Rose Tree is a small friendly, family-run site that caters exclusively for persons aged 30 years or over who enjoy the great outdoors in simple rustic surroundings.

It is set in a semi-rural location and therefore benefits from being within easy walking and driving distance of the local pub and restaurant, bus stop, supermarket and petrol station and other such essential amenities whilst still retaining views of open fields and woodland.

The campsite is pet-friendly and has an allocated dog exercise area. We also have a resident park warden who is always on hand to help and inform.

Since the campsite is only a 10 minute drive from junction 21 off the M5, it makes both an ideal touring base and welcome break.

The campsite is approximately 1.5 miles from the dog-friendly walking beach of Sand Bay. It is only a 15-minute (maximum) drive from the nearby seaside resort of Weston-super-Mare, whose many attractions include an indoor shopping centre, Grand Pier and refurbished promenade as well a lively night life with its well established live music scene.

There are a number of footpaths and bridleways to walk and cycle within the Kewstoke area, including the National-Trust-owned Sand Point and Weston Woods.

There are regular bus routes only a five-minute walk away into the local town and surrounding villages. Sea fishing off Sand Bay beach is also available.

Other attractions further a field include the Strawberry Line cycle/walking route, Puxton Park, Clevedon, Portishead, Garden Centres, Cheddar Gorge, Mendips, Wooky Hole Caves, Blagden Lakes, Bristol City and Docks.

Liked: the site as a whole, good facilities....toilets wash-rooms etc
even with the very bad weather we have had the site was Not Soggy..very well drained..
we had no trouble erecting our tent and were even directed to a pitch alongside the wardens van as protection against the bad winds...on a slope but not bad enough to worry about....very good bus service to town/beach within 1/2 mile.

Disliked: nothing !

Get directions

Turn off M5 at Junction 21. Follow signs for Weston-super-Mare. Important! Take the first slip road left, sign posted Worle, Kewstoke and Sand Bay. Follow this road around and over motorway bridge. Keep in the right-hand lane right passing the magistrates' court on your right, and go through a set of traffic lights turning right into a main road called Queens Way (Homebase should be on your left). Follow this road straight along towards Kewstoke and Sand Bay, going over three roundabouts on route.

Eventually this road will narrow down into a country lane called Lower Norton Lane. Follow this lane for approximately 1/4 mile. The campsite entrance is located on the right just before the first white cottage down this lane.

Terms and conditions

Please read the park terms and conditions below and the Pitchup.com terms and conditions.

We only accommodate persons aged 30 years or over.

For the attention of all visitors whether invited or uninvited your presence anywhere on the camp site means you have agreed by conduct to accept and abide in full and without prejudice to all the terms both expressed and implied which are imposed by the owner and their legal representatives and that you can only reject the terms of Rose Tree Touring Park by removing yourself and your property from the camp site. Your presence anywhere on the camp site also means that you have agreed by conduct to indemnify Miss D. Diamond and her legal representatives against any liable action that causes any consequential loss, damage or injury to yourself and your property or to a third party and their property during your vacation or visit to Rose Tree Touring Park.

The owner and their legal representatives, collectively referred as the 'management' from here onwards, always retains the right to refuse entry to their land and property including prohibiting the use of all or in part the facilities provided by them together with the right to terminate your stay without notice under any circumstances.

All visitors including day visitors are automatically refused entry until they have registered and agreed in full to all the terms of the park, signed the appropriate documentation and paid in full for their vacation or visit.

If you enter or allow others to enter without the permission of the management it will automatically be presumed that you and they have entered the property unlawfully and thus, the management retains the right to remove you and them immediately without notice.

The management may refuse entry to visitors who have made false statements either written or verbal or by conduct concerning their booking and registration details. If your details change prior to your arrival you must inform the park immediately.

The management always retains the right to review, amend, make addition to or abolish any or all of the terms imposed at their discretion and will inform you as soon as reasonably practicable of the change(s) made.

