually!

    Disliked: 

    Muddy pitches but that's the end of the season I guess. Sloping pitches.

    Reception staff were very informative. We were able to pitch our tent in any vacant pitch as the site was not fully booked.

    The Touring pitches site it was good and staff was very friendly

    Disliked: 

    The bathrooms services it was very poor and also for showing and Wifi connections you must pay extra but in other camp site that services it was free even you should pay less for 10 day staying in camp site with indoor and outdoor swimming pool and mor things, and in this camp site tv aerial signals it was very poor as well and peaceful in night time because it wasn't any lights in camp site for night.

    Everything about this camp site was great, good location, well kept and very tidy. Showers and toilets spot on. And great value for money. Would definitely go back if we travel down again.

Travelling by car
Leave the M5 motorway at Junction 30 (Exeter) and take the signposted road A379 to Dawlish. As you approach Dawlish (approximately 11 miles), turn left on the brow of the hill onto Warren Road, signposted Dawlish Warren. Our site is half a mile on the right.

Satnav users: as you approach Dawlish from Exeter, do not use Week Lane as it is very narrow. Stay on the A379 and turn left into Warren Road just over the crest, Leadstone Camping is 0.5 mile on the right.

Travelling by coach/bus
National Express’s scheduled coach network is easily the best value way to travel throughout the UK. Exeter is the nearest coach station then change onto the local Stagecoach service No 2 to Dawlish and change at Warren Road/ Marine Garage for the No 22 into Dawlish Warren (10 minutes' walk to us if you want to stretch your legs!). Ask for Leadstone Camping. The stop is at our entrance.

Travelling by train
Dawlish Warren is the closest station (about 10 minutes' walk) or jump on any bus heading to Dawlish, and ask for Leadstone Camping. Dawlish town station is well served by taxis and, of course, the bus.

Walking the coastal path
We are just 10 minutes' walk from the coast path at Dawlish Warren.

Local attractions

Dawlish Warren is a top place to be in Devon, partly for its safe clean beach and partly for its sand dunes leading onto 500-acre Dawlish Warren Nature Reserve, a hugely popular spot with birdwatchers and botanists.

Leadstone Camping's location makes it easy to get to most of Devon's attractions and it's simple to get from the site to wherever takes your fancy. Roads are relatively quiet for most of the year apart from in high season.

On foot, walk the half mile to the Warren (it's a safe stroll and suitable for prams) or to the South West Coast Path within ten minutes; it's also half a mile to the Exe Cycle Trail or the circular six-mile Dawlish Discovery Walk.

A mile away is the Exe Estuary – another top local spot and a hit for fishing, hiking, biking and birdwatching – and the town of Dawlish itself is a mile and a half away: look out for the famous black swans.

Also nearby is the harbour and two good pubs at Cockwood, two and a half miles away, and golf at Starcross before taking the ferry from here to Exmouth.

Shaldon, seven miles away, has another golf course and can be reached by ferry from the busy resort of Teignmouth.

For towns, take off to Exminster (nine miles; more golf), Torquay (10 miles), Newton Abbot (11 miles; racecourse and ancient market), Exeter (13 miles) and Paignton (13 miles; take the steam railway from here to Kingswear and Dartmouth).

For villages, have a cream tea and a tipple at Old Walls Vineyard at Bishopsteignton seven miles away, and crouch down to see the fab and award-winning model village at Babbacombe just outside Torquay.

Other very decent days out include fourteenth century Powderham Castle (five miles), the bike trail, birds of prey and butterfly walk at Haldon Forest Park (eight miles) and getting giddy at Crealy Great Adventure Theme Park.

Some days it can get busy with new visitors arriving exactly at 12 noon, so please do your best to observe the departure time (12 noon).

Leadstone Camping cancellation policy

You may amend your booking at any time prior to arrival and we will do our best to accommodate the changes subject to availability.

Cancellation plan: worried that you may need to cancel? The plan must be taken out at time of booking and covers your entire party up to 24 hours before your holiday commences against cancellation due to (a) Redundancy or jury service of a member of the party, (b) Accident, injury, illness or death of a member of the party or of a close relative of a member of the party, (c) Pregnancy of a member of the party or close relation. Leadstone Camping’s decision on all claims will be final. We guarantee to refund the full holiday balance paid to Leadstone Camping under this scheme. Please give as much notice as possible and provide the appropriate authoritative document in confirmation of your reason for cancellation, i.e. doctor’s note, redundancy notice or death certificate qualifying for statutory payment. Claims outside the specified reasons for cancellation cannot be entertained.

The cancellation plan is non-refundable and Pitchup.com's deposit is not covered by the plan.

No refunds/discounts for inclement weather, late arrivals or early departures.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancellations and for your property/injury whilst away.

Please note that your deposit is paid to Pitchup.com and is non-refundable.

Payment

A 15% non-refundable deposit is payable now. Leadstone Camping will debit the balance from your card 4 weeks before arrival, or if the arrival date is sooner than 4 weeks then the balance will be taken immediately.

You can also opt to pay the full amount at the time of your booking.

In the event of a complaint, please speak to reception immediately. Complaints which are not brought to the management's attention during your stay cannot be dealt with once you have left the site.
Quiet hours must be respected between 11 p.m. and 8 a.m..
Radio, music and TV players must be kept at a low volume. Car doors and boots must be closed quietly.
The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.
