A unique site at Dawlish Warren...if you are looking for a proper old-fashioned, family owned campsite with modern facilities, you’ve just found one! We have just over seven acres of rolling grassland in a natural secluded bowl with plenty of level pitches for tents, motorhomes and caravans, many with electric hook-up.

Leadstone Camping is just a 10-minute walk to the splendid beach and sand dunes at Dawlish Warren which has held the prestigious "Blue Flag" for 14 consecutive years. We are a traditional, uncommercialised camping site beautifully located in south Devon, and one where our family have built a reputation for our friendly, personal approach and are always ready to help should you have any questions or problems. Established in 1974 we celebrate 40 seasons of family camping in 2013!

A recent survey of visitors who return every year showed that our policy of making small improvements to ensure that the site stays quiet, friendly and uncommercialised is just what they require. We are not perfect but we all try very hard and enjoy caring for our visitors. We always have a famously friendly staff to help you and think we have earned a healthy reputation for good value and good service.

While we are primarily a site for tents and motorhomes we are also licenced to accept touring caravans. Moving with the times we redeveloped our services block in 2012 which now offers state-of-the-art facilities. Milk, eggs, bread, bacon, etc and Calor gas, Camping Gaz and freezer pack hire are all available from reception.

We have a children's adventure playground to keep the little ’uns amused and for those who just can’t get away from it all WiFi is available across the site at a small charge.

Every year the site is inspected by English, German and Dutch inspectors and we remain a top rated three-star site. One inspector commented that we are 'a very attractive simple park employing high standards of care', when asked if we should alter anything replied, 'Leave it just as it is'. Enough said?

Dawlish Warren is renowned for its good weather. Average temperatures of well over 70°F are not uncommon. On top of that the Dawlish air quality has been recorded as 'among the best in the country'.

There is a five miles per hour speed limit on the site. Our reputation as a 'quiet' site has been earned, so 'no noise after 11.00pm’' means exactly what it says.

Nearby attractions and activities

You will, of course, want to see as much of Devon as possible and we are ideally situated for you to do just this. You will find that except for high season (late July to the end of August) the roads are reasonably quiet and tourist attractions are not overcrowded. There are so many things to do and the ease with which traffic can move out and around the county from Dawlish constantly amazes visitors.

The beach which is backed by a 500-acre National Nature Reserve is only an easy and safe half-mile walk away from our site - there is a family-orientated pub en route which serves excellent bar meals at mid-day and in the evenings. The pavements are wide and safe for children and prams.

½ - coastal path - for walking from Poole to Minehead around the coast!
½ - Exe Cycle Trail (NCN2)
½ - Dawlish Discovery Walk - great circular walk - about 6 miles.
1 - Exe Estuary - for walking, boating, fishing and bird watching.
1½ - Dawlish - picturesque town with sandy beaches, attractive gardens, trout stream and the famous black swans.
2½ - Cockwood - pretty harbour and two good inns.
3 - Starcross - play golf at Oak Meadow, then take the ferry to Exmouth.
5 - Powderham - a real 14th century English castle.
6 - Teignmouth - a busy resort and port with sea and river beaches.
7 - Shaldon - quaint riverside village with a par three golf course. Go on Wednesday for their 1785 Day. Take the ferry from Teignmouth! The Wildlife Trust (a small zoo) is popular too.
7 - Bishopsteignton - a village with a vineyard! Enjoy the countryside with a glass of Old Walls Vineyard's best tipple and a cream tea.
8 - Haldon Forest Park - Great cyle trails and butterfly walk, Go Ape adventure park. bird of prey observation point
9 - Babbacombe - who doesn't visit the model village?
9 - Exminster - all-new golf driving range and nine-hole pay and play course - looks brilliant!
10 - Torquay - penguins and seals right on the beach at Living Coasts
11 - Newton Abbot - old market town with Wednesday cattle market. National Hunt racecourse with a dozen summer meetings.
11 - Rackerhayes - popular coarse fishing ponds
11 - Torbay - the English Riviera resorts of Torquay, Paignton and Brixham.
12 - Plant World - Devon's 'little outdoor Eden' - fantastic views!
13 - Exeter - cathedral city with maritime museum and Princesshay shopping centre plus fabulous 'Riverside' indoor pool.
13 - Paignton - the famous zoo and steam railway to Kingswear and Dartmouth.
14 - Crealy - the great adventure park. Marvellous for your little 'uns. Highly recommended.

Liked: Lovely site. No clubs, bars, large shops, etc, just peaceful family site. Small playground for the children, washers & dryers, toilets & showers. Everything you need. Reception doubles as a (very) small shop for milk, bread, etc. Bus stop outside the gate. Strict no noise policy at night, which means the children don't get woken by drunken revellers!

Disliked: The walk back up the hill from the beach!! Would be good if had lockers with power sockets in for securely charging phones, games consoles etc.

Get directions

Travelling by car:
Leave the M5 motorway at Junction 30 (Exeter) and take the signposted road A379 to Dawlish. As you approach Dawlish (approximately 11 miles), turn left on the brow of the hill onto Warren Road, signposted Dawlish Warren. Our site is half a mile on the right.

Satnav users: as you approach Dawlish from Exeter, do not use Week Lane as it is very narrow. Stay on the A379 and turn left into Warren Road just over the crest, Leadstone Camping is 0.5 mile on the right.

Travelling by coach/bus:
National Express’ scheduled coach network offers easily the best value way to travel throughout the UK. Exeter is the nearest coach station then change onto the local Stagecoach service No. 2 (every 15 minutes Mon - Fri. / Every 20 mins Sat. / Every 30 mins Sun) to Dawlish Warren. Ask for Leadstone Camping. The stop is at our entrance.

Travelling by train:
Dawlish Warren is the closest station (about 10 minutes walk) or jump on any bus heading to Dawlish, and ask for Leadstone Camping. Dawlish town station is well served by taxis and, of course, the bus.

Walking the coastal path:
We are just 10-minutes walk from the coast path at Dawlish Warren.

You may cancel or amend your booking at any time prior to arrival and we will do our best to accommodate the changes subject to availability.

There is no refund of fees in the event of leaving the site early for any reason.

Please note that your deposit paid to Pitchup.com is non-refundable.

To ensure everyone’s enjoyment please consider the following before booking...

There is a 5mph speed limit on the site.

Our reputation as a 'quiet' site has been earned, so 'no noise after 11.00pm' means exactly what it says. Please be thoughtful during the day and our long term policy of 'no noise after 11pm' means exactly that. (Most visitors are in bed by 10pm!)

If you or any member of your family are unwilling to conform to the following simple rules, or are looking for a different social atmosphere, we respectfully request you make a booking at another site.

Change over time is 12 noon so it can be busy on peak weekends!

Quiet please: no radios, TV, etc. after 10.30pm. No swearing!

Barbecues: on legs or disposable are fine (ask at Reception for bricks to sit it on). Open fires, fire baskets, braziers, etc are not allowed.

Dogs: we are all dog lovers here. Bertie and Jack, our springer spaniels, are very popular with our younger visitors however following an incident elsewhere in the area we have reluctantly reviewed our 'dogs Welcome' policy and we are sorry but we cannot admit breeds such as Staffordshire bull terriers and rottweilers. Irresponsible owners are to blame for this move, so if you have one of these or similar please leave your pet with a friend or in a kennel. Well behaved dogs are allowed on the strict understanding that they are kept on a lead at all times and exercised off the site. Please pick up any 'whoopsies'!
