Cor. We’ll eat our collective hats if lads and lasses of all sizes don’t find a mega amount of things to do at Ladram Bay Holiday Centre overlooking the Jurassic Coast – it’s billed as the holiday park with ‘something for everyone’ and was voted best holiday park in Britain in 2011. Having its own private beach and secluded bay probably helps too…

Crazy golf, free entertainment, an indoor heated swimming pool (a small session/weekly fee applies) and adventure playground with giant pirate ship (aaaarrr) are just a few of the picks at this friendly family park; kids’ and teen clubs will keep small lads and lasses entertained during the day, and the arcade with several sorts of games should see them additionally amused. An indoor soft play area is available for children up to 12 – and, most thoughtfully – is right next door to the Pebbles Restaurant so you can have a bite to eat while keeping an eye on your free-range offspring.

The soft play area, Pebbles Restaurant and a plethora of other pastimes are all in the Three Rocks complex, which also has the amusement arcade, Waves Bar and Nightspot and Sky and BT sports on the big screen. Elsewhere, supplies are fully covered with the well-stocked supermarket, beach Seaview Shack and the Coast Takeaway for essential holiday fish and chips.

Looking for even more to do? Ladram Bay Holiday Centre also has a wide programme of instructor-led activities for a reasonable extra charge, where grown-ups and children alike can try their hands at raft building, sea scooters and body zorbing. Or have a day on the centre’s private beach, with watersports from the shore, rockpooling towards the far end and kayak, rowing boat or motorboat hire from the beach kiosk.

Ladram Bay also has two coin-operated launderettes, both with washing machines, dryers, irons and ironing boards.

Terms and conditions

Please read the park terms and conditions below and the terms and conditions.


Admission is only permitted after registering at reception.

Under 18s must be accompanied by their parents or legal guardians.

Arrivals and departures

Late arrivals must notify the campsite/park as soon as possible. Your booking will be held for 24 hours. After this period the management reserves the right to relet your unit.

No refunds for late arrivals or early departures.

Reception is unmanned after 18.00. Please call the site/park using the contact details provided in the booking confirmation email if you are arriving after this time. The team will then provide you with the relevant information about your unit/pitch.

Units will be allocated on arrival.


Dogs must be kept on leads and supervised at all times.

Fouling must be cleaned up immediately.

We do not accept breeds/crossbreeds listed in the Dangerous Dogs Act.


A motorbike can be brought instead of the car included.

Tents & touring caravans: access to the swimming pool is not included in the rate and is charged 4.00 per adult and 3.00 per child per Day.


Guests are asked to avoid any noise or nuisance that may disturb other clients.

The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.


No hen/stag parties permitted via

Dirty water, rubbish and any waste must be disposed of in the indicated areas.

Please be considerate of the natural surroundings, plants and trees. It is forbidden to put nails/tent pegs in trees and to cut any branches.

Please keep your pitch and the facilities tidy and clean.

You must follow the management directives when pitching your tent/unit and related equipment.


Guests whose poolside behaviour is deemed inappropriate will be banned from the area.


Our reception team is available to help and provide all kinds of information, help and suggestions.

Reception is open from 08.00 to 20.00 between 11/03/15 and 30/11/15.


Barbecues are permitted but must be raised off the ground and attended by an adult at all times.

Children must be supervised by their parents at all times.

Fire extinguishers and first aid kits are available on site.

No rough or disturbing games are allowed at the campsite.

The campsite shall not be responsible for your personal belongings.


All cars must be parked in the designated area.

Only one car is to be parked by the pitch. Extra cars must be parked in the designated area.

Parked vehicles must not obstruct car traffic or other pitches.

The speed limit is 10mph.


Hosts are responsible for their behaviour.

Visitors must register at reception and pay their fee.

Additional terms

Privacy: The information supplied during the booking process will be stored on computer for the purposes of future distribution to you of our advertising material and under no circumstances will be passed onto a third party. For the purposes of the Data Protection Act 1984 the confirmation of the booking signifies consent to this.

It is your responsibility to check the details on your booking confirmation are correct and notify us immediately of any discrepancies. We cannot accept responsibility for any errors not corrected prior to arrival.

The management reserves the right to deny access or terminate the stay of those guests whose behaviour is deemed unsuitable. No refunds will be offered.

Persons using Ladram Bay and its facilities do so entirely at their own risk and Ladram Bay will not accept liability for the loss or damage to persons and/or property, or accommodation or amenities becoming unavailable due to circumstances beyond our control.

There is a charge of £10 for any alteration made to a confirmed booking.

In the event of payment failure, the following will apply to manual payments: if your payment cheque is returned to us by the bank as ‘unpaid’, we will charge a £10 fee to cover the costs incurred. Payments by credit card will incur a 2.5% charge. We make no charge for payments made by debit cards (Maestro/Switch/ Delta, etc.).

No driving is permitted around the park between midnight and 6am and during all other times the speed limit of 10mph must be adhered to. Patrons must remember that the Road Traffic Act applies to all vehicles at all times, when being used in the park.

No electrical appliances should be brought on site and used without a ‘portable appliance testing’ certificate.

Ladram Bay regrets that refunds cannot be made under any circumstances.

In the event that the park is required to assist in pulling guests' vehicles, units, or equipment off their pitches, this will be done at the owner's risk and a fee may be payable.