It is the responsibility of all visitors to read, understand and abide to all the terms conveyed in all the relevant literature supplied by the park. If you have difficulty in reading or understanding any piece of literature supplied by the camp site please ask the management for assistance.

Since the camp site is licensed for touring units only and only accommodates persons aged 30 years or over visitors may be asked to produce a valid form of identification confirming their identity, age and their permanent address. Thus, the management will only accept a driving licence with a recent photograph or passport or council tax documentation as proof of I.D which will be copied, filed and checked for authenticity.

If you need any kind of correspondence to be sent to the camp site you must ask the management for permission first.

Only vehicles including towing units which are legally road worthy will be permitted entrance. All touring units except tents and self-motorised touring units must be accompanied by a motor vehicle fitted with a tow hitch.

In emergencies and situations in which visitors experience difficulty parking up or towing off the camp site the management may be able to offer a towing service. Thus, please ask for assistance where necessary.

Commercial type vehicles or unusual conversions or touring units over 8 metres in length and 6 metres in width or are over 20 years old may be refused entry or charged extra so please check with the management first preferably before your arrival.

Your pitch is reserved as from 12 noon on the day of arrival to 12 noon on the day of your departure. The park operates a maximum occupancy rate of 4 persons, 4 pets and 2 vehicles per touring unit at any one time.

You are only permitted to drive at 5 mph at all times in and out and around the camp site.

Security

All security barriers on the park must be kept locked at all times and entering and exiting these barriers is on a one at a time basis only.

You must not under any circumstances let others through these barriers even if you personally know the person(s) waiting, they must wait for you to lock the barrier(s) safely before they can then unlock the barrier to leave or enter.

For increased security any combination code in use is changed at random intervals and the management will notify you as soon as it is reasonably practicable to do so of the changes. The codes are for your use only and must not be given to others under any circumstances without the permission of the management first.

Operating instructions for any lock that you are given permission to use may be demonstrated to you in person by a member of the management upon request.

Your movements to and from the camp site are monitored and recorded by CCTV. The recordings taken can and will be used in any relevant civil or criminal proceedings.

The park is closed to all admissions including day visitors between 11.00 pm and 9.00 am. Therefore you must notify the management if you wish to enter or leave during this time so that the appropriate arrangements can be made.

It is the responsibility of all visitors whether invited or uninvited to protect and secure themselves and their property against any consequential loss, damage and injury as the management will not accept liability for such occurrences.

The management recommends for your own security that you adhere to all the terms conveyed in all the relevant literature including instruction and information notices supplied by the park.

We ask all visitors to remain vigilant and to report to the management immediately any breach or potential breach of security including any suspicious behaviour or occurrences you may encounter or witness during your vacation or visit.

Vehicles

Vehicular access to and from the park is restricted between 11.00 pm to 9.00 am. No taxis are permitted to drive onto the camp site between 11.00 pm and 9.00 am. If you wish to enter or leave the camp site outside these hours you will be required to use the designated pick up or parking area to avoid disturbing other visitors on site.

Maintenance and repairs (including washing and cleaning) of vehicles or touring units are not permitted on the camp site.

Permission must be sought from the management first if you need the assistance of a repair service to attend to your vehicle or touring unit whilst it is parked on site.

Health and safety

It is the responsibility of all visitors whether invited or uninvited to make themselves aware of all the risks associated with using this type of non-commercialised rural park including the nature, location and layout of the camp site; past present and projected weather conditions; fire and emergency procedures; the time of year as well as the type of facilities, equipment and appliances provided.

It is the responsibility of all visitors whether invited or uninvited to protect and secure themselves and their property against any consequential loss, damage and injury as the management will not accept liability for such occurrences.

You must adhere to all the terms conveyed in all the relevant literature supplied or displayed by the camp site and utilise at all times the appropriate items which are available worldwide to reduce the risk of any consequential loss, damage and injury that may occur during your visit or vacation.

