Magical Camping's luxury bell tents and tipis are nestled at Park Farm Campsite, Swanton Morley, Norfolk. Hidden away in lush meadows surrounding Park Farm, our accommodation provides a safe, peaceful base from which to explore Norfolk.

Each bell tent or tipi is furnished to a very high standard, giving you the ultimate luxury camping experience. With comfortable beds, luxury bedding, carpeted floors and cool lighting to rustic, 'shabby chic' furniture, through to the essentials of cooking equipment, utensils and anything else that is required to give you the 'Magical Camping' experience. We even supply a fire bowl for those chilly evenings!

Our luxury bell tents and tipis are of the highest quality and also benefit from an outside dining area for you to enjoy the large open skies of the Norfolk countryside.

The campsite itself boasts a modern heated shower block (from solar panels), laundry room, on-site shop, five miles of farm walks and four acres of open space - and is within close distance to both the fine city of Norwich and the beautiful Norfolk Coast.

Also within the local area are two pubs, a delicatessen, butchers and post office, all a short walk away.

Nearby attractions and activities

North Norfolk Coast is only a short drive away (30 minutes), boasting fantastic coastlines with some of the best beaches in the UK. From the salt marshes of Stiffkey to the fabulous beach at Wells, there is something for everyone.

For those that like shopping Norwich City Centre is based only a 25-minute drive away. With the ever popular shopping centre 'Chapelfield', you are bound to give yourself some retail therapy. Not to be missed is the small lanes of Norwich where you will find some more quirky shops.

Nearer to Park Farm is Dereham Town, a bustling market town with numerous shops and restaurants. It also offers a skate park, bowling and a cinema in case the weather turns!

For the children, the Dinosaur Park at Lenwade is only a 10 minute drive away and always a very popular choice.

The campsite itself has some fantastic walks and cycle rides to explore the local area. With a private riverbank just for campsite guests on the River Wensum, you could even enjoy a spot of fishing.

There are many more activities available, including quad biking, clay pigeon shooting plus others.

Liked: The space the Bell tent was in was perfect. A big field with easy access to amenities. The tent itself was spacious and clean and very beautifully decorated!
We met the owners of the tents and they were very lovely people with a passion for camping and very adept at making our stay very comfortable with little added extras. They'd thought of everything!
I would recommend magical camping to everyone! It was delightful!

Nice Tent and Friendly Staff

Liked: Its great to wake up in the night to the noise of rain on canvas and know you are going to stay dry. On arrival, the tent looked lovely and it proved to be a good base for our two night stay.

The pub down the road - "Darbys?" - serve great beer and nice food and has very welcoming staff. Staff on the campsite and with the company were also very friendly.

Disliked: Nothing really - the airbeds are a bit bouncy but I slept fine. Using thick sleeping mats would be more comfortable though the beds wouldn't look as nice.

Liked: The bell tent was beautifully laid out on our arrival, with a stylish shabby chic homely look and feel. fabulously equiped and extremely clean. the on site facilities were great and with 3 children aged 3, 7 & 10 there was plenty to keep them amused. fabulous personal touches by the owners including a meet and greet with good local knowledge for fun family trips. lully lully site manager who added to a wonderful week end

Liked: The staff were lovely, the site was clean, being away from the hustle and bustle of London was a really enjoyable stress free time. We all enjoyed our stay and the 2 boys didn't want to go home.

Disliked: There was nothing to dislike, we were left to do as we pleased and open fire pits were a life saving must for the evening entertainment

Liked: We liked the idear of geting to the site and the tent was all layed out for us , especially as we had never been camping before, so this was a delight. The tent was lovely and clean , large double and two singles, all beding provided , with a compliementry bottle of acolohal on our arrivel (nice touch )the site was quite but friendly, and the people who run the site were very acommodating, park farm norfolk ...

Disliked: well not much to dislike, the air beds were an issue ,could have been more comfortable, thats it really.

Liked: The tent and contents were of a high standard, the site was very clean and well looked after and we were extremely comfortable. The staff at Magical Camping were very helpful and nothing was too much trouble.

Disliked: Only the journey - it was slightly longer from home than we had envisaged in Friday night traffic!

