Old-style camping with new-style facilities, minutes from the Blue Flag Devon coastline and a 500-acre nature reserve stuffed with species of all sorts… you might want two weeks at least at Leadstone Camping in Dawlish Warren, ta.

This very friendly site has been family-owned since 1974 and is one of those where the owners do their utmost to make sure guests have the best time possible: although this is traditional and uncommercialised camping, standards are modern, including an amenities block completely redeveloped in 2012 and now with showers, toilets, free hot water to basins, a hairdryer, baby changing unit and an accessible room with shower, toilet and wash basin.

Leadstone also has a launderette, playground, washing-up facilities and water points in the camping fields. Freezer pack hire as well as eggs, milk, bread, Calor gas and Camping Gaz are available from reception.

For other supplies and nosh, Sainsbury's is a mile away, and anyone walking the ten minutes to Dawlish Warren will find a pub serving lunch and evening meals handily placed along the way.

    Size, not too big, no locked gates (come and go whenever) warden waiting even though we arrived quite late, short walk to Dawlish Warren amusements, beach and train station...lovely stay.

    Disliked: 

    Didn’t dislike these just would have preferred if showers were a bit more powerful (trickle of water sometimes) not have to pay 20p for shower- some may find unisex showers offputting.

    The grounds were beautiful plenty of room (not packed out). Staff very friendly and helpful. Facilities on site were perfect lots of space for everyone and kept very clean to a high standard.
    My teenage daughter and myself made friends with various other families on site who also offered to help with different things we did. It was just perfect for what we needed. We will definitely return again next year.

    This campsite ⛺️ was off the beaten track but easy to find. Because the camping sites were set off from the road the silence was deafening! It was a wonderful campsite and the reception was exceptionally helpful with leaflets to point out and guide to places of interest.

    Fantastic location, beautiful sheltered site, friendly helpful staff, clean and good quality shower/toilet/washing up facilities. Pizza van on a Tuesday, ice cream van other nights 🤗. Brilliant holiday.

    Fantastic facilities, showers only 20p for 5 minutes. All showers and toilets kept incredibly clean and rubbish free. Showers always warm.
    Pitch was very clean and tidy no noise from the roadside. Fantastic place to let our dog roam on the 5m spike.
    Location was brilliant into dawlish Warren only a 10mintue walk and about 30 minute walk along the coast unto dawlish it's self. Staff very friendly and happy to help.

    First time camping, extremely happy with all facilities onsite. Friendly helpful staff on arrival. Breakfast at the farm shop next door is a must. Easy location for walks and drive to nearby towns. Will definitely be returning.

    Very clean site and the owners and staff were very helpful and friendly. There were small more private areas where families could book which was a nice touch

    Disliked: 

    Nothing to do with the site itself.
    We were disappointed with Dawlish itself as it was more commercialised than we expected but the cliff top walk is worth doing.
    Data and phone connection is awful in this area for O2 and Vodafone. WiFi can be purchased but is not great for anything more than light usage.

    Disliked: 

    Owner of the campsite absolutley ruined our family holiday. Our dog was accused of something he did not do and my 70 year old parents were forced to drive 7 hours home the day after arriving 7 hours the previous day. No investigation was done we just had to get off the couple next to us saw the whole thing and said our dog did nothing the owner came and seen how our dog was he is a 10 month old puppy with absolutley no aggression he actually ran to the other dog in play mode. The owner was only interested in the other party leaving bad feedback on Trip Advisor and to make matters worse the other party left the next day absolutley ruined our holiday

Travelling by car
Leave the M5 motorway at Junction 30 (Exeter) and take the signposted road A379 to Dawlish. As you approach Dawlish (approximately 11 miles), turn left on the brow of the hill onto Warren Road, signposted Dawlish Warren. Our site is half a mile on the right.

Satnav users: as you approach Dawlish from Exeter, do not use Week Lane as it is very narrow. Stay on the A379 and turn left into Warren Road just over the crest, Leadstone Camping is 0.5 mile on the right.

Travelling by coach/bus
National Express’s scheduled coach network is easily the best value way to travel throughout the UK. Exeter is the nearest coach station then change onto the local Stagecoach service No 2 to Dawlish and change at Warren Road/ Marine Garage for the No 22 into Dawlish Warren (10 minutes' walk to us if you want to stretch your legs!). Ask for Leadstone Camping. The stop is at our entrance.

