Discover a magical piece of heaven, nestled in the heart of Suffolk close to the lovely beaches of the Heritage Coast and the tranquil beauty of the River Deben. Suffolk Yurt Holidays is a perfect place for a green holiday, which is easy to get to and is well located from London or the Midlands.

Each of the four hand crafted yurts enjoys privacy, seclusion and peace in this idyllic sanctuary of wildflower meadows surrounded by ancient trees and hedges.

It is a relaxing and peaceful haven, rich with birds and other wildlife. A wonderful way to experience glamping as eco camping in comfort.

The facilities are sited in a couple of nearby traditional Suffolk weather-boarded and pantile roofed buildings.

There is a fully equipped kitchen, with French doors opening out onto a patio. Each yurt has its own fridge, cupboard, cutlery, crockery and cooking utensils. Cloths and tea towels are provided. Nearby, there is a communal seating and eating area and a lovely old oak tree.

Next door, there are spacious showers and washrooms with hair driers and underfloor heating. There is also access to the adjacent laundry, which has a sink, coin-operated washing machine and drier.

A communal fire area with log benches and a couple of seating and table areas near some ancient oak, willow, hazel, field maple and hawthorn trees, provide some great spots to socialise, if you feel like it.

Nearby attractions and activities

We are nestled in the heart of Suffolk, close to the lovely beaches of the Heritage Coast and the tranquil beauty of the River Deben.

This is a fantastic area for cycling and walking holidays and the area is renowned for its gastronomy, pubs, live music and festivals. It's a perfect place for a wonderful holiday.

We are three fields walk away from the friendly village of Bredfield, which has an excellent, well stocked local community shop (open 9:30am - 12:30pm Mon - Fri and 9am - 12pm Sat), playing fields and playground.

Nearby are a couple of good tennis courts belonging to the Bredfield and District Tennis Club, with lovely views over the surrounding countryside. Each court can be booked with Angela Bridges for £5 per hour (maximum 4 players).

Excellent private tennis coaching is available just across the road from us. Pre-booking is advised.

There is also St Andrews Church (9.15 am Sunday Services) and the hospitality and traditional food of the Castle pub.

Also, a wide range of delicious local produce can be ordered and delivered from Rob at Suffolk Providore.

Our guests are given an exclusive discount of 50% off day membership, 25% off spa experiences and 2 for 1 on a round of 18 holes of golf, less than a mile away, at Ufford Park. Pre-booking is advised and vouchers are included in our welcome pack.

This is the perfect place for Suffolk cycling holidays with a range of fantastic day cycle routes along country roads with great pub stops. Bike hire and day cycle routes from our campsite at Suffolk Yurt Holidays are available for guests from us at Suffolk Yurt Holidays. Pre-booking is advisable.

This area also provides great suffolk walking holidays and there are lovely walks from our campsite with nearby woods and fields - a couple of which often have skylarks.

Liked: Staying here was an absolute pleasure!

From the moment we arrived, Kay made us feel so welcome and along with her husband couldn't have been more helpful and kind. This is reflected throughout the site - the yurts and facilities are beautiful and very thoughtfully put together, both for the comfort of guests and environmentally.

We are easy to get to and are well located from London or the Midlands, just a short distance from the A12.

Our nearest railway stations are less than three miles away at Melton or Woodbridge.The station based taxis are available from Melton or Woodbridge station or you can reduce your carbon footprint further with Enviro Cars.

We are a short distance from the Castle Pub Bus Stop in Bredfield Village for Ipswich to Woodbridge bus.

For those who cycle, Bredfield is on the Suffolk Coastal Cycle Route 41, which links up with the National Route 1.

Cancellation policy

If you have to cancel, please let us know immediately and we will try to resell your holiday.

If we are able to resell every yurt night in your booking, we will refund to you your balance, less a £35 administration fee or 3.75% of any monies paid to cover PayPal commission costs, whichever is greater.