If we believe that you have left early (i.e. vacated the site with no intention to return before your departure date or informed reception of your intention not to return) we reserve the right to relet your pitch/accommodation. You will not be entitled to a refund.

The company reserves the right to change the on-site entertainment program at any time without prior notice.

Tenants must accept full responsibility for their own personal property. Ladram Bay does not accept responsibility for any personal property left on site. We will be happy to forward items left (if found) for a minimum fee of £10 to cover postage and packing.

Please inform us of any problems that occur during your stay as we regret that we are unable to deal with any complaints once you have left the park.

Single-sex bookings of three people or more are not accepted via No unaccompanied under 18s accepted. Persons under the age of 25 other than families will be required to pay a refundable behaviour deposit of £50 or more.

New arrivals must report to the office. No pitch is to be occupied until you have booked in.

Reservations must be taken up by 8pm on the day of arrival. If no contact has been made with reception within 24 hours of arrival date then the unit will be re-let with no further notice.

The booking is accepted on the strict understanding that persons under 18 years of age are not permitted to drink or buy alcoholic beverages in the Three Rocks Inn. Persons so found doing will immediately be expelled from the park together with all persons named in the booking. Young people must bring some form of identification to prove they are over 18 years of age if they wish to drink alcohol in the club.

No washing lines permitted other than those provided.

Damages or breakages to park facilities and equipment must be reported and paid for.

All refuse should be placed in the bins located in the recycling compound located adjacent to the car park.

Parents are asked to see that children do not cause damage in the amenity blocks or elsewhere on the park, and will be responsible for any damage caused. Please note all ball games to be played on ‘Cliff Field’ and the playing field behind the swimming pool and not between holiday homes.

Dogs must be kept under control at all times and are accepted on the understanding that the company will in no way be responsible for damage or injury caused by them. Dogs must be kept on leads at all times and are not permitted on the beach or swimming pool areas. Any damage to property or persons caused by pets must be paid for by their owner. The following breeds of dogs are not permitted: Rottweilers, Doberman Pinschers, pitbull terriers and any other dog showing fierce/fighting tendencies.

The by-laws and conditions and license of the district council and the park rules must be observed as must the usual codes and understandings relating to good caravanning.

Neither Ladram Bay Holiday Park, nor any other person or individual company involved in operating or managing the holiday park, nor any associated or subsidiary company, shall be liable for any personal injury, loss or damage (direct or indirect), loss of or damage to any property, including motor vehicles, motorcycles or the like, however caused, sustained by or occasioned to any person on park (including persons under the age of 18 years), whether resulting from or caused by the negligence, default, wilful act, omission or otherwise of Ladram Bay Holiday Park, the individual companies or persons operating or managing the Holiday Park, their employees, servants, agents, or concessionaires, or of guests, residents, occupiers or invitees.

We shall not be liable in the event of any accommodation or other facilities being unavailable due to circumstances beyond our control. During mid and low season, some facilities may not be open due to lack of demand or weather conditions. We reserve the right to close, cancel or alter the opening/closing times of any facility or service on site.

Non-swimmers and children under the age of 10 must be accompanied by a responsible adult in the vicinity of and in the swimming pool and all the rules and regulations must be observed. Non-swimmers will be charged.

Noise of all kinds (including music and singing) must always be kept at reasonable levels, and between 11pm and 8am must not be audible outside your accommodation.

In the interests of all visitors we reserve the right to refuse admission to any person or groups of persons at our discretion.

No jetskis are allowed on site or on the beach.

Children must be signed in for all activities during the daytimes then left with us; however the child must be over five to make their own way back to their accommodation. Children of five or under must be accompanied by an adult at all times.

Barbecues are permitted at the manager’s discretion. On obtaining permission all barbecues must be raised off ground level and disposed of safely.

There is no guarantee that pitch bookings can be extended beyond the dates originally booked.

Only one vehicle is permitted on each pitch. Additional vehicles are charged for but must be parked in designated parking areas. It is your responsibility to ensure that your vehicle is parked courteously and left in a safe manner. We reserve the right to move any incorrectly parked vehicles or camping equipment and accept no responsibility for any damage caused under these circumstances.

Unit size – due to fire regulations relating to unit separations, the size of the unit booked must be stipulated at the time of booking to ensure the pitch booked is large enough. In circumstances where the unit size (caravan, motorhome, or tent, of any type, including awnings or extensions) exceeds that declared on the booking we reserve the right to require the rearrangement of pitch equipment, or to relocate or refuse accommodation, which may not be refundable.

Please remember when arriving that no unsupervised pitching is permitted. Please visit reception to arrange a member of staff to help in regard to this.

Ladram Bay accepts no responsibility for any damage to tents and awnings due to adverse weather conditions.

The following activities/facilities are subject to an extra cost:

Swimming: £4 per adult per session, £3 per child (under 16) per session, £16 per adult per week, £12 per child (under 16) per week.

Equipment hire including mini golf, kayak, boat hire, paddle board rowing and motorboat hire are subject to extra charges starting at £1.50 per session for mini golf to £20 per day for motorboat hire.

Instructor-lead activities including raft building, inflatable canoeing, sea scooters, panna soccer, body zorbs, water walkerz and aeroball are subject to extra charges starting at £3.60 per person per hour (age and height restrictions may apply for some of these activities).
