Newberry Valley Park is a family-run site in a coastal location on the edge of Combe Martin village in north Devon. The site entrance is no more than five minutes' walk from the beaches, pubs and village shops.

The park sits in a valley and has 115 sheltered pitches for tents, caravans and motor homes among an abundance of birds and wildlife. Dogs are welcome.

Newberry Valley Park has a strong green ethic; owners Martin and Dawn Fletcher are keen to protect and enhance the natural beauty of the site and have installed a modern and efficient eco-system to heat the water for the showers and the underfloor heating.

The park facilities include:

- Heated luxuriously spacious shower rooms
- Individually controlled showers to get the temperature you want
- Large heated washrooms with toilet
- Well-fitted disabled facilities
- Coin-operated heated bathroom
- Large laundry area with folding area and free iron available
- Easy-to-use Miele washing machines and tumble driers
- Vanity area with free hairdryer available
- Useful baby changing surface and nappy bin
- Spacious indoor dishwashing area
- Mini kitchenette area with fridge and microwave
- Drying area for hikers
- Outside wash area to swill over dogs, bikes and wetsuits
- Recycling bins for plastics, glass, tins, cardboard and paper
- Chemical waste disposal points

On site there is a two-acre coarse fishing lake, with permits available no matter what your level of expertise. You can otherwise enjoy a stroll by the lake or a walk though the ancient oak woodland, where you can hear the wonderful sounds of the countryside at Newberry Valley.

Newberry Valley has a small play area for children aged 12 and under, and the local beaches are rocky with sand as the tide goes out: great for exploring, discovering and playing in the caves and rock pools. And for some stunning countryside, it is only a short drive to the rugged moors of Exmoor National Park.

Terms and conditions

Please read the park terms and conditions below and the terms and conditions.

Additional terms

All bookings are accepted on the basis that you, the customer, agree to these terms and conditions. We also reserve the right to refuse any booking.

The person who makes the booking is responsible for the booking and warrants that they are over 18 years of age and that the party will not exceed the numbers stated on the booking confirmation.

The campsite will issue a confirmation, usually by e-mail and within 48 hours of receiving the booking details.

Please check your confirmation carefully and inform us of any discrepancy as soon as possible.

If the pitch type that you have booked is considered to be too small for the size of your unit then we shall inform you of any extra costs relating to a larger pitch type.

If the balance of your holiday is not paid within the stated time then we are entitled to cancel the holiday.

We regret that in the event of cancellation, no refunds are made, except under the terms of the cancellation plan (see below). We therefore cannot emphasise too strongly the wisdom of taking up this plan.

By making a booking with us you have entered a contract in which you undertake, on behalf of yourself and the people in your party (including children), to adopt the following standards of behaviour:

~ To act in a courteous and considerate manner towards us, our staff and other guests.

~ To supervise children properly so that they are not a nuisance or danger to themselves or others.

~ You further agree that you will not:
- Commit any criminal offence at the park or undertake any criminal activity
- Commit any acts of vandalism or nuisance
- Keep or carry any firearm or any other weapon at the park
- Use any unlawful drugs
- Create any undue noise or disturbance
- Carry on any trade or business while on the park

Quiet hours are from 10.30pm until 7.00am. Please respect your fellow guests and keep noise to an absolute minimum.

We reserve the right to refuse admission to the park and all facilities, to refuse any booking or terminate any holiday, or to remove any persons and property that in our opinion are not suitable to use the park.

We take the well-being and safety of our guests very seriously and we ask that you comply with the following:

~ All vehicles must conform to the Road Traffic Act and have current tax, MOT and insurance.

~ Guests are not allowed to bring lorries or other commercial vehicles on to the park.

~ No recreational vehicles can be used on the park. This includes motorised scooters.

~ No mechanical or repair work is to be undertaken on the park.

~ Only one vehicle can be parked next to the pitch. All other vehicles must be parked in the main parking area or by agreement with park staff and for an additional fee.

Please make yourself aware of the nearest fire point.

Our full health and safety policy and emergency action plan are available for inspection in Reception.

If you bring your dog with you when you stay with us we ask that you:
- Keep the dog on a short lead on the park at all times
- Use the designated exercise area
- Clean up after your dog
- Do not leave your dog unattended on site at any time

We reserve the right to require that the owner remove their dog, or any other pet, from the park if it is a nuisance or danger to other guests.

Open fires and ground level barbeques are not permitted as they permanently damage the grass. The use of generators is not permitted.

It is regretted that no refunds can be given if guests depart prior to the end of the booked holiday, unless they do so as the result of the breach of some obligation on our part, which would justify cancelling the holiday.

Young people must bring some form of ID with them (passport/driving licence) to prove that they are over 18 years old if they wish to purchase alcohol or tobacco.

The overall size of your unit, including any tents and gazebos, must be stipulated at the time of booking to ensure that the allocated pitch is large enough. Should you subsequently alter your requirements we cannot guarantee to provide an appropriately sized pitch.

Please advise us if you are likely to arrive later than 5.00pm. If you do not turn up and we have not heard from you within 24 hours of your expected arrival, we reserve the right to re-let your pitch.

All pitches must be vacated by 11am on the day of your departure.

Your pitch number will be confirmed on arrival. If you are not satisfied with your pitch please inform the warden who will contact reception. We will do our utmost to accommodate your requests where possible.

The information supplied at the time of booking will be stored on computer for administrative purposes.

The prices listed include VAT at the standard rate. The terms contained in this contract do not affect your statutory rights.

We reserve the right to ask guests who contravene these terms and conditions or who in any other way are behaving in a manner likely to cause distress or nuisance to other visitors to leave the park immediately. In these circumstances the holiday ceases and we shall not be liable for any extra costs incurred by you.

If you have a complaint about anything during your holiday please raise it with a member of our staff immediately. If you wish to pursue it following your departure please write to us within 28 days of your departure. However we do suggest that you try and complete a report about the complaint while you are on holiday.