The use of any facility, equipment or appliance provided

Please read the operating instructions and list of rules before using any facility, equipment or appliance provided and never use any facility, equipment or appliance unless you have the competence to do so safely unaided without risking harm to yourself or others.

Only use each facility on a one at a time basis and beware of the all the risks associated with using each type of facility. Remember there may be facilities which must not be used at specific times or under certain circumstances please take note of these and adhere to any literature displayed informing you of their suitability for use.

When using any facility please have consideration for those who are waiting, do not unnecessarily prolong your visit and leave it clean and tidy for the next user.

Only use the facilities, equipment and appliances provided for their intended purposes as any deliberate acts of misuse or vandalism including the defacing or removing of any notice and other relevant literature will be taken seriously and will lead to civil or criminal proceedings.

Only flush tissue type waste down the toilets.

Use only the correct designated bins provided to dispose of waste materials.

Do not dye or wash hair, clothes or cookery items in the hand wash sinks.

Do not wash hands in the washing-up sink after visiting the toilet.

Only use the washing-up facility for washing cookery items.

Only use the correct designated water taps for drinking water purposes.

Only use the chemical disposal point for portable toilet waste.

Please make sure all taps or shower devices are turned off completely after use.

Never attempt to use any facility, equipment or appliance that you suspect to be unsafe or has been tampered with or does not work. All visitors are especially warned not to attempt to repair or tamper with any electrical appliance or meter.

Please report any faults or problems you experience with any facility, equipment or appliance immediately to the management.

Awnings and ground sheets

Awnings are permitted on the camp site but they must not exceed 3 metres in width by 8 metres in length and only breathable ground sheets must be used.

To ensure that adequate spacing is maintained between each touring unit you must inform the management, preferably prior to your arrival, of your intention to put up an awning.

Smoking is strictly prohibited in all enclosed camp site buildings.

All visitors who smoke need to extinguish their cigarettes before approaching these areas and their cigarette butts must be disposed of appropriately and not left on the ground or flushed down the toilets.

Please do not put lit cigarettes in any bin containing potential flammable waste.

Sabotage or the deliberate misuse of the fire fighting equipment will be taken seriously and will lead to both your vacation being terminated immediately and criminal or civil proceedings.

Fire regulations

Open camp fires are strictly prohibited anywhere on the camp site. If an open fire is discovered it will be extinguished immediately.

It is the responsibility of all visitors whether invited or uninvited to familiarise themselves with the park's fire precautions and procedures.

This includes the following :

- Knowing where each fire point is located and the type of alarm system in operation.
- The location and type of fire fighting equipment provided and its suitability and correct usage.
- The location of all fire action notices and the information they convey.
- Evacuation procedures and where the assembly point is located.
- Where to find the nearest telephone.

For more details of fire regulations and lists of emergency contact numbers please refer to all the information posted on the notice boards and in the washing-up area, copies of which are also available for inspection from reception during opening hours.

To prevent the spread of fire a clear 3 metre space must be kept at all times in and around each touring unit. This space must not be used for parking or storage or for the erection of gazebos or wind-breakers.

No touring unit is allowed to be pitched within 6 metres of an on site building.

Barbecues including disposal cooking and heating appliances are only permitted if they are safely raised above the ground so as to avoid scorching the grass and other nearby vegetation. Various implements for raising such appliances are available on request.

Cooled down ashes or coals etc. must only be disposed of in the designated metal bins provided, please not use any other type of bin for this task.

Never leave barbecues or any cooking and heating appliance or naked flame light unattended.

Gazebos/wind-breaker/clothes lines

Gazebos, wind-breaker and clothes lines are only permitted provided they are erected in such a way as not to foul the clear 3 metre space fire rule and do not obstruct the mowing and trimming of surrounding vegetation.

N.B. If your gazebo, wind-breaker or clothes line is found to break these rules the management retains the right to remove the offending structure immediately.

To ensure that adequate spacing is maintained between each touring unit you must seek the permission of the management first if you wish to erect any type of gazebo, wind-breaker or clothes line.