Travelling by train
Dawlish Warren is the closest station (about 10 minutes' walk) or jump on any bus heading to Dawlish, and ask for Leadstone Camping. Dawlish town station is well served by taxis and, of course, the bus.

Walking the coastal path
We are just 10 minutes' walk from the coast path at Dawlish Warren.

Local attractions

Dawlish Warren is a top place to be in Devon, partly for its safe clean beach and partly for its sand dunes leading onto 500-acre Dawlish Warren Nature Reserve, a hugely popular spot with birdwatchers and botanists.

Leadstone Camping's location makes it easy to get to most of Devon's attractions and it's simple to get from the site to wherever takes your fancy. Roads are relatively quiet for most of the year apart from in high season.

On foot, walk the half mile to the Warren (it's a safe stroll and suitable for prams) or to the South West Coast Path within ten minutes; it's also half a mile to the Exe Cycle Trail or the circular six-mile Dawlish Discovery Walk.

A mile away is the Exe Estuary – another top local spot and a hit for fishing, hiking, biking and birdwatching – and the town of Dawlish itself is a mile and a half away: look out for the famous black swans.

Also nearby is the harbour and two good pubs at Cockwood, two and a half miles away, and golf at Starcross before taking the ferry from here to Exmouth.

Shaldon, seven miles away, has another golf course and can be reached by ferry from the busy resort of Teignmouth.

For towns, take off to Exminster (nine miles; more golf), Torquay (10 miles), Newton Abbot (11 miles; racecourse and ancient market), Exeter (13 miles) and Paignton (13 miles; take the steam railway from here to Kingswear and Dartmouth).

For villages, have a cream tea and a tipple at Old Walls Vineyard at Bishopsteignton seven miles away, and crouch down to see the fab and award-winning model village at Babbacombe just outside Torquay.

Other very decent days out include fourteenth century Powderham Castle (five miles), the bike trail, birds of prey and butterfly walk at Haldon Forest Park (eight miles) and getting giddy at Crealy Great Adventure Theme Park.

Some days it can get busy with new visitors arriving exactly at 12 noon, so please do your best to observe the departure time (12 noon).

Leadstone Camping cancellation policy

You may amend your booking at any time prior to arrival and we will do our best to accommodate the changes subject to availability.

Cancellation plan: worried that you may need to cancel? The plan must be taken out at time of booking and covers your entire party up to 24 hours before your holiday commences against cancellation due to (a) Redundancy or jury service of a member of the party, (b) Accident, injury, illness or death of a member of the party or of a close relative of a member of the party, (c) Pregnancy of a member of the party or close relation. Leadstone Camping’s decision on all claims will be final. We guarantee to refund the full holiday balance paid to Leadstone Camping under this scheme. Please give as much notice as possible and provide the appropriate authoritative document in confirmation of your reason for cancellation, i.e. doctor’s note, redundancy notice or death certificate qualifying for statutory payment. Claims outside the specified reasons for cancellation cannot be entertained.

The cancellation plan is non-refundable and Pitchup.com's deposit is not covered by the plan.

No refunds/discounts for inclement weather, late arrivals or early departures.

If you need to cancel or amend your booking, please give as much notice as possible so that someone else has the chance to book. You may wish to buy holiday insurance for cancellations and for your property/injury whilst away.

Please note that your deposit is paid to Pitchup.com and is non-refundable.

Payment

A 15% non-refundable deposit is payable now. Leadstone Camping will debit the balance from your card 4 weeks before arrival, or if the arrival date is sooner than 4 weeks then the balance will be taken immediately.

BB guns, American-style RV's and generators are not permitted.
In the event of a complaint, please speak to reception immediately. Complaints which are not brought to the management's attention during your stay cannot be dealt with once you have left the site.
Quiet hours must be respected between 11 p.m. and 8 a.m..
Radio, music and TV players must be kept at a low volume. Car doors and boots must be closed quietly.
The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.

Safety
Barbecues are permitted but must be raised off the ground and attended by an adult at all times.
Open fires are prohibited.

Additional terms

Guests must let the team know before arrival if they will be arriving on site with a twin axle caravan. Please do so using the 'Special request' box when you book.

If your dog has a bark or character that may accidentally upset visitors, please consider leaving your pet with a friend.