If we are unable to resell every yurt night in your booking, but you let us know six weeks or more before your arrival date, you will forfeit the deposit paid and you will not be liable to us for the balance.

If we are unable to resell every yurt night in your booking, and you let us know less than six weeks before your arrival date, you will be liable for the full cost of your holiday less the value of any yurt nights we were able to resell.

Any refunds due to you following cancellation will be processed shortly after the end of the month in which the holiday is resold.

Please consider whether cancellation insurance may be appropriate for you.

Please note that your deposit paid to Pitchup.com is non-refundable.

Payment of balance

We will send you a payment request for the balance. Payment of the balance is required six weeks before arrival, or as soon as possible if your arrival is for within six weeks.

Any failure by you to pay the balance on time will entitle us to treat your booking as cancelled by you, and follow our procedure for cancellations.

We accept payment by PayPal, cheque, or direct transfer to our bank account, the details of which are set out in our payment request.

Terms and conditions

Please read the park terms and conditions below and the Pitchup.com terms and conditions.

Terms and Conditions for booking with and staying at Suffolk Yurt Holidays (“Terms”)

It is our aim to make your visit to our yurts a wonderful experience. These terms enable us to maintain our standards, ensure your safety and establish a clear legal contract for booking, cancellation, damage and exceptional circumstances. By making a booking with us, you signal your acceptance of these terms.

We, Suffolk Yurt Holidays, are a partnership whose address is Oak Cottage, Ufford Road, Bredfeld, Woodbridge, United Kingdom IP13 6AR. The partners are Kay and Grahame Wyld.

Yurt rental

Included in the rental price of every yurt is:

- rental of the yurt and pitch;
- use of and access to the Suffolk Yurt Holidays grounds, equipment and facilities where permitted; and reasonable use of water.

The maximum capacity of each yurt is four adults and no more than six people in total.

A third double bed futon, bedding and bed linen per yurt is available at £15 per night.

Extra wood is available at £4.50 per basket

Day visitors

We permit a reasonable number of day visitors during your Suffolk Yurt Holidays stay. These visitors will need to check-in with us.

Restrictions (pets, hens, stags, noisy groups)

Sorry, no pets are allowed on our site.

We do not accept noisy hen or stag groups as we are not a party venue. Please appreciate we try to retain and promote the peace and tranquillity of this place for our guests, particularly after 10pm. We hope this is suitable for your group and that you can ensure it is also appropriate for our site.

Our Code of Conduct will apply to all persons while they are on our site. Failure by any person to comply with the Code of Conduct can lead to removal from the site without any refund being made.

Booking and payment

We only accept bookings from persons over the age of 18.

The balance needs to be paid six weeks in advance of the arrival date, or as soon as possible after your booking if arrival is for within six weeks. Any failure by you to pay the balance on time will entitle us to treat your booking as cancelled by you, and follow our procedure for cancellations.

We accept payment by PayPal, cheque, or direct transfer to our bank account, the details of which are set out on our payment request.

We will send you a payment request within 24 hours which will set out the amounts due, and the dates by which those amounts are due for your booking to remain valid.

Changes to your booking

If, after confirmation of the booking, you would like to make some change to the booking, although we will always do our best, we are not obliged to satisfy these requests. Whether and to what extent these alterations will be accommodated is at our discretion.

Cancellations

If you have to cancel, please let us know immediately and we will try to resell your holiday.

If we are able to resell every yurt night in your booking, we will refund to you all monies already paid, less a £35 administration fee or 3.75% of any monies paid to cover PayPal commission costs, whichever is greater.

Arrivals

Your yurt is available from 4pm on the day of arrival.

Please park in the parking area, because vehicles are not permitted onto the wildflower meadows. There is a luggage cart for unloading your belongings to the yurt. If you need any help, please do not hesitate to ask.

When you arrive, please knock at the stable door of the thatched cottage and we will give you your keys and a guided tour.