Anti-social behaviour

Since the offer to visit or stay on Rose Tree Touring Park is totally dependent on all members of a party agreement to accept all the terms of the camp site in full and without prejudice the management will not tolerate any form of anti-social behaviour whether deliberate or unintentional.

Therefore, if a member of a party displays behaviour that is found to be unacceptable the management will withdraw this offer and either ask the offending party to vacate the camp site immediately or the management will remove the offending party along with their property from the camp site without notice themselves or with the assistance of others including the Police.

All forms of abuse and harassment and all acts of unlawful damage, vandalism, misappropriate use, disruptive noise, public nuisance and any action that puts others or their property at risk are all regarded as anti-social behaviour by the management and will not be tolerated.

Please remember we will not refund any monies paid if any member of a party breaks any of the terms of the park.

The management always reserves the right to prosecute or sue if the actions of any member of a party put ourselves and our property or other visitors and their property at risk of consequential loss, damage or injury.

During your visit or vacation you are expected to have consideration at all times for your neighbours as well as management personnel and their property, please do not let your actions compromise the health and safety and enjoyment of others.

Noise

All noise levels must be sufficiently reduced as not to disturb other camp site visitors or neighbouring properties between 11.00 pm and 9.00 am.

Generators are not permitted on the park and persistent disruptive noise is classed as anti-social behaviour.

Waste disposal

All visitors are prohibited from dumping any type of waste directly on the ground, in surrounding hedgerows and waterways.

Please dispose of all waste materials only in the correct designated bins provided.

Please do not place hot waste materials in plastic bins.

Please make absolutely sure that you allow hot coals or ashes to cool down sufficiently enough so that they do not cause a fire hazard before you dispose of them in any of the designated metal bins provided.

The park encourages recycling where it is reasonably practicable to do so. Please put recyclable waste only in the correct designated bins provided.

Please use only biodegradable plastic bags to dispose of food and dog poo waste.

The park will not dispose of any waste that is not classed as domestic including gas bottles, car and caravan batteries, bulky and heavy items or packaging, electrical goods or any other non-recyclable waste.

Since the park is visited by a variety of wildlife, never store waste material outside your touring unit as this will only attract them.

Please remember to leave your pitch clean and tidy for the next user.

At present the camp site aims to recycle glass, plastic, paper, house hold batteries and certain food waste.

Day visitors

Day visitors are permitted onto the camp site between 9.00 am and 5.00 pm and must report their presence to the management upon arrival to be booked in.

Day visitors are allow to visit free of charge for one hour per day, however if they stay longer than one hour they will have to pay a day rate charge and if they stay after 5.00 pm they will be subject to a night rate charge.

To comply with fire regulations day visitors must park their vehicles in the designated parking area and not on a pitch space.

Remember the park operates a maximum occupancy rate so please check with the management first if you are expecting a visiting party of more than two persons or two vehicles per visit at any one time during you vacation.

Pets

Pets are welcome on the park provided they are not legally classed as dangerous and can be approached by strangers.

Pets must be kept restrained on leads at all times in and around the park and can only be exercised in the designated pet exercise area.

Pets are forbidden to foul anywhere on the camp site and any mess they produce must be cleaned up immediately using only biodegradable bags and disposed in the designated bins for decomposing.

Pets except guide dogs are strictly prohibited from entering any camp site building.

Pets must not be left unattended under any circumstances therefore, if you go out they must go with you. Noisy pets must be kept under control and all pets have to abide by camp site's noise regulations.

The management is not responsible for your pets' conduct or welfare and will not be held liable under any circumstances if they cause any consequential loss, damage or injury.

Refunds

Since your safety is our priority if the management decides to close the park completely and terminate your vacation or visit to prevent any consequential loss, damage or injury occurring to any persons present on site or their property you are entitled to claim a refund for the remaining nights which have been paid for.

We are committed to resolving your dispute(s) as quickly and conveniently as reasonably practicable therefore, please approach a member of the management team directly and they will be happy to help you with any issues you may have.
