Set within unspoilt, quiet Suffolk countryside, with 360 degree views across farmland, Magical Camping at Brick Kiln Campsite is a wonderful location to unwind. Within easy reach of the A12, the site gives great ability to visit the best that Suffolk has to offer.

Open all year, the campsite is set in a one-acre field and orchard, and on a clear night you will be sleeping under the stars - a quiet rural setting with a friendly, family atmosphere.

Magical Camping's bell tents are situated within the main campsite, or exclusively in The Orchard, a small area ideal for family groups or single pitches.

Shower and toilet facilities and a washing-up area are available, although there is no electrical hook-up here - just some plugs to charge your phones (if you need them) and boil a kettle!

Campfires are allowed, and we all love a good campfire, but wood must be purchased on site for safety reasons.

Children are welcome to use our play area, and dogs are welcome, but you must clean up after your dog and keep it on a lead at all times.

A 10-minute walk from Brick Kiln Farm will bring you to the well-stocked village shop and a pub. Brick Kiln Campsite also has its own honesty shop stocked with local goodies.

The best of Suffolk villages are close by including Aldeburgh, Southwold, Snape, Orford, Wickham Market and Woodbridge.

Whether you want to do some shopping at small independent retailers within Woodbridge or you would prefer a day by the beach at Southwold, made famous by the Adnams brewery, all of these towns are within a 20-minute drive.

Magical Camping at Brick Kiln Campsite is situated in a peaceful location on the edge of the village of Campsea Ashe, near Wickham Market in Suffolk. We are one mile from the train station, (named Wickham Market although it is in the centre of the village of Campsea Ashe). Trains run hourly to and from London daily.

From A12 south:
Take exit for B1078, turn right at the top of the slip road, and take the immediate second left after the flyover directly opposite the slip road back onto the A12 south.

From A12 north:
Come off the A12 just after the Marlesford Farm Cafe, turn right at the crossroads and follow the lane to Brick Kiln Campsite. Or take the exit for the B1078, turn left onto the lane next to the slip road (like a U turn). Follow the lane to Brick Kiln Campsite.

Cancellation policy

Cancellation or changes by you:
It is essential that you let the campsite know immediately if you need to cancel your booking. Please telephone the campsite and confirm in writing. If you cancel:
- more than four weeks before your arrival date, you will be charged 50% of the balance. Any other payments made will be refunded.
- less than four weeks before your arrival date, you will lose 100% of your balance, but we will attempt to re-let your tipi or bell tent. If we are able to re-let for the whole period originally booked we will refund 50% of your balance payment. If we are unable to re-let your tipi or bell tent we will not return any monies paid.

Cancellation or changes by us:
Once we have issued you with a confirmation, we will do our very best not to make any changes or cancellation to your booking. Sometimes changes do occur before or after bookings have been confirmed and very occasionally confirmed bookings have to be changed or cancelled. We promise to do all we can to avoid changes and cancellations but must reserve the right to do so. In the unforeseen event of us having to cancel your booking, we will refund the full amount of money that has been paid by you.

Please note that your deposit paid to Pitchup.com is non-refundable.

Payment of balance

The campsite will contact you by email for payment of the balance plus a £100 damage deposit (refunded within seven days of your stay) four weeks before your arrival date, or after your booking if it is for within four weeks.

Non-payment of the balance when due will constitute cancellation of the booking.

Terms and conditions

Please read the park terms and conditions below and the Pitchup.com terms and conditions.

When booking accommodation with Magical Camping, you are agreeing to enter into a binding contract with us. References to ‘us’ and ‘we’ in these Conditions relate to Magical Camping and references to ‘you’ or ‘your’ relate to the person making the booking and all members of that person’s party. When we email confirmation of a reservation to you, we enter into a contract with you, which is subject to these Booking Conditions.

General booking information

1. Payment: The balance is due four (4) weeks before your arrival date. Non payment of the balance when due will constitute cancellation of the booking and your deposit will be forfeit.

2. Cancellation or changes by you: it is essential that you let us know immediately if you need to cancel your booking. Please telephone us and confirm in writing. If you cancel:
- more than 4 weeks before your arrival date you will be charged 50% of the total payment.
Any other payments made will be refunded.
- less than 4 weeks before your arrival date you will lose 100% of your payment, however
we will attempt to re-let your Bell Tent. If we are able to re-let for the whole period originally booked we will refund 50% of your payments. If we are unable to re-let your Bell Tent we will not return any monies paid.

Your safety

We trust that you appreciate we can take no responsibility for the weather conditions at the time of your visit. We recommend that you come prepared with suitable clothing and footwear, so that you can enjoy the charm of the natural environment in all its diversity. Adults are responsible for ensuring their own safety and the safety of any children in their care.

Pets

Well behaved dogs are allowed, but there must be no sign of them having stayed when you leave your bell tent.

Smoking

No smoking is allowed inside the bell tents.

Cooking equipment

Please make yourself aware of the way in which to operate your provided equipment. We will not accept any responsibility for incorrectly used equipment, that has caused damage to any property due to your negligence.

Arrival and departure

From 12 noon.

General agreements.

1. You agree to look after the bell tent. This means you must keep all furniture, fittings and effects, (inside or outside) in the same state of repair and condition as at the start of your booking, and you agree to leave it clean and tidy. If you break these conditions we may make an additional cleaning charge and/or make a claim against you for repair or loss as a result of damage caused.

2. You are expected to show due consideration for other people, including other guests, local residents and our staff. If you abuse the property or display dangerous or offensive behaviour towards the owners or any third party, we may refuse to allow you access to the bell tents and property or ask you to leave before the end of the holiday. If this happens we will treat your booking as having been cancelled by you and you will not be entitled to any refund.

3. You are in a natural environment and as such you agree to respect all local flora and fauna. Any damage, wilful or negligent, will be taken seriously and may result in you and your party being requested to leave the campsite. In such cases we will treat your booking as having been cancelled by you and you will not be entitled to any refund.

4. You must allow us access to the bell tent at any reasonable time during your stay.

5. The number of people using the bell tent may not exceed the number agreed when booking.

Special requests

If you have special requests or needs, you are responsible for telling us at the time of booking. If you have a disability that may affect your stay with Magical Camping please tell us before we confirm your booking. We will do our best to accommodate you but will let you know if we are not able to meet your needs.

Travel insurance

We recommend insurance to cover cancellation, loss, damage or injury.