If you are unable to arrive before 6pm, please contact us using the contact details provided in your confirmation email.

Departures

Please leave the site before 10am and leave everything in a clean and tidy condition.

On departure, please check the yurt keys in with us. Any lost or unreturned keys will be charged at £15 replacement cost.

If the yurt or associated equipment is left in an improper or damaged condition, you will be responsible for reasonable additional cleaning and/or replacement costs.

Lost Property

Lost property will be returned by post at your expense by request only. Any unclaimed property left behind will be kept until the end of the season and then disposed of.

Complaints

We encourage you to talk to us if you have a complaint during the course of your stay, so that we can try to resolve it as soon as possible.

Privacy and Data Protection

By contracting with us you consent that we may process any personal data that you provide to us for the purpose of facilitating your stay. We have a strict policy of not transferring any personal data to any third party organizations who would use such data for marketing purposes.

Limitation of Liability

The material displayed on our site is provided without any guarantees, conditions or warranties as to its accuracy.

We hereby expressly exclude:

- all conditions, warranties and other terms which might otherwise be implied by statute, common law or the law of equity; and

- any liability for any indirect or consequential loss or damage incurred by any user of this website, any person who makes a booking or any person who stays with us at Suffolk Yurt Holidays whether caused by tort (including negligence), breach of contract or otherwise, even if foreseeable.

This does not affect our liability for death or personal injury arising from our negligence, nor our liability for fraudulent misrepresentation or misrepresentation as to a fundamental matter, nor any other liability which cannot be excluded or limited under applicable law.

Force Majeure

We shall not be liable to you as a result of any delay or failure to perform our obligations under the Terms as a result of any act, event or accident (a Force Majeure Event).

A Force Majeure Event includes but is not limited to industrial disputes, failure of a utility service or transport network, an act of God, civil commotion or malicious damage, compliance with any law or governmental order, rule, regulation or direction, the accident breakdown of plant or machinery, fire, flood, storm or default of suppliers or subcontractors.

Waiver

No failure or delay by a party in exercising any right or remedy under the Terms or by law shall constitute a waiver of that or any other right or remedy, nor preclude or restrict its further exercise of that or any other right.

Severance

If a court or any other competent authority finds that any provision of these Terms (or part of any provision) is invalid, illegal or unenforceable, that provision or part-provision shall, to the extent required, be deemed deleted, and the validity and enforceability of the other provisions of the Terms shall not be affected.

Third parties

A person who has not made a booking with us under these Terms shall not have any rights under or in connection with them.

Governing law and jurisdiction

These Terms, and any dispute or claim arising out of or in connection with them, the subject matter or formation of them (including non-contractual disputes or claims), shall be governed by, and construed in accordance with, English law, and the parties submit to the exclusive jurisdiction of the courts of England.

Code of Conduct

Suffolk Yurt Holidays caters for quiet family holidays. Sound travels a long distance in the countryside and no amplified music or other disruptive noise is a requirement of our planning consent. Please appreciate we try to retain and promote the peace and tranquillity of this place for our guests, particularly after 10 pm.

Please behave responsibly and keep fires small and manageable in the stoves, BBQs and the communal firepit. A wrap-around fireguard is available on request. Please keep the hurricane oil lamps on their hooks when they are alight and do not use candles.

There is a fire extinguisher in each yurt and in the kitchen and a fire safety point by the large anvil near the stables.

The site is non-smoking.

As the yurts are shoe free zones, please always remove outdoor footwear before entering a yurt.

Please be responsible for your children's safety at all times.

On arrival, please read the Information Notice which is hanging in the yurt.

It is a condition of your booking that the total number of your party does not exceed four adults or six in total per yurt under any circumstance.

In consideration of the other guests, please leave the public areas in a clean and tidy condition.

You are expected to wash your own dishes and put your own waste into one of the appropriate waste bins.