From the A47, follow signs for Swanton Morley. Enter Swanton Morley on the B1147. When you reach Darbys Pub, turn right into Elsing Lane. Follow this road until you see signs for Park Farm Campsite. Follow these signs and you will find the campsite on the left of the track.

Cancellation policy

Cancellation or changes by you: It is essential that you let us know immediately if you need to cancel your booking. Please telephone us and confirm in writing. If you cancel:
- more than 4 weeks before your arrival date you will be charged 50% of the balance. Any other payments made will be refunded.
- less than 4 weeks before your arrival date you will lose 100% of your balance, however we will attempt to re-let your tipi or bell tent. If we are able to re-let for the whole period originally booked we will refund 50% of your payments. If we are unable to re-let your tipi or bell tent we will not return any monies paid.

Cancellation or changes by us: Once we have issued you with a confirmation, we will do our very best not to make any changes or cancellation to your booking. Sometimes changes do occur before or after bookings have been confirmed and very occasionally confirmed bookings have to be changed or cancelled. We promise to do all we can to avoid changes and cancellations but must reserve the right to do so. In the unforeseen event of us having to cancel your booking, we will refund the full amount of money that has been paid by you.

Please note that your deposit paid to Pitchup.com is non-refundable.

Payment of balance

The campsite will contact you by email for payment of the balance plus a £100 damage deposit (refunded within seven days of your stay) four weeks before your arrival date, or after your booking if it is for within four weeks.

Non-payment of the balance when due will constitute cancellation of the booking.

Terms and conditions

Please read the park terms and conditions below and the Pitchup.com terms and conditions.

When booking accommodation with Magical Camping, you are agreeing to enter into a binding contract with us. References to ‘us’ and ‘we’ in these Conditions relate to Magical Camping and references to ‘you’ or ‘your’ relate to the person making the booking and all members of that person’s party. When we email confirmation of a reservation to you, we enter into a contract with you, which is subject to these Booking Conditions.

General booking information

1. Payment: The balance is due four (4) weeks before your arrival date. Non payment of the balance when due will constitute cancellation of the booking and your deposit will be forfeit.

Your safety

We trust that you appreciate we can take no responsibility for the weather conditions at the time of your visit. We recommend that you come prepared with suitable clothing and footwear, so that you can enjoy the charm of the natural environment in all its diversity. Adults are responsible for ensuring their own safety and the safety of any children in their care.

Pets

Well behaved dogs are allowed, but there must be no sign of them having stayed when you leave your bell tent.

Smoking

No smoking is allowed inside the bell tents.

Cooking equipment

Please make yourself aware of the way in which to operate your provided equipment. We will not accept any responsibility for incorrectly used equipment, that has caused damage to any property due to your negligence.

Arrival and departure

From 11am.

General agreements.

1. You agree to look after the bell tent. This means you must keep all furniture, fittings and effects, (inside or outside) in the same state of repair and condition as at the start of your booking, and you agree to leave it clean and tidy. If you break these conditions we may make an additional cleaning charge and/or make a claim against you for repair or loss as a result of damage caused.

2. You are expected to show due consideration for other people, including other guests, local residents and our staff. If you abuse the property or display dangerous or offensive behaviour towards the owners or any third party, we may refuse to allow you access to the bell tents and property or ask you to leave before the end of the holiday. If this happens we will treat your booking as having been cancelled by you and you will not be entitled to any refund.

3. You are in a natural environment and as such you agree to respect all local flora and fauna. Any damage, wilful or negligent, will be taken seriously and may result in you and your party being requested to leave the campsite. In such cases we will treat your booking as having been cancelled by you and you will not be entitled to any refund.

4. You must allow us access to the bell tent at any reasonable time during your stay.

5. The number of people using the bell tent may not exceed the number agreed when booking.

Special requests

If you have special requests or needs, you are responsible for telling us at the time of booking. If you have a disability that may affect your stay with Magical Camping please tell us before we confirm your booking. We will do our best to accommodate you but will let you know if we are not able to meet your needs.

Travel insurance

We recommend insurance to cover cancellation, loss, damage or injury.
